This is a nice quiet and clean hotel in a great location at a reasonable price. Venice is tricky to navigate and it was a little hard to find the hotel at first because it is at the end of a little dead end street. But that proved to be great because there was not a lot if outside noise at night. The location was an easy walk (about 4 or 5 minutes) from St. Mark's square and the heart if Venice. The staff was helpful and courteous. Our flight out was not until late in the evening, but the staff kindly allowed us to keep our luggage there after checkout so that we could stull enjoy a full last day in Venice without having to carry our bags around all day. Will probably stay there again next time I get the chance to go to Venice.

Stayed here with my girlfriend for 4 days in August. The downsides mentioned in other reviews are mostly correct. There is no air conditioning. There is a ceiling fan, and you can open the windows (and risk fiendish mosquitoes like we did). The receptionists are not unfriendly, but don't go out of their way to make things easy for you. Breakfast is limited in selection and seating. Overall facilities are old and in some disrepair. On the other hand, the central location of this hotel cannot be overstated. It is literally a 5 minute walk to San Marco Plaza or Rialto Bridge. There are plenty of shopping and cheap eats surrounding it. And despite the old facilities, the staff do an admirable job keeping it mostly clean and orderly. Come to this hotel with reasonable expectations, and you will be satisfied.

This is a budget hotel in a great location BUT.....poor standards, awful hot cramped rooms for families with NO WORKING AIRCON !! The rooms were unbareably hot in July . The receptionist was most unhelpful of problems on arrival...Venice is absolutely beautiful, dont spoil your visit by staying here its worth spending a little more for some sleep !
Breakfast , adequate .

My cousin booked this hotel. He and his friends stayed on the air conditioned remolded second floor which was acceptable due to the great location of the hotel. However, my room was booked on the third floor and there was no air condition. Additionally, the bathroom was disgusting. The shower head was covered in some sort of filth. It seems like that would be such an easy thing to clean, so makes you think if they don't clean the easy things then....... The rest of the room was okay but no air condition was almost unbearable. Esp. since you are in Venice which is teeming with rats and other critters so you don't really want to leave your window open when you are gone or at night.

The staff was nice but, unfortunately, they did seem to have a "chip on their shoulder" (no clue why). We did have the feeling that any question we asked was an imposition, although I'm not sure if this is because of language barrier when speaking English which is understandable. Instead, to get around asking questions we just went to the Best Western by the St. Marco's square and asked the helpful staff there any questions we had. This helped us a lot with trains, postage, flight, tours, opening hours, info about the surrounding islands, etc.

I would not book this hotel unless I had a room on the air conditioned floor. Also, the air condition was broken the first night and my cousin didn't receive a discount or apology. Not a big deal but seems like you shouldn't be charged for something you don't receive. (since they charge less for the rooms without air conditioning)

The hotel does have a great location. We just asked at a shop for direction and had little trouble finding it. Just book a floor on the second remolded floor or keep looking for another place.

Personally, I would recommend staying a little bit away from St. Marco's Square and then just taking a water taxi into the city for the day. Maybe, stay on the glass blowing island instead since it is more calm and cleaner feeling and just take a taxi into Venice for the day.

Was there for a night in June. Booked with expedia. Services are bad. I agree with most review here. No Aircon! A lots of mosquito and we are feeding them. Counter services sucks! Breakfast was terrible! The prepacked foods are not palatable at all! Not even a good fan. We were given a small century old fan which I can't feel the breeze at all! Pls don't stay here. Another Chinese customer from France actually knock into my door to compliant about the room! They book through booking.com. All written condition like aircon were not the actual services provided.

Hotel has very good location. Entrance is extremely hard to find, you should ask personnel of bars and restaurants nearby. Room was clear. It's definitely not worth to take a room without conditioner, if outdoor temp is above 20*C. Room was extremely hot, and we could barely sleep. Despite this, hotel is very neat.

We agree with most comments of other Advisors; this hotel sucks.

While it is situated in a great spot, that's about all it has going for it. The management are woeful, with barely the charm to muster a smile.

Our air con didn't work. They didn't care. Our bathroom was on a noticeable slant with a big leak covered by towels. They didn't care. The toilet seat was broken, to the point where I slipped off and almost cracked my head. They didn't care.

The breakfast is as described; not fresh, with everything pre-packaged. We ate out. There is NO downstairs restaurant, contrary to other posts. They've got the wrong place.

An absolute nightmare to find, as it surely must be one of the most inconspicuous hotels in Venice.

Pay attention to the poor reviews; the majority is certainly right and we doubt the management care about that either.
