I stayed here on my honeymoon and its A fantastic private place. The ideal thing is the neighborhood far enough away from the colosseum that you don't have worry and is extremely safe but close enough that you can walk to the coliseum in 20 to 30 minutes but the subway is one minute outside the door if you don't like walking. I would recommend you have a phone to call them they are not there all the time so you have to call if you don't have a phone the restaurant next door will call them just order something to be polite. I miss in rome now really a cherished memory. Have fun and enjoy !

Me and my husband spent 8 days in Rome for my 30th bday celebration! And we stayed for 7 nights in Room 2, a double bed room. It is the first room on the right hand side as soon as you walk in! There are 5 rooms in total.

After reading the previous reviews from other reviewers, I have to agree again on the noise issue coming from either the tap or the water pump in the shower from the room next to us I assume? it can be quite loud in some occasions, but its bearable for us and it didn't bother us that much as every night we were out about enjoying the night life in Rome. :)

Overall, the room 2 is very spacious, clean and air conditioned. The bed is comfy. There are 2 computers in the hallway with wifi. (Obviously free wifi is available in your own room as well) And an Espresso coffee machine, the coffee capsules are provided in your room daily. Very basic pastries and juice are provided in the fridge, we barely touched them as there is a traditional Italian deli right next to the B&B where we make our own sandwiches every morning.

When you come up from the platform in Manzoni stop, turn to your left hand side exit, a few walking steps takes you up, then takes the exit on your right hand side where takes you back on to the street level. The In Rome b&b is literally 10 steps away! The main entry door of the building block is in between the deli and the coffee shop on the corner. When you get to the inside of the building, keep walk straight down and turn to the first right, and you will see the main door of B&B on your right hand side!

We both are very satisfied with what we paid for, especially for the location where we are in Rome. An ideally place for a hot shower and good night sleep after all the walking, sightseeing, and a big meal out! ;)

We had booked a triple room in the interior of the flat, but when we arrived, our room had been given to another guest due to a booking error. Vilma, the B&B's do-all, greeter and our personal angel, did her best to accommodate us and wound up putting an extra bed in our room. It was a tight squeeze, but good enough if you're going to only use your room for sleeping. Gianni or Johnny, the owner or manager, was not available and really put her on the spot. I had previously read several TripAdvisor reviews about the noisy water pump and intentionally booked an interior room for that reason. Those reviews were spot-on because the water pump made sleep very difficult. Breakfast consists of prepackaged croissants, cakes and instant coffee. Anyone expecting anything more from any B&B should stay at a hotel and be prepared to pay the price that comes along with a more elaborate breakfast. I personally prefer to have a cappuccino and pannini at a local outdoor cafe while taking in the sights. Our rooms were cleaned everyday and we were provided with clean towels and basic toiletries. The rooms were very clean are comfortably airconditioned (a must for Rome from June though August). The location of this B&B is ideal since it's a very short walk to the Colosseum, local bakeries and shops and the Manzoni train station is literally right around the corner. Prior to our departure on June 8, our angel Vilma, made arrangements to have us picked up at another B&B 12 days later to take us to the airport. She was our saving grace because the greeter at the Ariosto B&B took our 55 Euros promising to take us to the airport, and left us stranded. The car service she prearranged for us so many days before was promptly waiting for us at 3:30 in the morning. The only reason we stayed at another B&B is because In Rome was booked for the day prior to our departure. With the exception of the noisy water pump, I highly recommend this B&B for anyone looking for a price break from the very expensive hotels in Rome's Centro Storico. The pictures posted on TripAdvisor provide and accurate view of this great value for your money B&B. We'll definitely stay again.

we booked a weekend at this b&b because of its nice location and apparently good reviews. 20 hours before our arrival i get a dodgy call regarding double-booking, overbooking, and an offer to stay in another appartment in town. we refused and agreed with the host to have a final confirmation or new solution 'within the hour'. never called or emailed back, never picked up our calls either - not the kind of reliability you would expect in a professional b&b.. and not a nice surprise a few hours before a romantic holiday!

In Rome is a good place that is reasonable as far as the price is concerned. It is just part of a first floor in a large building. The rooms are comfortable and larger than most hotels and bathrooms are a good size too. The thing they need to do is make the breakfast a little better. But you do receive assorted cakes and croissants along with juice and milk and coffee. You have to prepare it it is in your room. And they give you coffee packets you make the expresso out in the hallway. So it's. Ot that bad but if you are looking for a sit down breakfast with meats and cheeses, this isn't it. We were satisfied with a coffee and a croissant and juice before we started our day. Refrigerator needed to be updated had soda in for 2 days, still not cold. Ma little polishing and a little updating with pillows and such would really bring this place up.

Pros:
- Walking distance to the Colosseum / Palatine.... approximately 15 minutes.
- Very close to Manzoni metro station for easy access to/from Roma Termini station (although be aware that if you arrive by train at Roma Termini, the connection down into the metro is a long walk).
- Very affordable accommodation for Rome.
- Good little cafe and a little deli-style grocery store right next door (one on each side).
- Owner booked us a taxi to the airport for a pre-arranged and reasonable fee.

Cons:
- No welcome on arrival. No one answered the door when we rang the doorbell. We followed someone else through the door into the interior hallway, but then were lost - there were three different buildings with three different staircases ranging over 6 floors. After trying a couple of staircases we eventually found a door on the ground floor of Building B with "In Rome B&B"on it. We never actually met the owner.
- Waterpump incredibly noisy all night. Every time a resident used a tap, a loud motor noise came through the wall behind our bed and continued until the tap was turned off. This included other residents taking showers late at night and early in the morning. It was so noisy that at midnight we were seriously considering finding another hotel.
- Breakfast was woeful. We had understood that it would be pre-packaged and basic, and that it was a self-service basis from the fridge, but even still we were disappointed with the quality. We ended up getting breakfast from the cafe next door both mornings.
- The cupboards in our room seemed to be used partly as storage for the B&B. There were boxes of breakfast supplies (e.g. 100 small jam packets), etc.
- Compared with other B&Bs we stayed in during our 6-week Europe holiday, this doesn't count as a B&B. It's a basic hotel room with some very basic breakfast supplies in a mini fridge.

I stayed in this hotel for 3 nights, it was in a great location, just a 10 minute walk from the colluseum!
The room was beautifully decorated, and the hotel was clean.
The staff were friendly and eally helpful with lots of tips where to eat on our first day.
The breakfast was the down side, it was bread, croissant, cake, nutella, jam and fruit juice. I think it would have been improved if there was ham, cheese or a yogurt. A nice touch was the bottle of water.
There was wifi free and a computer to use in the foyer area. The beds were comfortable and everything in the room was functional.
All in all, very good value for money and i would return here!
