I agree with other reviewers that this characterful, ideally located hotel in Venice provides comfort and excellent value for money. Yes, the hotel décor is slightly frayed around the edges but the hotel is spotlessly clean, the plentiful breakfast and complimentary afternoon tea are very good and the staff are all extremely helpful and friendly . The hotel is very well located for quick access to St Mark's Square and the Rialto Bridge and so you are able to enjoy both of them in a more peaceful way early in the morning before the crowds descend. Accordingly, if you are canny and book skip the line tickets for the Basilica, Campanile and the Doge's Palace, you can enjoy all these attractions at their absolute best. ( Tip : just before leaving the Basilica pay the extra 5 euros per person to visit the Basilica museum ...this gives you fabulous close up access to the basilica's mosaic laden walls and ceiling and also to the parapet overlooking the Square . The museum itself also has the original 4 horses that were brought from Constantinople and which are replicated outside overlooking the Square. ). Although the hotel is on a busy alleyway, we slept like babies and it was actually rather nice, to my mind, to hear the bells ringing in the morning ( not sure if from the Campanile or the famous clock tower ).
Loads of restaurants near by .... all much the same on the route between St Marks and the Rialto so perhaps veer off a bit towards the Ospedale ( most beautiful hospital I have ever seen !! ) or the back streets near the Arsenale ... all still within a short walk. Last tip ... we found the very cheap, rather hip Al Marca bar near the Rialto ( its just a kiosk actually and you stand around with lots of young professional/ student types and elderly gents/ladies sipping their very cheap wines - 2 to 3 euros for a decent glass, 3 euros for a bellini and 3.50 for a bottled Italian beer . From the St Mark's side of the Bridge, go straight over and forward until you reach a square, then furthest right corner of the square opening out onto another square and its on the left ). I would recommend this hotel if you want to be at the centre of the action.

Great location, awesome staff and immaculate rooms. We had a slight problem with our air conditioning and they moved us to another room immediately and told us it was the least they could do for us. Highly recommend this hotel

I loved this little place. It was nice and cozy, great breakfast and very nice and helpful staff. Great location if you want to be in the middle of everything. Right near St. Mark's square. I was very pleased with the experience.

Only 100m from St Marks Square, excellent value. It is situated up a very small alleyway only 100m from St Mark's Square and the Basilica. It is probably one of the best places to stay as the location not only gives access to St Mark's, but is also on the route through town up to the Rialto Bridge and other tourist attractions in San Marco District.
You wonder how they can squeeze 48 rooms in but the rooms are big enough and have very high ceilings keeping them cool. Double glazed windows with external shutters help to give a pleasant nights sleep with an adjustable air conditioning ducted to the room. The beds in our room were singles that had been joined and were very comfortable. Sheets are changed daily, but we opted for the "card on pillow" instruction not to change for our 4 night stay. Air dryer (fixed to bathroom wall), television (with some international channels) and kettle are provided as well as free Wi-Fi. The desk is manned 24/7 and all the staff are super helpful. Breakfast is a good choice of the usual hot and cold items. There is a single lift to all 4 floors. Adjacent to the hotel are a number of restaurants and bars, but we found the small bar at the St Mark's end of the alleyway a great place to have a last night cap of the Italian brandy. Would stay here again if we were coming to Venice.
