Right next to waterbus stop. Fantastic staff very helpful. Right on doorstep of real Venice but easy walking distance to tourist sites. Short walk to water taxi to airport. Loads of good restaurants close by

The hotel is situated 15/20 minutes walk from the train/bus station. The room was quite run-down and sometimes water was dripping from the ceiling in the bathroom. Upon check-in we found out that the WiFi was free (although it was supposed to be 10 euro/day). When we tried to get online we understood why, real bad connection. The breakfast was the most boring we had during our stay in Italy. You must be aware that Venice is a pretty expensive city and you have to pay quite a lot for low standard.

We stayed here for 3 nights and loved every bit of it..the hotel is steps away from the canal, there is a water taxi stop rt next to it so very convenient. Rooms are spacious with an extra bed and our room opened rt on the canal. The breakfast was quite good with meat cuts, croissants, cakes..not a buffet but enough for a good start. We would definitely want to stay here again.. Especially for the location it's on the quiter end of the street but still close to where all the action is. Definitely worth the money.

We stayed here with our immediate family and my parents before a cruise that departed from Venice. The rooms were simple, but one had a large balcony which was a big plus. The rooms and bathrooms seemed generously sized, given the fact that this is a city hotel. The elevator is designed primarily for moving luggage, which made it hard for my mom who has mobility issues. Staff were helpful and spoke pretty good English. I would definitely return, but not with people for whom stairs are an issue! Also, beds are very firm and so are the pillows. (This was also true at the other hotel we stayed at in Venice, so maybe this is a common thing.)

Room Tip: Make sure you ask for a low floor if stairs are a problem for you! All of our rooms were quiet.

My wife and I and two grown up daughters spent four nights in the hotel(July). We took a private water taxi from the airport straight to the hotel, the water taxi stop is really close. The hotel is close to good restaurants, a cheap but ace wine shop etc. the hotel staff were really helpful. Martina especially on the reception desk was ace and tolerated well our many enquiries re taxi journeys, ticket buying etc.The hotel was air conditioned, essential for July in Venice, and it worked very efficiently. Continental breakfast was fine and the coffee was a real pick you up first thing. All in all a great hotel and one we would recommend to friends.
