“Warm, cosy and clean.”

We stayed at this hotel over New Year and it is very centrally located near St Marks Square and very easy to get to from the water buses since you only have to negotiate one bridge.
The hotel is clean and warm and has free Wifi. Our room was rather small, but this is Venice, who wants to stay in their room?? We travelled with friends who were allocated an even smaller room, they asked to be moved and were.
The breakfast was ok, continental, but plenty to choose from and more than adequate. We would definitely go there again as it was very competitively priced.
The staff were helpful and polite. We would happily recommend this hotel.

Room Tip: Can't really say, maybe ask for one one first or second floor you won't get much of a view s...

The hotel can be easily missed as its small entrance is tucked away in a corner when you come from Santa Maria del Giglio. Nevertheless, its location is fantastic with stores such as Gucci, Prada and Ferragamo just minutes walk away. One can also easily navigate their way through to San Marco and Rialto Bridge. The room I had was of a decent size, and in full Venetian glory. It was clean, and wifi was free. The breakfast was okay.

Stayed here for 4 nights and despite booking a room for 2 people on the Internet was given a single room. Obviously we asked for a double room, as per what we had paid for and was refused a refund or the correct room as the hotel was full. Thus they forced the two of us to stay in a tiny single person room- the door to the room couldn't even open it was so small !

Not only were the staff rude and lied to us but the hotel is filthy.

The carpet looks approx 30-40 years old, you can feel every spring in the mattress and there were 2 cockroaches in the bed.

During my stay I got a gross skin infections on our legs, perhaps from the filth?

This lovely little hotel is tucked away on the corner of a street very close to St Mark's square and is within walking distance of many bars, restaurants, shops and of course the major attractions - not to mention the vaporetti and alilaguna stops. We received a warm welcome from the staff on the front desk who were very friendly and patient as we tried desperately and stubbornly to recall our high school Italian and there was even a lift (although without suitcases we found the stairs a much quicker option). Our room (in the main building) was small but perfectly adequate with a modern bathroom and good shower. The décor was fabulously venetian (subtle it was NOT!) and the bed comfortable, but be warned - the walls are paper thin and we heard every word of the conversations from the rooms either side. Breakfast was pleasant, although we had to sit out on the landing as there wasn't much space. And we couldn't for the life of us work out where the tea/coffee was, nor could we find a member of staff to ask. But all said and done our experience was a good one, and for the price we paid (less than 100 EUROs) we were very happy. I'd certainly stay here again.

Classic if somewhat worn hotel located in near San Marco. Room was comfortable, breakfast was satisfying. Staff were very helpful and most spoke English. Easy walk to many historic sites or for just wandering the back streets of Venice. Prices were fair considering other locations in Venice.

We stayed at this hotel mid September & the location was perfect for exploring venice.

The reception staff were most helpful & informed us that the wifi may not work due to us being on the annexe - we had no problems & had a strong signal throughout our stay.

After reading some of the reports re staying in the annexe we had some concerns, but these were unfounded, we had a large room & balcony.

I do agree that the rooms are tired, but you do not go to venice to sit in your room!

The breakfast area (although very small & cosy) served an enjoyable breakfast.

I would stay at this hotel again if I ever returned to venice as the location was fabulous & overall the hotel was very good value for money.

I was on a family trip in Venice in June, 2013. Did have to book this hotel just for one day due to the extended vacation. The hotel is easier to find. At first and elderly gentelmen greeted us at the reception and the check-in was flawless. Since the room was not ready yet we left our bags at the hotel to return in 2 hours. It turned out as other people mentioned in their reviews that the Hotel is divided in two parts - we were acomodated in the building that has nothing to do with the main hotel. The entrance to that building is hidden and you will need a staff member to walk you there. No elevator in that building. The advirtised so called Wi-fi never worked in that building even the signal was fair. Whe we went to complain regarding that to the receptionist(the same elderly gentlemen with white hair) he got visibly annoyed saying " How come everybody else gets Internet and you don't?" A very "welcomed and warm" explanation of the problem.
The breakfast was OK, european style, nothing fancy. The room where the breakfast was taking place was a liitle small for the guests to maneuver around .
