I've stayed in the hotel twice with a 15 year interval between visits. The location is excellent - just 5-10 minute walk from St. Mark's. The building and the street are charming, and it is wonderful to see the gondolas passing by from the room window.
What I don't like are the tiny rooms (I may not have ever stayed in a smaller room) and the heat (we were there in August - it's likely fine outside of summer). The breakfast is also poor by Italian standards. The bread seemed like supermarket rolls, and the coffee was maybe the worst I've had in Italy (I lived there for 3 years); I think they may have used the same coffee grounds all morning.
Although the hotel has a lot going for it, I would probably try another place next time.
