I booked Room #1 for myself and my three children (20, 14, 11 yrs). The location was great, easy access to the water taxis, and on a canal. However, the owner couldnt be bothered to check us in. We were greated by the maid. Not a problem in and of itself, but sure was a forbearing of what was to come... The beds: there was a king (actaully two twins shoved together, and two twins placed head to foot. The smaller room that had the vetical line of beds had very comfortable beds. The "king" bed must have been made in 1950 because it was SOOO soft that even my kids couldnt tolerate it. The linens were very clean. The description states air conditioning in the public rooms and in each room. What they should have said is the air conditioning doesnt work anywhere unless you consider keeping the rooms at 94 degrees (no, I am not kidding). When we arrived, I called the Manager (Gina) who promised me it would be taken care of that night- it wasnt. It was so hot that we went outside to cool down only to be greeted by a large party---of RATS-- playing in the street. As there were no screens, we couldnt even open the windows, lest the rats come inside. We ended up sleeping on the marble floors just to stay somewhat cool. Gina then promised that when we got back that afternoon that the A/C would be working. It wasnt. It was 96 degrees inside.A guy did show up to "look at the A/C, but turns out that he was a taxi driver who didnt know anything about the A/C. We asked to be transfered to another of their hotels which she was unwilling to do. She did offer us a 20% discount to stay. We refused and ended up leaving Venice as everyone felt so ill from the heat. I wouldnt recommend this place to anyone. The nice Australian who was also staying was treated the same and left as well... This is the first bad review I have ever made. But I STRONGLY advise that you stay as far from this "hotel" as possible. Oh, and the breakfast provided was great if you like pre-fab'd (read Little Debbie) "pastries- not even the toast was made on site.

This B&B is located out of the hustle and bustle of central Venice, quick walk to the main sights, easy with the map provided. Also close to a useful water bus station, the women running the loconda was very helpful informing us about how to get about too. We had the economy room on the ground floor, bedroom was very clean and nicely decorated, cosy but that is what we expected. The bathroom was pleasant, but it is more of a shower room, with no cubicle. Breakfast was served in the room and was simple, but set you up for the day along with the complementary water in the fridge. Would stay here again.

My wife and I stayed here June of 2012 and loved it. Very spacicious, pretty views, and, most importantly, quiet. It was out of the way enough to get away from the bigger crowds and overpriced food, but close enough to be an easy walk (or Alilaguna water bus). It is definitely for walkers and adventurers, as it is 15 minutes walk or so to the major sites, but all of Venice is so beautiful, we enjoyed having all that walking to do. I would recommend this hotel to anyone!

Room Tip: We stayed in the "Burano" room, the red one. Canal view and very spacious.

As you know, when in Venice, you always get lost~ this was no different~ only difference is, the hotel sent us directions prior to arriving, along with instructions on which Valporetto to catch and exit. So if you know how to navigate the streets of Venice, you won't have any trouble~ Once we found out location, Ms. Adriana (forgive me if this is incorrect), was so accomodating. She helped us get our luggage up the stairs, prepared our check in with such a warm smile~ she is the only person running this quaint B&B and is more than happy to answer any questions you may have~ our room was perfect, clean, comfy and so much space to walk and relax~ breakfast was brought to our room the next morning~ beautiful assortment of breads, pastry, coffee, orange juice~ I would return to this B&B if i were to come back to Venice~ If you are into quaint, cozy hotel, this is the place for you~ After 2pm, the front desk closes, and you are given a key to gain entry after this time~ this was okay for us~

Wonderful place and extremely clean - which for allergic people is a godsend. Also very quiet. The staff is absolutely charming. We will return, tha's for sure.

This is a nice, small B&B in Venice city centre. The area is nice, very close to the Vaporetto for Murano/Burano, easily reachable from the train station and a nice walk to S. Marco plaza (approx 20 mins). The room was nice, very clean, breakfast is served in the room because there isn't a breakfast room but this wasn't a problem at all. The only thing is that the air conditioning didn't work, in May this is not too much of an issue (I was fine) but my husband couldn't sleep well; I guess this would become a bigger issue in summer time. I'd just make sure to ask for a room with proper air conditioning when booking the room. The price wasn't too bad in comparison to the average prices of Venice (crazy). Also, it's much better to be in the centre of Venice than paying a little bit less in Lido or outside of the city because you'll spend much more to for the daily Vaporetto fare (18 EUR each).
Overall, if you just want a nice, clean room in the centre of Venice, this is good!

I only have one thing to say about this place: perfect. It’s located only 120 meters from the Fondamenta Nuove (where the Vaporetto and the Alilaguna boat stops). It makes a tremendous difference when you’re arriving in a city with your baggage and you need to take it over bridges, stairs and small streets to reach your hotel.
Ths location is also nice because the hotel is located at a safe distance of the main touristic attractions – to reach Saint Marcos’ square (20 minutes) and Rialto bridge (10 minutes) walking – so if you prefer to take silent sleep it will be perfect.
Another good thing: the hotel is impeccably clean and very well decorated.
The lady who received us was kind and efficient, giving us a map indicating the best way to reach attractions.
Breakfast is served in the room was nice and adequate.
We paid EUR95 for the double economic room, with private bath, in short staying during weekend, which for Venetian standards is unbeatable. I easily would stay here again.
We could leave the baggage in the hotel after our checkout to enjoy the city before to take the train without any problem.
