We stayed in this hotel for only a night on Sept. 6. The room was spacious for the four of us. Breakfast was sufficient and we enjoyed it. Finding the right place was not so easy even though this was our second time in Venice. We could not find hotel's name Casa Nicolo Priuli. It is actually Palazzo Priuli. We checked in at the Palazzo Priuli and our room was in the other building. There should be a correct Hotel sign otherwise just use Palazzo Priuli in their ads. The location is great - close to St Mark Square and the Cathedral

Room Tip: Room 303 is just fine.

First off, we arrived late in the afternoon and the door was locked. After walking around the block twice, we wandered into the Palazzo Priuli and found that this is where we were to check in. We were with friends and their room was in a different building than ours. :( Our room was up 2 flights of stairs (no elevator). The room was tiny. I could literally step out of the bed and into the bathroom. The floors were badly sloped (probably not unusual in Venice). Our one window faced a back alley. TV wouldn't turn on or off via remote. Breakfast was adequate (although not included in our room price which I didn't realize). This hotel is only a 5-10 minute walk from St. Mark's square and has several nearby restaurants including the best gelato in Venice right across the canal! Not impressed at all by this hotel.

We were happy from the moment we walked in. Our room had three windows. All looked out on to the canal. In the late afternoon when we came back to rest and get ready for dinner, we often heard a strolling accordion player or sometimes someone singing in a gondola. The room was quite a bit larger than expected. Yes, the floors were worn and it had the look of age. But, that is what I wanted. I wasn't looking for slick and modern in Venice. The glass chandelier had small bunches of glass grapes hanging from it. I wouldn't have put it in my home but it was perfect in its surroundings. The walls were covered with material. Some reviewers may have thought they were booking the larger hotel a few doors down. This one does not have all all night concierge or an elevator. However, the morning we left I stepped down to the other hotel and the man came immediately to bring our luggage down four flights of stairs. Don't expect a five star luxury palace. But this is a great place with lots of charm and very close to San Marco without 40 thousand people right outside your door. Continental breakfast was included. Not remarkable but all you need.

Room Tip: The canal view upgrade was worth it. Room 406 has three that overlook the canal.

We booked a normal room with a canal view. We were given a room in a separate building (annex), which should be cheaper and SHOULD be stated upon booking. This defeats the purpose of paying to stay in a hotel. It is overpriced to stay in an annex building because your main entrance has no receptionist, it is equivalent to renting an apartment in venice (which is way way cheaper). Please make sure you are given a room in the main building. Bfast was poor in selection although adequate. Room is ok with no frills, no kettle, no iron, no couch. Just a bed(two single beds joined together) and two wooden chair. Location is good although hard to find(typical venice).

From the pictures posted on the website, it looks like a four star hotel but the hotel needs some TLC. We were placed in a junior suite with a view of the canal in a different building from the main hotel.
The room was nice but the decor and shower were dated and old. The room can benefit from some fumigation as my son and daughter saw spiders crawling in their bed. The hotel is about 10 minutes from the waterbus stop with a few bridges to cross. Something to consider if you are travelling with several rolling luggages.
The breakfast was served with breads, fruit cakes, croissant, juices which we found to be the same brands served at many other hotels in Italy. Too much sweet and carb though if you are diet conscious.

We were there the hottest day of August, which is pretty damn hot and humid in Venice, but the hotel's air conditioning was superior! This is unlike what we've experienced in places, say, like the south of France, where air conditioning usually has the power of a moth fart. Not only was this very pleasant small hotel nice and cool, but the very clean room was really comfortable and the huge bathroom and tub were spotless. The breakfast was the best we've had in 30 years of touring Europe. The hotel is in a quiet neighborhood only three or four blocks from St. Mark's Square. The staff were very helpful; they went out of their way in fact. We were delighted with this place!

Room Tip: We asked for, and got, a first floor room.

Our stay at the Casa Nicolo Priuli was rather disappointing. Upon booking with a travel agent we had requested a canal view room. Unfortunately we were given a ground floor room which was very dark next to the breakfast room with a view into a small courtyard where a man in his underpants would hang up his laundry. Every morning breakfast diners looked surprised as we emerged from what they had assumed was a broom cupboard but was actually our room. We asked to be moved but were told there were no other rooms available. The one good thing about the room was the air conditioning which was ice cold and is quite important in summer. Breakfast was reasonable and the hotel was in a really good location. Don't be deceived by the pictures online about the outdoor breakfast space - these are probably private balconies as nothing with a view was available to us. There are two restaurants around the corner on the canal. But be warned - the first one by the bridge isn't that good, and the second tried to claim that a 12% service charge was not the tip - don't be fooled. More reasonable restaurants can be found if you walk towards the centre of Castello away from San Marco.
Also, as noted by other travellers, the hotel is a bit difficult to find. Upon arriving at the San Zaccaria water bus stop, walk through the gap in the building which appears like a tunnel, this takes you to Campo San Zaccaria. Walk straight through the square and leave the square on the left (the only way to go). You then come immediately to San Provolo square, turn right, the square narrows to a covered alley. The second bridge on the left is Ponte del Diavolo, cross the bridge and check in at Palazzo Priuli. A porter will then take you to Casa Nicolo Priuli.

Room Tip: You can ask for a canal view room, but that doesn't mean you'll get one.
