This is a unique hotel with a lot of charm and in a fantastic location. We stayed there for a total of 8 nights with a trip to Verona after the 5th night. In 8 nights, we stayed in 5 different rooms. Not because there was anything wrong with the rooms but because of our obsession with having an amazing view! Rooom 212 was our first room and it was heavenly - plenty of storage space and a whoe wall of mirrored bricks! The problem: the view was partially obscured by scaffolding on the church next door. They were more than obliging at getting us a room with a window balcony after 2 nights and we moved to room 204. This was smaller and had less storage space. After 5 nights we went to Verona and the Vivaldi staff were helpful in storing the luggage we did not want to take. On return, we had booked a classic suite. These do not have lagoon views. Once we saw the suite and the courtyard view, we knew we would like to get back to a room with a lagoon view. The man on the fron desk (Tomaso, I think) apologised that nothing was available that night but he could provide us with lagoon views on the last 2 nights. Only snag was we had to move twice more! First to room 102 : Paradise! walk-on balcony, lots of space and light - amazing view. Last night was in room 203.
Great breakfasts (once you got to know the system) and lots of variety. All staff were really friendly and most very helpful. I read about the reception desk staff being a little reserved and unfriendly. Found this to be parrticular to one person, however this person was efficient and did his best to accommodate our wishes.
No English channels on the TV. Free wifi for as many devices as you have with you. Very clean and well-kept. Would definitely visit again!

Our family of 4 (kids 12 and 15) stayed here for a few nights before we left on a cruise. It is a great location!!! Only about a 3 minute walk to St. Mark's square and the Doges Palace, etc. It is on the Grand Canal-some had mentioned noise bothering them but it never bothered us.
The free WiFi is a plus!!!
The breakfast that is included is a nice full buffet!!! Great eggs, delicious bacon (not American bacon but real prociutto ham), many types of bread, fruit, cereal, oatmeal, and wonderful coffee with milk!!!
We reserved and stayed in one of the suites with 2 bedrooms and 2 baths. The bathrooms were very large and nice-with a tub and shower. Hairdryers were included which makes it convenient. There are only European outlets so bring a converter if you need to charge your cell, etc....
The concierge and bellman were both nice and helpful.
They also have a great restaurant on the roof open only in the warmer months. The food is fine but the view is great!!!! Eat a meal there once-order the homemade pasta of the day for sure!!!! That was yummy!!!!
We had a true Venice experience here.

Small, quaint and perfect! Great location near San Marco Square. WONDERFUL staff, lovely rooms and rooftop lounge has wonderful views, food and beverages. Our room had a view of the main street and waterway. Beautiful Murano glass on display.

Room Tip: View of the waterways are wonderful to sit and watch the water traffic go by!

We stayed here for 3 nights in July and chose it because of the location. For our first visit to Venice, it was a wonderful base and the views were great. We shared the room with our 15 year old daughter and the room was a good size for the 3 of us. We enjoyed an early evening drink at the roof bar every night, and thought the price was reasonable compared with outside. Breakfast was also very good. We absolutely couldn't fault the staff in any way and our stay was most enjoyable from start to finish. I would recommend getting up early (7-7.30) and going to St Marks Square to take photo's while it's quiet, as during the day it's absolutely rammed. The Doge's palace is not to be missed, and at EUR 30 for the 3 of us was an absolute bargain.

Room Tip: We had a superior lagoon room on the 2nd floor which was a good size, very quiet and had great views...

Have just spent two wonderful nights at this hotel,had dinner one night on roof top restaurant a beautiful meal and a great service as well as fantastic views.From check in to check out all staff very helpful.We had a lagoon view room which was superb and when shutters were closed blocked any outside noise out.Took advantage of the free boat ride on leaving to Piazzale Roma as we were going onward by coach to Jesolo.This was a great end to our stay in Venice and sad to leave such a wonderful hotel.WE WILL RETURN!!!!! Thank You.

Room Tip: Lagoon view rooms are worth the extra .

We stayed here in March 2014 to celebrate a special occasion. The hotel has a lovely feel about it, real old fashioned charm with plenty of Murano glass on display around each corner . The room we stayed in had lovely lagoon views which was beautiful, it was of a good size, and clean with beautiful fabrics on the walls, but in places looked a little tired ie carpets bit worn. Breakfast was good with plenty of choice ie eggs, bacon, pastries, toast, fruit, cereal and more, toaster was a work of art though as the bread almost comes out the same as it went in! On the day of my birthday we were greeted with a complimentary bottle of prosecco on ice to help us on our way to celebrate which was a really nice touch. The outside terrace restaurant was not open at the time of the visit which we knew at the time of booking, but can imagine in the Spring/Summer time this would be a lovely place to have dinner. This hotel is very well run and good value for money given its location. Thank you to all staff for your hospitality and sorry for the long time in adding the review.

Yes in March the restaurant is usually closed. We open it from April to November approximately, it depends on the weather as, even if covered, it's outside in our rooftop terrace.

But the terrace is always open! If you wanna have a coffee (or whatever) there we can bring it up.

Please remember that we now have a private boat which is free of charge for all those who book directly with us! WE are not allowed to go everywhere unfortunately, we we can suite the needs of the most.

The hotel is located near St. Mark's square and is easily accessible by water Taxi. Dinner on the rooftop dining area was very good and reasonable in cost. The hotel was well appointed and well maintained. We had a very pleasant stay here. The breakfast was very good - no complaints

Room Tip: The noise from the walkway along the basin subsided when the cafe below closed. They are restoring...
