This is my Top pick for B&B/Hotel!!! The Absolute Best Service I have every had the pleasure of having!! I truely felt as if I were staying with Best friends. The staff is ever so helpfull and friendly!! Each Staff member knows your name when you arrive! I was greeted each morning with a smile and a friendly face. There are stairs but don't let that keep you away, the staff insist on carrying the bags to your room. The morning breakfast is the best!! Barbara makes the best crapes with fruit and a lemon sauce!! She also makes a Great egg omlet! I just can't say enough about this B&B.
Our room had a view of the canal. Everything about the room was relaxing and comfortable! The location is Great as well. Located in a quiet corner just steps to St Marco square, where you will find all the people watching, sights, shops and food you could want. Enjoy dancing in the square at night where you will find 2 or 3 different bands playing.
The water taxi will pick-up and drop off at the private door of the B&B or you can walk a short 5 minutes to catch the water boat.
If you have any questions or concerns, anyone of the staff will help you, they are all outstanding!!!

We stayed three nights and found this a perfectly charming, friendly and romantic B&B, in a stunning location.

It is tucked away behind St Mark's Square, on a quiet canal, where you can watch the Venetian shennanigans unfold, at all times of the day and night. The rooms are comfortable, if a little cramped, but there are tea/coffee making facilities. The breakfast is superb and the location means you can explore Venice at times when there are slightly fewer tourists, returning to relax and refresh when the hordes of day trippers and cruise ship passengers descend.

The advice, and restaurant recommendations, were superb, but it is worth noting that everything in Venice was very expensive (and we were relieved to find the nearby Co-op supermarket, to buy wine, antipasti, fruit and pastries at very reasonable prices).

After seeing the main sites and walking, walking,walking we would recommend getting to the outlying islands (Murano and Torcello are fine, but Burano is an unmissable gem-go for lunch!)

Room Tip: Watch (and hear) the world go by from a canal side room.

Locanda Orseolo is a wonderfully charming, comfortable, romantic and delightful boutique hotel, perfectly situated in a quiet courtyard behind Piazza San Marco. It is in walking distance to all the main attractions, close to myriad restaurants and of course the amazing shopping district! We had to walk from the piazza, as the water taxi could not take us right up to the water door, but we had the map downloaded from the hotel site, plus directions from our reservation email, and found it quite easily. It helped to set up the charm!

We're a family of 4, including 2 young children, and our room, "Arlecchino," was just perfect: a large queen bed in the main room, 2 Murphy-style beds pulled down from the old armoire in the foyer of the suite. It also faced the canal, [worth the added cost] and we enjoyed watching the gondolas and delivery boats going by. Of course, there's a lovely gondola door as well in the lounge area of the hotel main floor, where we had a nice drink at the end of a long day of site-seeing, and people-watched during the dusk "rush hour" of gondola rides.

The breakfasts were great, with quite the variety of offerings, including coffees, eggs and crepes [go early so you can sit by the window], the service was warm, restaurant recommendations were okay [good, but not great].

We definitely felt we had a true Venetian experience staying here, and would not hesitate to return.

A well situated boutique hotel just off San Marco, very quiet and beautifuly decorated. The staff were all very friendly and helpful. We had a fabulous stay with a superb breakfast and loved the fact that it backed on to the canal. It was a real treat to climb out the window to take a water taxi to the airport. We definately don't think you would be disappointed!

Loved the location, the staff, everything about the Locanda Orseolo! Our extended family of 14 people stayed here for three nights after discovering the Locanda on Trip Advisor. I've never seen a more helpful, truly caring, staff. (Examples: Stopping us from taking a morning gondola ride, when tourists abound and prices are jacked up; helping us set up water taxi reservations with Venezia Taxi before the trip.) The breakfasts were wonderful. We're so glad we paid extra for canal views, where we could watch Venetian life as most tourists never see it. In the mornings, before the canal was filled with gondolas, the supply boats would arrive for the businesses across the canal. Two-man teams would work together, one man tossing heavy items from the boat, the other on the dock catching them. They never missed. The Locanda Orseolo is just a short walk from St Mark's Square, and pretty much in the center of everything. A wonderful place!

Very good location, near San Marco but quiet on its own calle and canal. Charming rooms (surprisingly large) and wonderful staff. Home made breakfast every morning, including great coffees (from Americano to ristretto).

The location is fantastic! By the canal, in a quiet, small piazza on a street behind St. Marks. right in the middle of things, but without the crowds! The hosts/owners were all so gracious and hospitable. I was especially grateful for their help with my daughter who was unwell. The late night advice on a Pharmacy, the numerous requests for hot water and salt for gargles, the request for late check-out etc. was all met with smiles and that made us feel very much at home. They are also great with recommendations. Mine was a long list of requirements - by a canal, away from crowds, near a Vaporetta stop, and good vegetarian options, which I was told really narrowed my options to a handful! The place that was recommended was absolutely fabulous. Their recommendation regarding a couple of guides for a tour when I emailed them a few weeks before our trip, also worked out beautifully.

Their breakfast is by far the best breakfast buffet I've had. Fresh fruit, cereals, eggs to order, pancakes/crepes, and much more. Makes a great start to the day. The kids and I loved the delivery window in the lounge where we would sit and hang our legs out over the water watching the gondolas go by! It is on the expensive side for sure, and the rooms are relatively small (most places in Venice are), but well worth it!

Room Tip: The canal facing rooms are worth the extra cost.
