My partner and I stayed here for 2 nights during our 4 nights in Rome. We decided on this location as we wanted to see the colosseum during our stay and our other 2 nights were near the Vatican. Fortunately this was the 2nd hotel of our time here as our 1st hotel was a huge disappointment! The room we stayed in was very big with a very good bathroom area. We also had a fantastic view of the colosseum from our window. The staff were very friendly and helpful. Nothing was too much bother for them. They allowed us to check in early although we arrived hours before the check in time. When we checked out they offered us to take a breakfast pack up as we didn't have time to stay. The breakfast was very simple but this didn't bother us. Food on an evening was good quality in thr restaurant and we met some great people staying at the hotel. We didn't hear any noise from our room although there are some rooms that look over late night bars so could potentially keep you awake. We really enjoyed our time here although we would stay somewhere more centrally positioned in Rome now as the transport systems are so easy to use. We stayed here in August 2011.

View and location are wonderful. Manager was very fair and friendly. However, as the three of us are in our 50's- the noise of the late night disco (that stopped playing at 2:00 AM), the marble pillows and the lack of air conditioning made it very difficult to sleep. We checked out the next day (although we had booked for 3 nights) and were given a full refund for the unused days. Truly appreciated! I am sure that if we were younger, this would have been THE place to stay. It just wasn't for us.

Room Tip: Don't get the room with the view of the coliseum. This is terribly noisy and not worth the view. You may also need to know that reception closes at 8:00 PM. Our flight was delayed by two hours- so we arrived at 8:30 PM. We had to enter through the restaurant and wait for 15 uncomfortable minutes with our bags while the waiters tried to find someone to check us in.

Fabulous location for exploring Rome. Very friendly and helpful staff. Typical European breakfast but plenty of it and a good choice. Rooms were clean and of typical Italian style. Beds comfortable. I would take my own kettle next time as no tea or coffee making facilities. A great hotel, I would happily book here again.

We loved the location of Royal House. Seeing the Colosseum was at the top of our list and we were able to see it at the beginning and at the end of every day since it is directly across the street from the hotel. We couldn't directly see it from our room (#2 with two double beds) but with a slight lean out the window and a turn of the head to the left it was there. The facilities were kept clean and were more than adequate. Our room was spacious enough for the 4 of us (we were only there to sleep) and had hardwood floors (no carpets). Its window was located on the side of the hotel (not looking straight out at the Colosseum) and was right above an area that seems to draw revelers into the night. Despite the sounds of people socializing, our kids were so tired they slept right through. On the Saturday night, there also seemed to be quite the party in the downstairs bar with the lively sounds coming up through the stairway. Breakfast was included in our room price but varied each day with the available items being croissants, bread, cheese, cold cuts, coffee/cappuccino and orange juice. Katia (the manager) was helpful with advice on Rome sites. Overall, we enjoyed our stay there.

Room Tip: #2 met our needs. It would have been lovely to have a view of the Colosseum but, again, we saw it every day as we left and returned to the hotel.

Can't beat the view of the Collosseum in the evening from the restaurant, our room, and juts seeing it every night on our way back! Or having breakfast, lunch or dinner on the restaurant terrace, or on the street in front directly opposite the Collosseum.
Service from staff was bad and often confusing and rude. Room is basic and be aware that with windows open it gets very noisy in the late evening with a get-together of (gay) people directly at the entrance to the hotel - but you don't really hear it if you keep the windows closed or are not a light sleeper

Room Tip: If you will mind the noise from the social get-together out in the street, ask for a room away from the side street
