This apartment was the perfect base from which to explore Venice as a 'first timer'. Practically in Piazza San Marco with all the 'first timer' sights within spitting distance.When it rained it was easy to nip back here and read, snooze, and watch the "Aqua Alta" rolling in to leave St Mark's Square ankle deep in Adriatic puddles! The Laguna waterfront, The Basilica, Doges Palace, Bridge of Sighs and all those romantic cafes and arcades in the square (that I'd only ever seen James Bond running through in Casino Royale!) all within 5 minutes gentle stroll from this lovely, clean, tidy and comfortable apartment. There were 7 of us in our group so it was quite a squeeze but for a family or two couples it is an ideal apartment. Fabulous ice creams everywhere, beautiful buildings and just the sense of living in an outdoor museum are just a few of the benefits of staying here.

One word of warning though when we paid the deposit on our credit card we thought that the rest of the final amount for the flat would be taken from the nominated credit card. IT ISN'T! We ended up having to combine all our euros together to find the almost £800 Euros rental and tourist tax demanded by the lady who met us and took us to the apartment! This almost ruined our short break as this was late on Saturday afternoon, the banks were all shut till Monday (we were leaving on Tuesday) and she had divested us of nearly all our combined currency! When we asked why it wasn't to be taken from the nominated credit card she said it wasn't possible! She then told us that any damages to the flat during our stay would incur fees which would be taken from our nominated credit card!! So clearly they do have the facility to charge credit cards for some things! Ultimately as we needed currency we went to the Bureau de Change in St Mark's square under the clock, where due to commission charges we lost another £85 - so a very expensive mistake to make. We also had to ring up the lady later when we realised she hadn't signed anything at all to say we had given her the 800 Euros - she wasn't keen to give us a receipt but did return in the end and sign something - she didn't however include the amount. So a highly recommended location and lovely apartment - just make sure you take enough extra cash to cover the fees on arrival. We probably overlooked some small print somewhere but just a tip if you do stay here! We had a ball and it was close enough to nip into St Mark's Square in the early hours of the morning to see the lights of the buildings reflecting off the flood waters and hear the bands playing and see people just looking round in awe and astonishment - it's a beautiful place! Enjoy.

Liked least: Kitchen facilities very compact - ok for a smaller group but too cramped for 7 of us! Also process for paying accommodation rental was inconvenient - see review
