“Perfect location”

A small hotel in a great location out of the main touristy are but close to a vaporetta stop ( San Stae). Venice is the most expensive city we have visited in Italy - even more than Rome ! Compared to other hotels we felt this was reasonable value. The rooms are furnished in the Venian style which adds to the character . We had a room in the Anex which was pleasant & had a renovated bathroom. Lots of steps & no lift so you need to be fit in the Anex.
Breakfast in the courtyard just lovely. Would recommend.

Room Tip: Rooms in the Anex good but lots of steps & no lift so you need to be fit !

I would highly recommend this hotel. What a great value for money in Venice. I knew when we checked in and the owner of the hotel walked us to the room with our bags (Walter), that it was going to be amazing...and we were correct. We were initially concerned when we booked the hotel online at the recommendation of Fodors but it turned out to be the gem of our two week stay in Italy.

We stayed in the annex building, and while the walk up the flight of stairs was a slight challenge for my 83 year old month, it was well worth it. We had two rooms that were actually a connecting suite (rooms 42 and 43) which were phenomenal. Comfortable, clean and well appointed. The breakfast was also excellent and the service staff (kudos to the Filipinas) was warm and friendly.

The location is right next to the San Stae Vaparetto stop so getting around to virtually any location in Venice was incredibly simple...and if you wanted to walk to Rialto bridge it was less than 15 minutes. Btw, just remember to purchase your all day vaparetto passes in advance at the convenience store about 20 meters from the hotel.

I would like to thanks the travelers who wrotes the comments about the hotel and recommended room number 6. Spot on, perfect stay. 5 great days in Venice, after walking all day long was good to be back at the hotel to relax in a peaceful, spotless, very confortable bed room. Very friendly staff. The owner Walter what an amazing host allways ready to help you to make your stay special. Bravo Walter.

My son recommended this hotel when he stayed here months ago...and I fully agree with his assessment. It is very close to San Stae Vaparetto stop and clearly signed down a ver narrow street...the staff were wonderful and it's a close walk to Rialto Bridge. Deserves to be very highly rated

Venice was our last stop in Italy. This hotel was near the Rialto and 7 min from Piazza San Marco. Good location tucked away down a private canal just steps away from the Grand Canal and the water bus. The staff was wonderful and accommodating. There is a little courtyard that was secured in which we spent some of our evenings. Breakfast was good. I had requested a quad room which consisted of one queen bed and two chair beds in one room. Honestly, I think the chair bed was more comfortable than the queen bed. It didn't leave a ton of space for our luggage but it served its purpose.

We had a nice 3 night stay here in May 2014.

The hotel was a great value. The staff was very friendly and the breakfast quite good. While the location is not close to San Marco, we enjoyed the walk and you are right on the canal for the vaporetto should you want transport

We'll stay again.

Can confirm positive reports onTrip Advisor, quite a find. We arrived in Venice by train, bought a 3 day vaporetto pass, 35 euro, hoped on the number 1 boat to San Stae, pronounced San Sty, once off the boat, walked over a bridge on far right hand side, with canal behind you, along the side of the canal, over the first bridge and you have arrived to this lovely oasis. We were warmly greeted and shown our room, which was lovely.

A delicious breakfast is served on the quiet, attractive patio area, very tranquil.

We thoroughly enjoyed our stay and would not hesitate to return, a couple of points which may be useful:
The vaporetto stop is very close and extremely useful if feet become a little tierd.
The airport boat also stops here every 30 minutes, 16 euro each person, one way, it takes about 50 minutes, we paid on the boat on the day.
Peaceful and attractive area of Venice, away from the crowds, which we liked, but very easy to access St Marks Square etc.
