Such a perfect place from which to enjoy the wonders of Venice, this small but perfectly formed (and run) hotel lived up to all our expectations. Our "standard lagoon view" was a jaw-droppingly beautiful one across the bay of San Marco, taking in the glorious landmarks of Santa Maria della Salute and San Giorgio Maggiore. The historical Arsenale boat-building area extended behind the hotel and the Castello sestiere in which the hotel is situated has a charm and character all of its own, authentic and less crowded than the San Marco district it adjoins. All the staff were helpful and friendly, breakfast provided fresh, tasty treats in a relaxed but impeccably smart room overlooking the lagoon. Heaven. We will be back.

Room Tip: Rooms 202 and 203 have especially panoramic views with the former having 4 picture Windows that will take your breath away, especially as the sun sets.

I first learned about this charming hotel with TripAdvisor and my wife and I made the decision to try it out on a recent trip to Venice. What a find! The room was stylish, modern and beautifully appointed in a nautical style with handsome polish wood finishes and supreme comfort. The staff could not have been nicer and it was a great value for the money. As far as location, it's hard to beat this this place right on the water and close to everywhere we wanted to go without being in the middle of the crowds at St. Marks.

I first read about this hotel online in an article in a NY paper..and they were not wrong!
First, it is a great location, just over one bridge from the water bus stop, also a stop for the Blue Line to the airport. Yet it is far enough from the crowds and noise of St. Marks, still just a ten minute walk or one bus stop.
The room are very nice, with a nautical theme and of a good size. Very comfortable bed, extra pillows and blanket in the builtin drawers under the bed. My room was actually a room and a half, with a separate small connecting room with a table, chairs, closets and daybed. Nice...The bathrooms are rather small, but adequate and very well appointed, all marble.
Yes, as others have said, the breakfast room/bar is rather small and a couple of times in our six night stay, we had to wait for a group to leave to get a table. Once seated, it was a very nice breakfast...delightful coffee, meats and cheeses, pastries, cereals, hard boiled eggs, other hot items on request for a small additional charge,. (which really, they might drop. Seemed cheap on their part, to ask extra for some eggs and toast.)
Front desk staff was helpful with restaurant recommendations...several good ones within walking distance...and always pleasant.

But the best point, without question, is the view! Right on the water, boats and ferries passing by, simply beautiful!!

Room Tip: All rooms have a view but the corner rooms, with windows on both sides are best and the higher the floor the better and least street and water noise. Personally, I rather like the street noise, people going about their days, walking their hogs...

Found this 4 star hotel through trip advisor as it had fantastic views out onto the lagoon and was in a great location to get to all major sights. It is 2 minutes walk to the nearby Arsenale water bus stop which transports you to the airport as well as all the other water buses around Venice.
Our arrival was delayed and arrived very late so we the Hotel arranged a private water taxi for us which only took about 20 minutes but costs 110 euros, the Alilaguna water bus takes 70 minutes as there are a few stops but interesting to see the sights if you have the time.

We walked for the first 2 days then got a 12 bus pass and went on every water bus in every direction including Murano island and Lido, saving a fortune on tour costs and you are not forced into taking tours of glass factories or pressure selling.

Only 6 bridges walk or 10 minutes to St Marks square but just far enough away from all the noisy inbound tourists on their day trips arriving by the boat load.
Hotel was extremely clean, 1st standard double room we were shown felt a bit claustrophobic with all of the dark wood paneling in a small room, so my wife asked for another room (406) which was lighter and slightly larger. Being on the top floor meant the views were even better.

Breakfast was good with all the usual cold meats, cheese, bread rolls, fruit, hard boiled eggs etc., although extra to be paid for fried eggs, omelettes etc.
Free wi-fi in all rooms was a bonus as some hotels charge for this.

There is no bar or restaurant but you really will not need one as there are hundreds within a short walk from the hotel.

There is a mini bar fridge plus a kettle in the room. To save on costs (as Venice is not cheap for food or drinks) we walked round to the nearby Co-op just around the corner and bought a bottle of Prossecco for 3 euros! and put it in the fridge. A glass of the same thing will cost 5 euros or more in most bars & restaurants in Venice.

Staff very friendly, helpful and polite. Check out time is 11am but they will gladly hold onto your bags and allow you to use their cloakroom if you have a later departure.

Would certainly recommend this place rather than carry your bags through the crowded lanes & over the bridges to get to most of the other Venice hotels

Room Tip: go for the top floor for the best views

Stayed for three nights in December. Hotel staff were extremely friendly and helpful and very polite. Helped with your bags to the room and let us leave our bags with them during the day before our evening flight. Room was suberb perfectly adequate size wise. Comfortable bed and little amenities included. Spotlessly clean and house keeping staff were also friendly (not something you normally find!). Breakfast was nice with a decent selection for a continental and staff again were lovely. Great views from room window and ideally located. Would definitely stay here again as such a lovely hotel and fantastic staff!
