The Hotel was in a great location. Clean and friendly staff. The bathroom is a bit small, and the room basic, but it is a good budget hotel option.

We first came here in 1984 and it is barely changed. The rooms are small, there is no lift, but the cramped en suite shower/bathrooms have been improved. The rooms are clean, small, bed very new and comfortable, linen changed regularly and it suits a spring time visit. The TV channels were amusingly spare - Eurosport in German, an American business channel and some French and Italian chat shows. No italian news or english, no weather forecast. Breakfast included in the bill was OK but modest. Free Wi-Fi for some rooms. Conveniently close to the Arsenale vaporetto stop and in a quieter part of town, away from San Marco but an easy stroll to the centre. In among residential area with small delicatessans and baker, behind the Vivaldi church. Suits us perfectly. Staff kind, helpful and the booking system online is very easy. Hotel rooms in Venice are small, the buildings are small. If you want space, beach views and fitness, find a hotel on the Lido or mainland and visit Venice by boat. Hotels in Venice are expensive so this modest little pension hotel must be one of the best value in town.

Discreetly tucked away 25yrds off the main promenade of Venice. An ideal location to walk to both San Marco and Arsenele (well worth a visit for shopping for local goods and local food) but far enough away from the noise and bustle of this very busy city.
Rooms are adequet for couples, TV, fridge, kettle and wardrobe included as well as ensuite facilities. A 24 hour reception and a large buffet breakfast area with plenty of food choice available. Do not whatsoever be put off by the 2star rating as this hotel and its staff are anything but. We will definately be visiting this city again and staying at this wonderful hotel.

Room Tip: Book the standard rooms if still available

We stayed at this lovely hotel on the 15th of August 2011. When you get off the water taxi go right over two bridges, walk about 20 steps down the street and you are there. Absolutely amazing that a hotel in this location is as reasonably priced as it is - particularly considering the cost to be in Venice. We checked in and the Receptionist was incredibly friendly, helpful, and informative. Our room had three single beds and a bathroom which was small but perfectly fine. The bathroom is a bit tight with the shower directly across from the sink and only a curtain to stop the water and a drain in the floor, but it was ok. Breakfast consisted of coffee, tea, hot chocolate from a machine, cereal, milk, croissants, rolls, jam, meats, cheese, fruit, yoghurt, cake, and juice. The room was air conditioned, quiet and peaceful. This is only a 2-star hotel and I would not want to stay there for two weeks, but two or three nights is fine. I cannot stress enough that the location and cost of this hotel more than make up for any deficiencies that you may find - absolutely amazing value for money. Go to Venice, save some money by staying in the Nuovo Teson Hotel - you will need all the cash you can find for everything else in that awesome city.

Room Tip: Call or book online as soon as you can - it is a small hotel and fills up fast

This was a fantastic location, easy to get to from Arsenale stop and only one bridge to take your luggage over believe me those r good reasons to choose your place of stay while in Venice. Breakfast was good, service was good, rooms clean and I slept very well. I hated the shower cubicle which was WAY TOO SMALL with water spilling everywhere having only a nylon
shower curtain but it was manageable after your first shower. I would recommend this hotel to anyone as it is so easy to get to anywhere u needed to go in Venice. Considering it was Venice during summer holidays I thought €80 a night for a single was a good deal (€100 on fri/sat/sun).

Poor service and small room, but great location near the Piazza San Marco, this city never sleeps - you schoud't open the windows beacouse you would not sleep till the morning. Please, don't take your children in this hotel - noise till the morning, poor breakfast, small WC,the stairs are steep and no lift, the staff was preoccupied with sex and roomservice make a lot of noise during the day - so your child will have no chance to sleep during stay in this hotel. Spirit of Venice will cover all disadvantages and you'll happy to come back again.

We stayed here for the location which was, for the price, excellent. The room itself was large and we slept very comfortably, however the floors were sloping and gave a slight sense of vertigo! No hair dryer, no tea/coffee making facilities, no fridge-it is two stars after all and for Venice, an incredibly expensive city, this hotel was satisfactory for the price. Be warned that the showers are TINY, our uncomfortably small shower had the plastic shower curtain clinging to us everytime! Yuck. Nonetheless, a great location.
