“NOT a four star hotel ! Maybe two or three! No real suites!”

The hotel has no real lobby, nor even a place to sit outside your room! The room is kind of a contorted , made up idea of a 'suite' just because a desk and a round table with two chairs are placed in the smallish room. It has a largish bed with old hardened mattress, non maintained bathroom fittings such as a broken shower which scalded me, and nothing to help ventilation when the air-conditioning is not working! We were simply told very curtly, 'nothing can be done about it ' when we spent sleepless nights due to the room being extremely stuffy. Food is 'served' in the roadside restaurant next to the hotel where you have the pleasure to be nudged by pedestrians! Room service is negilgible.

If this is a four star, probably all hotels in the area are five or more stars! Stay away from it!

Room Tip: Stay away from this so called 'four star ' contraption ! There are many many other hotels in...

Dear Sirs,

we feel sorry you did not spend a good time with us.
First of all let us apologies for the inconvenience caused for the air conditioning. We got a damage on the system that blocked the air conditioning and the functionality of the water system of the Hotel. Unfortunately the damage could have been repaired only few days after...

Regarding all the other points...the Hotel is a small elegant Boutique Hotel with only 13 rooms so the reception cannot be that big but there is enough space to check in comfortably and also to leave luggage before c-in or after c-out if necessary.

The Hotel Donà Palace, where we serve the American Breakfast if you choose that type of Breakfast, is located just in front so it is not so far to create a discomfort and you will be impressed by the beauty of the Breakfast room and the delicious home made cakes & pastries.

We were greeted by a very friendly and helpful person at the front desk. I wish I had gotten his name because he was really exceptional. We got there in the late morning before their normal check-in time but had only a short wait until our room was ready. The location of this hotel is unbeatable. You are around the corner from St. Mark's Square. There is a nice breakfast buffet across the street at their sister hotel, the Dona Palace. My favorite part of the room would have to be the jetted shower. Once I figured out the controls, it was awesome. The only complaint we had was that the bed could have been more comfortable. But even saying that, I would still stay here again if I were fortunate enough to ever get to return to Venice.

If you're planning a trip to Venice, 3 pieces of advice: Avoid going in peak season, make use of the Vaporetto network and stay at this hotel.

The location is excellent. It's on the canal that the bridge of sighs crosses, and yes, if you're in a balcony room you can see the bridge (which has recently emerged from under advertising hoarding thankfully) as well as the rather pleasant canal and building oppositei. I say on, I mean on, the hotel has it's own jetty - if you arrive by water taxi, you literally step off onto the jetty and into reception. If you're arriving by ferry or vaporetto, you're very close to the major stops at St Mark's square - you can plan your route to avoid having to drag luggage over bridges, which is very handy.

Reception is small, but the staff were all very helpful. They're more than willing to offer help and advice for specific attractions and speak great English. You can either eat breakfast in a full buffet at the sister hotel which is nearby, or do what we did and have breakfast served in your room. Fill in your card with what you'd like and pick a time slot and it's brought by trolley. No extra charge for this and a lovely assortment of contenental plus elements, plus you can pay extra for cooked items (not necessary to be honest.) Didn't try the room service, but I believe there is a limited service on offer using the kitchen from the nearby (and it's about 50 yards away) sister hotel. On the subject of food, our room had a very basic mini bar, but no tea/coffee making facilities (hey, do you really want to drink instant coffee in Venice though? But thought I'd mention to make people aware.)

As for the rooms, gorgeous. The balcony room we stayed in seems to be the one from the hotel website's picture gallery and yes, it does look like that! We're talking high ceilings, beams, fabric wallcoverings, 4 poster bed etc for that "Room with a view" or Downton Abbey feel. One slight note of caution, a couple of bits of furniture were a little worn and the aircon/heating control was a little twitchy, but as with all my reviews, please put this in the context of the location. I think that a guidebook has the best phrase when it refers to the feel of Venice as being "elegant decay" This is not in a bad way, we're talking (for Venice) very old buildings that aren't all in the best condition and for the hotel, maybe slightly threadbare arms on one of the chairs. This doesn't matter really, as it's all part of the Venice abience, and I dread to think how much this place would cost if it were fully refitted in the same style. You do get a comfy bed, one of the nicest fold down sofa beds I've ever seen, wonderful surroundings and a springling of mod cons - a/c, trouser press, room safe etc. Think there was wifi in the hotel, but didn't bother connecting. TV is a nice flatscreen, but limited English channels, sprinking of French, German and Russian, but (unsurprisingly) mainly Italian. CNN is on channel 902 if you really need to stay in touch with events, but better to chill out reading in the room or simply stroll around. I'll link some pics when I get a moment (assuming TA lets you link pics after submitting reviews now.)

So, a highly recommended elegant hotel that we'd go back to without reservations. 5th star only withheld for the couple of slight niggles with the room and price, but if you read my reviews in general, 5 stars are few and far between.

Re Venice in general, it gets very busy in peak season, especially when the cruise ships are in, so worth going in the slightly cooler periods - the views are just as good, but it feels less crowded. Do a bit of research and book online for discounts and extras. Buy your museum pass and vaporetto pass online, print out at home/pick up at airport and get discounts. You can also book slightly off piste things like the "secrets" tour of the Doges palace, which has to be arranged in advance and gives you access to areas the public normally don't get to see.

As ever, please feel free to get in touch for more info, but if you want a convenient location and lovely surroundings as a little splash out, look no further.

Room Tip: Canal view rooms are a little more expensive, but appear to be slightly larger and the balcony view...

We have stayed at this hotel 6 times and still enjoy it.

The location is perfect, tucked behind San Marco, with a great view of the Bridge of Sighs (Ponte dei Sospiri).
All the rooms are junior suites, and it is worth the extra price to choose a canal view room. My husband watches all the boats that go up and down the canal, while I get dressed..............it is fun!!!!

Each of the rooms is very large, as it is an old Palazzo. They are decorated in typical old Venetian style with canopy beds, wooden beams, fabric on the walls and huge Murano glass chandeliers.
The breakfast room is in a "sister" hotel, just a few feet away. The breakfast was quite good, with the normal breads, cereals, yogurts, fruit, but also some very nice cakes, typical of Venice.

The people at the reception desk were all very friendly and very helpful. They gave us tips on places to eat and looked up information for us on various exhibitions they weren't familiar with.

This is a small hotel that does not have a lobby as such, where you can sit and read, so if that is what you are looking for, this may not be the hotel for you. Considering its location I feel the price is very fair.

I do think that management needs to check the rooms more carefully, as there were a few deficiencies. There was a lightbulb out in the large chandelier, as well as in the bathroom. Europeans tend to have darker rooms than Americans are used to, so burned out lightbulbs make a big difference. Some of the furniture needs to be replaced, as it is just tired. The small couch was difficult to sit on, as the cushions sank very low. These are all minor items, but I think the rooms need to be refreshed to keep up with other similar hotels that have been refreshed. That being said, we will definitely return to this hotel, as it is the experience that we are looking for. I just want to be upfront, so that others looking for a different experience will not be disappointed.

Ill been there three nigts. The hotel is great located just some feets from San Marco. The room was clean and the room service was very good too (we took all breakfast at room and was good and on time).
But.......
they still have an isue with Hot Water, most of the time is just a narrow amount of it, enoght to not take a absolutlu cold shower (forget a good shave) and sometime not hot water at all.
The people at front desk have no experience. They try to solve any inconvinient but do not know how.

It was not a problem of experience but a real part of the central heating that need to be repaired/replaced. From our side we made all possible to solve the problem but we realized we need to wait for the assistance to come.

Just finished staying for six nights. The room had a great view of the bridge of sigh. hotel staff are very friendly and helpful. the location is perfect, close to St. Marks Square and the water buses. Lot's of restaurants and stores right outside hotel. The room was very clean and the breakfast was good. I highly recommend this hotel if you want a hotel in a perfect location in Venice and would stay here again.

The hotel is accessed by its own pontoon if you are taking a taxi boat from the airport which saves pulling luggage through the streets and over bridges which is the norm for Venice. The location of the hotel is fantastic with less than 100m walk to San Marco (St Marks Square). Rooms are very large for central location and although not to my personal taste, done very well in traditional Ventitian style that many others will appreciate. Breakfast is offered in the room or at the sister hotel 30 second walk. Great value for money and definitely will return. Not a hotel for children in my opinion but they do have interconnecting rooms. Staff very friendly and helpful. The hotel itself doesn't offer a lot of facilities but they are available very close by so don't let this deter you from choosing this great hotel.
