Very clean, good service and breakfast. A great location to minimise walking as very close to Zaccaria water bus terminal and St Marco Square. Some good restaurants nearby but do not try the 'Scampi'?? Immediately opposite the hotel entrance. A personable rotund man greets you on the street. This is as good as it gets. Bread was very stale, food very poor quality and beer very expensive. A rip-off!! I seldom complain.

I was a little disappointed in the overall service provided. The staff was not friendly or helpful with information, directions or recommendations.

There was no wifi in the guest rooms. Very poor signal in the outdoor sitting area only. The staff was completely indifferent to the issue

Nice rooms with enough space for my family. Hair dryer was terrible and not worth using

We stayed at this hotel for 3 nights prior to a cruise from Venice. We arrived around 1 pm after a long flight and were glad to find that the room was ready for us. We had deluxe room with a balcony and the balcony was large and very nice. Free continental breakfast and internet access were included. The room was large, very clean and the AC worked perfectly. We found the front desk staff very helpful, throughout our stay. The location of this hotel is fantastic. It is a very short walk, 3 minutes, from the water bus stop and only a few yards from St Mark's Square. We enjoyed our stay and would definitely return to this hotel.

Room Tip: Select a balcony room, it is a great place to relax.

We stayed at this hotel for one night prior to staying at an apartment we rented for the week in Venice. I booked it based on TripAdvisor reviews and can say they were very accurate to the experience. For a lower cost (for Venice at least!) hotel in a very convenient central area, this hotel definitely worked well. The rooms were a little small and very basic, but they were clean. The showers were a little awkward (and a friend who stayed at this same hotel a few nights later had a few issues with her showerhead not staying at the proper angle), but they worked for our purposes. The true reason to stay here is the location. It was very convenient to the San Zaccaria vaparetto stop (which also works with Alilaguna from the airport) and so wonderfully convenient to St. Mark's Square and sights near there. Breakfast was a little awkward in the morning with the language barrier (we didn't speak much Italian and the woman running it didn't speak much English), but it was wonderful to have breakfast included in the stay. They were also very nice about allowing us to leave our luggage in the lobby while we waited for our apartment to be ready the next day. While I may check out other options if we ever return to Venice, I would definitely have no problem returning to this hotel.

The hotel has an incredibly central location - 4 minutes walk from the Doge Palace and the Marcus square. The rooms were rather spartan but nice and roomy enough for a couple. It's also nice and quiet - at least in our room on the fourth floor.

We didn't use the balcony much, but I guess it's nice to have if you wanna suntan a bit during your stay in Venice. The view is of the Doge palace, as advertised, but it's mostly rooftops.

I know how hard it is to find a good hotel but thanks to trip advisor I got lucky with this one!!! Location location location. Right off St Zaccharia stop from the vaporeto and very modern and clean! Quiet with a balcony and a view of St Mark's square. Great breakfast too!!So I know the $650 price for 3 nights is a lot for me, but at the end it was worth it!!

Room Tip: Ask for top floor as the floors are wood and you will hear the people from upstairs

The location is excellent. Right is the middle of Venice, 5 minutes walk from the San Marco-San Zaccaria vaparetto stop. We paid extra to have a room with a terrace overlooking the back of Doges Palace. The terrace was a real treat being as big as our room! Bathroom small, but not unusual for Italy. Water pressure in shower poor, but possibly a Venice thing. Downside is the staff. Not at all helpful, if you want a map of Venice that will be 2 euro from the vending machine. No help with tours, told there were some books on Venice I could read if I wanted. Not at all professional, they don't seem to be doing anything so perhaps helping guests would fill in some time for them.
If purchasing wifi (the first 30 minutes only is free) make sure they tell you that you have to log off and how to do it.

Room Tip: Terrace room worth the extra
