First things, first -- the apartment is in a terrific spot, close to Rialto and a very short distance from St. Mark's square. The apartment has the basic amenities but is run down a bit. There is mould in the bathroom, the shower head is loose and needs repair and the kitchen is minimal and sparsely equipped.

The apartment had access to a washer which is great. No WiFi available but Hugo, the greeter, gave us a code for the public WiFi accessible from many of the squares in Venice, not perfect but a solution. Hugo is great, got us a few things we needed and allowed us to stay late on last day as they had no one coming in that night. The couch and chair in the living room were not that comfortable as they both are convertible to beds and as such sacrifice comfort for function. We thought that the photos on their website are accurate but misleading making the place seem more up-to-date than is the reality.

Saying all that we enjoyed our stay and found the location and the ability to do our laundry and cook some meals a joy in Venice.

Thank you for your review. I'm happy you did enjoy the central position of the apartment Cappuccino.
We have some bigger apartments, but this one is a small sympathic and not so expensive solution! The kitchen is a minimal proposition as we didn't want to dedicate it too much room (the old houses in the city center are made of small spaces).
The apartment is often used by families with the convertible solution for the sofa and the large chair. They both have big cushions and squared pillows to make them confortable always according to the decoration. I'm sad you found them unconfortable as sofa, but I first chose the model for maximum sleeping comfort (slatted base and true matress).
One has to sleep well after a day walking in Venice !
The apartment is new from january 2009, and has been completely repainted last winter (february 2012, six month before you came here). I don't know how they could have seemed more up-to-date than this...
You underlined a stain of mould in the bathroom that is situated in the ceiling. After some research we now know it's due to a condensation leak in the neighbour's heating system's exhaust.
There is no problem of cleaning or air problem as you know, but to fix this we have to make big works in our ceiling: hole in the ceiling, connect the tubes in a better way, repair, repaint etc.
There is no mould anywhere else in the apartment.
Thank you for telling me about the shower heads problem. I saw that the system is fixed only at the top and when you close the shower door you can see the door moving on the lower part. It's so strange and it seems due to a conception problem but it's really difficult to fix. I'm happy that it's not a problem to take a shower or to close the shower door !
I called a specialist and I think he will be able to fix it (not like me!)
I'm happy you enjoyed the access to the washing machine and the city free wifi system for which you can use our account.
I always try to do my best for my customers confort.
We always can keep the luggages in the Residenza and when it's possible we even leave the whole apartment at disposition the last day as you underlined.
I'm so relieved that you enjoyed your stay in Venice.

We have just returned from a 3 night stay here. Booking was easy- we made an enquiry about availability on the website www.cafelice.com and had a prompt reply. Hugo, the owner asked for 100 euro electronic payment or credit card details as a deposit. We gave credit card details but paid the full balance when we arrived.

Hugo gave us his mobile number and we agreed to meet at 11:00am on the Rialto bridge. We phoned him when we got there and he said he was just finishing the washing up at his b&b. He was with us in 2 minutes. He showed us the way to the apartment

The apartment is a very short walk from Rialto on an alleyway just off the main Rialto-St Marks route.

First impressions were good, it was very clean, spotless in fact (the cleaner was just finishing off as we were there a little early). The one down side is the lack of light. There are 2 big windows in the living room and the bathroom and bedroom have big windows. The bathroom and bedroom windows overlook a narrow canal and the living room overlooks the alleyway, our apartment was on the 1st floor, the buildings around are 3 or 4 storeys high so it was difficult to see the sky. This would be a great bonus on the height of summer as it would be nice and cool. However, with heavy rain forecast for the entire time we constantly felt it was dull outside and lights were on most of the time. As it turns out, it rained only half a day, but it meant us sticking our head out of the window to check.

The bathroom is nicely tiled with quality fittings. The shower and wc and bidet are seperated from the basin area by a sliding door which in turn has a sliding door to the living room and to the bedroom.

This makes the apartment very flexible if there more than 2 people using the apartment (the sofa in the living room converts into a sofa) as both rooms have independent access to the bathroom. Overall we think the apartment would be on the smaller side for 4 adults.

The kitchen is in a cupboard. There is a full size fridge with freezer compartment, two electric cooking rings, and a sink with draining board. Washed up dishes can be left to drain in the cupboard above the sink. There is also a small microwave. My wife suggests it would be difficult to cook more than a basic pasta meal with these facilities (which we did once but enjoyed eating out at the other times.

Our overall impression is that this apartment is perfectly located, it was great each morning to emerge out of our quiet alleyway on to a busy thoroughfare with busy venetians rushing to work mingling with tourists making their way between the sites. The apartment was perfect for our needs and would stop here again. The artwork in the living room is Hugos own work. It is worth visiting the apartments just to see the picture of Hugos wifes face created using dominoes!!
