We caught ferry from Fusina, great way to reach the Hotel as they had at the same drop off point a shuttle ferry. Building very impressive outside. Checkin with Giorgio was very pleasant and set my expectations.
Room basic & relatively small. No robes. I went to put curtain back on the wall holder and it started to fall out of the wall. 2 pictures in the room hung crooked and very obvious. Upon retiring for the night found a large rip in the worn out doona cover. We left the doona in a fashion that housemaid would see & reported to front desk. Upon returning to room still same. We went down to tell them & received an apology and they said we could change rooms. They did sent replacement - which really was not the point. Breakfast plentiful but they tried to charge 5euro each extra than originally quoted at checkin. There is also a 10 euro tax daily. Upon checkout found the girl impatient & and when I queried the hard to decipher invoice she became rude. Found lobby area very warm & stuffy.
Sky bar had lovely views & attentive staff. For us the location was ideal as trying to take luggage through the crowded cobbled streets of a Venice would have been a nightmare. The shuttle boat ran regularly & to late at night & with multiple drop off points. This side of Island not smelly. This hotel has the persona to be a 5 star but they need to focus on the basics to get it right as it is not cheap.

The hotel is a swish renovation of a flour mill and runs a courtesy boat to Zettere and St. Mark's Square. The rooms are good but not for the light sleeper as you can hear a pin drop in the adjoining rooms. Be prepared to pay 15 euro for a sandwich with an 8 euro tray charge. It's 25 euro to log on or to use certain TV deals and another 25 to use the spa. It costs 14 euro for a film and two coffees will cost you a blistering 16 euro. Don't be surprised at the 10euro a night city tax that's added onto the bill either. Venice in general is expensive and crowded but nevertheless, wonderful. If you leave behind the usual tourist areas, there are a number of interesting sights such as the original Ghetto and Jewish Museum. Pre-book vaporetto tickets on the net and ride around all day-lovely!!

Do you want to stay somewhere nice in Venice? Then stay here. I am a Hilton Honors member and this has to be one their best hotels.

The rooms are spacious. The bed is super comfy. The view, if you can get one of the canal, is spectacular. The staff are friendly and welcoming. The reception staff were welcoming.

The breakfast was great. And the shuttle boat back over to Piazza San Marco was the best.

I would have rated the hotel a 3.5 but this option wasn't available. Overall, the hotel and rooms were very good. The location is good but not great if you want to be in the thick of Venice. That being said, the hotel's pool area was closed and the air conditioning was broken. Check In and out services were way too small for the number of rooms in this hotel. The lack of these services does not justify the claim of being a luxury hotel. Finally, I think the restaurant prices were high enough without having to add a charge of 3 euros a person for the tablecloth on the table. For these noted reasons, the hotel does not merit a 4 star designation.

Nice hotel, clean rooms, good breakfast, beautiful view, shuttle boat working nicely.... If you traveling with kids you have to try one of the hotel´s special "restaurant" Nutella "bar" Only one minus - you can hear all noises from next room (even during the night) ;(

We checked in on 28 April for a 3 night stay. Our room felt stuffy and we had read reviews that there was no aircon. Not comfortable with this we approached Annimi, the Guest Relations Manager, who then referred us to Antonio Garcia, the Director of Operations. He informed us that the aircon pumps had broken down and required new parts. The aircon was expected to be fixed within 24 hours. To make us more comfortable we were offered another room which we gratefully accepted. Mr Garcia sent us a card and sweets that evening expressing his apologies for the situation and gave us an update regarding the aircon. The following evening when we returned to our hotel we were greeted with working aircon as promised and we had another handwritten card from Mr Garcia offering his assistance for any other matter if required. We cannot thank Annimi and Antonio enough for their caring and efficient service and would like to thank them and their staff. We also didn't have any difficulty with the shuttle service and enjoyed the views of the canal. We enjoyed a drink and views from the Skyline Bar. We would be happy to return to this hotel.

I booked an Executive Suite with View and a Dinner on the 1st night, and i found a lovely room with a priceless view of the lagoon. Dinner had a limited choice but all of them was nice and made with quality food. I always like sleep at this hotel. i suggest it to everybody.
