We stayed here for only 3 nights. Good communication with the coordinator prior to arrival and with escort who met us at the water taxi on the day of arrival.
We had dropped off our heavy bags at the "deposito baggagli" in marco polo airport before treking here. They charge around 5 euro a day per bag. There's another one at Piazale Roma. Either way, you will want to stow your heavier bags before:
1) taking the water taxi - only one bag allowed and they can be crowded
2) dragging your bags across Dorsodoro - it's 5 mins walk
3) huffing your bags up 3 flights of stairs.
We took water taxi #1 from Palazzo Roma. getting off at Ca Rezzonico (about 30 minutes). With one bag each this went fine. Then it's about 5 minutes walk to the apartment.
The apartment was in very good shape - all painted, new floors, good furniture - recently updated.
The apartment is just off Campo St Margherita. There is a restaurant below the apartment and it got a little loud at night - we closed the windows and shutters. There were also mosquitoes if we left the windows open too long.
There is only one a/c unit, in the living area. So it takes a while to cool the bed rooms and you have to leave the doors open for that.
There is a queen bed in one room and two singles (or doubles?) in the other, plus a sofa bed/couch. There was kitchen with pots/pans, plates, silverware, etc. You could definitely cook here.
There is a grocery store across the street from the apartment, as well as many cafes, bars and restaurants in the immediate area.
The manager left a basket with biscuits, snake cakes, and toasts and jam for us which we enjoyed. Also a bottle of wine.
It's about 20-30 minutes walk from here to San Marco area, or you can easily take water taxis and get there without much walking.
We enjoyed Campo St. Margherita at night - lots of people having diner, hanging out, and many students celebrating their graduation with laurels on their head, and singing songs. Also many children kicking balls and with scooters. We very much enjoyed the area. We also took a nighttime gondola ride from just across Ai Pugni which was magical. (Also see fruit vendor there in the day time). Many shops, churches, restaurants within 5 minutes walk.
There is a laundry machine (on same 3rd floor, but in a different keyed room) with the apartment, and a dish washing machine. We did not check if there was a clothing dryer - we noticed a clothing line outside one of the windows.
There are many rules posted on various points of the apartment about putting out the trash, closing windows, not disturbing the neighbors etc. It was a little oppressive but understandable because this is an apartment in a more residential area.
Wifi worked well.

Liked least: those 3 flights of stairs wore me down - one day i went out 5 times for various reasons. We suspect Venetians can be identified by their leg muscle definition.

“Comfortable well equiped apartment in central location”

We stayed at Ai Pugni in mid June for three nights. It was a perfect location for a family of four which included two adult daughters. Close to a vaporetto stop, Compo St. Margarita with a good choice of reasonable priced restaurants and within walking distance to the Academia, Zattere and St. Mark's Square. There is a small restaurant below and a supermarket and gelato stand around the corner. The owner Anna was diligent in responding to e mails and co-ordinating plans to access to the apartment. She is also a fun person! The photos on line do not do the apartment justice as the rooms are bright and airy overlooking the rooftops. Everything was spotless. Only negative was three flights of fairly steep stairs not suitable for those with ambulatory problems. We were unable to judge the normal noise level as we were there for the World Cup, so it was a bit noisey,but fun to be amongst the camaraderie in the square. I would definately recommend this apartment for a Venice stay if you are fairly fit - works off the pasta with the climb!

“Wonderful location, Venetian flair, excellent stay”

We had a wonderful stay here, everything that was promised was catered for, plus some surprises like a welcoming bottle of wine on the table and breakfast essentials in the fridge. Wifi worked well. The location was excellent and the atmosphere very Venetian. We felt like we belonged! Thank you!

the apartment is great, location is excellent, clean, beds are excellent, kitchen equipped with all you need, The process with the owner, Mrs. Anna Albertini, was professional and nice. We knew that there is no elevator. But we did not know that in the street on the side of the bedrooms, there is a restaurant that is too noisy. With an air-condition in the bedrooms it would be a perfect apartment.

What a wonderful, spacious apartment in the Dorsoduro area of Venice. We loved that we had separate rooms for our children and a relaxed living area to return to when we needed a respite. We loved the neighborhood. which was away from the hustle and bustle of Saint Mark's square, but within easy walking or Vaparetto(water bus) access of major sites. The area had wonderful small restaurants within a comfortable walking distance. We even left our backpack at a local restaurant and the restaurant called our property managers to let them know and we got it back with everything untouched. This rental definitely contributed to the great experience we had in Venice.
