“No Airconditioning!!!”

We checked in very early in the day and had told the hotel manager that the air conditioning was not working. We went out in the afternoon and came back to find out that the hotel staff could not do anything about it since it was a Sunday and the repairman doesn't work on Sundays. We requested another room right away because that is what we paid for, but the hotel manager said they were fully booked - hard to believe too. Before going out to dinner, we hung out in the lobby for a few hours to just cool down. Venice is so hot in the summer and the hotel manager said to just open the windows but that wasn't enough to cool us down. They didn't have any fans either. The hotel manager refused to give us another room until around 10pm, which was way too late.

a really nice little hotel near the Venice train station. The friendly staff. in the room rate includes breakfast and wifi. a little far from the tourist attractions but that's no harm in Venice :) I can certainly recommend this hotel.

We travelled into Venice by bus from the airport and wanted somewhere affordable (about £65 per night). It is fantastically near the station and in a quiet location, but only a few minutes away from shops and places to eat/drink. You can meander to St. Mark's in about 30 minutes.
You get a feel for the local area without the hoards of tourists.
The manager was very helpful and friendly. His English was good (thankfully) and he enjoys a joke. He gave us a complementary map that was pretty good.
Our room was on the ground floor and had a view over the courtyard. The room was decorated in a Venetian style, and had a large bathroom with plenty of room for the two of us. Both rooms were very clean. As another reviewer has said, the room was a little dark, but we found this made the room cooler, which was a welcome relief from the heat and humidity of Venice.
They supply towels, soap, shampoo, hairdryer and a box of tissues (and of course loo roll!) The manager gave us the code for the wi-fi as soon as we arrived.
Breakfast consists of croissants, fresh bread rolls, cornflakes, yoghurts, crisp bread and a range of jams/honey/chocolate/butter/cheese triangles to spread. We sat at tables in the reception area which, again, is cooler.
A choice of drinks: orange juice, milk, water, cappuccino, latte, fruit teas and English breakfast tea.
Make sure you know where this place is before you go - this hotel is in a quiet courtyard and Venice is a bit of a maze if you're not used to it.

As a footnote, we recommend the Jewish Ghetto. It's not far to get to from here and you can buy fresh fruit, snacks, meals and drinks at affordable prices (unlike near St. Mark's).

The hotel was very easy to locate from our Lonely Planet Map of Venice. We parked in the multilevel carpark at Piazza Roma ($26 Euro a day so be wary if you are driving). The hotel was under 5 minutes to walk.

Upon arrival the owner was standing out the front of the hotel smoking, and as there was no signage we weren't sure if we had the right location, but then he asked if we were looking for a particular place which turned out to be his hotel.

The hotel is also near the Waterbus stops at the Train Station and Piazza Roma, which provide transport all over venice.

We were checked in quickly, given the wifi password, and then shown to our room. We only took one case into the hotel as we heard there was narrow steep stairs, and we were only staying for two nights. The stairs were made out to be worse than what they were.

We got to the room, which was rather small. Luckily we only took the one case because if we had them both opened up there would have been not much room to move around. The lighting was not the best, but the shutters over the window locked out all the light if we chose. The airconditioner was sufficient, and kept the room cool. The bathroom and shower itself were tiny, and hard to move around in.

The beds were hard, and the pillows were rather flat, and sleep quality wasn't the best.

We woke too late for breakfast the first morning, so we wen't and found a little cafe to have breakfast, and went back on the second day. So cannot give a recommendation for that.

The only good thing about this hotel is the location of the hotel otherwise - OMG! :S rooms are old and very scruffy - no lift and everything rly small! bfast - water was from the tap - rly bad coffee - milk and youghurts left for 30mins outside in the heat! and bread and crossiants arrived just at the begining of bfast being carried in an h&m plastic bag! WOW! :S
bfast is at 8.30 very late i must say that at one point we decided it would be better just to grab a quick coffee and a croissant from a nice cute bakery located very close!

The only which kept us going was the fact that we were in VENICE !!!!!!!!!!

Shown in by unfriendly manager, up 25 steep steps up to the hotel from the entrance and made to carry our own bags. Not for ladies travelling alone or the elderly. Although room was clean and location good, there was no information or communication and no one on site apart from one lady who did breakfast.
