Found this 4 star hotel through trip advisor as it had fantastic views out onto the lagoon and was in a great location to get to all major sights. It is 2 minutes walk to the nearby Arsenale water bus stop which transports you to the airport as well as all the other water buses around Venice.
Our arrival was delayed and arrived very late so we the Hotel arranged a private water taxi for us which only took about 20 minutes but costs 110 euros, the Alilaguna water bus takes 70 minutes as there are a few stops but interesting to see the sights if you have the time.

We walked for the first 2 days then got a 12 bus pass and went on every water bus in every direction including Murano island and Lido, saving a fortune on tour costs and you are not forced into taking tours of glass factories or pressure selling.

Only 6 bridges walk or 10 minutes to St Marks square but just far enough away from all the noisy inbound tourists on their day trips arriving by the boat load.
Hotel was extremely clean, 1st standard double room we were shown felt a bit claustrophobic with all of the dark wood paneling in a small room, so my wife asked for another room (406) which was lighter and slightly larger. Being on the top floor meant the views were even better.

Breakfast was good with all the usual cold meats, cheese, bread rolls, fruit, hard boiled eggs etc., although extra to be paid for fried eggs, omelettes etc.
Free wi-fi in all rooms was a bonus as some hotels charge for this.

There is no bar or restaurant but you really will not need one as there are hundreds within a short walk from the hotel.

There is a mini bar fridge plus a kettle in the room. To save on costs (as Venice is not cheap for food or drinks) we walked round to the nearby Co-op just around the corner and bought a bottle of Prossecco for 3 euros! and put it in the fridge. A glass of the same thing will cost 5 euros or more in most bars & restaurants in Venice.

Staff very friendly, helpful and polite. Check out time is 11am but they will gladly hold onto your bags and allow you to use their cloakroom if you have a later departure.

Would certainly recommend this place rather than carry your bags through the crowded lanes & over the bridges to get to most of the other Venice hotels

Stayed for three nights in December. Hotel staff were extremely friendly and helpful and very polite. Helped with your bags to the room and let us leave our bags with them during the day before our evening flight. Room was suberb perfectly adequate size wise. Comfortable bed and little amenities included. Spotlessly clean and house keeping staff were also friendly (not something you normally find!). Breakfast was nice with a decent selection for a continental and staff again were lovely. Great views from room window and ideally located. Would definitely stay here again as such a lovely hotel and fantastic staff!
