“Fabulous - Quiet - Charming”

You need to see inside - do not just by outside pictures. Totally upgraded in an antique theme - Fabulous view of canal boats from your private balcony (I would recommend getting suite with private balcony). Staff was terrific and helpful and a decent breakfast included. Well worth the price and you can't beat the location.

Room Tip: Get a room with balcony - worth the extra cost.

We stayed at this hotel for the Venice portion of our trip to Italy. The location of this hotel is great. It is very close to the train station and was very easy to find. The room was great and very clean. We would recommend staying in this hotel.

Just stayed one night but could stay many more.
People are very attention to your needs and helpful. Room was nice, clean and good size.
10min walk from Sta. Lucia train station or 15min from Piazzale Roma.
There is internet only in the lobby but they charge a fixed price for your entire stay.

Stayed here last August during high season. The location is perfect, as it is away from all the tourists and smelly squares, but within a 5 minute walking distance from it. It's in the old part of Venice, close to the station and the boat that brings you to the airport. Watertaxi's stop in front of the hotel, which is located in a very quiet street. The little "boulevard" offers some restaurants that are packed with Italian, not so many tourist as in other parts of the city. Really enjoyed our time here, with the friendly staff and the gorgeous room, overlooking, yes no surprise, beautiful Venice. Best thing: location and athmosphere. Disadvantages: Breakfast is poor and don't expect a modern room, but a Venice experience instead.

This is a wonderful,homely hotel. The rooms was nicely decorated with a beautiful and modern bathroom. The staff was very helpful as my son has lost his passport. We could make phone calls and internet searches for free. Really a light in the darkness! The instructions from the station was good and you do not have to go over one of those terrible bridges with your suitcases!bonus!Good value for money-breakfast average.

Expected this to be good from the other reviews but we were really very pleasantly surprised to find a decent sized room and bathroom with two windows opening out onto the canal. Nicely decorated, with a complimentary bottle of wine and very pleasant and helpful staff. There seemed to be different people on the desk often but all of them were polite and spoke English. The hotel isn't far from the bus station or the train station. Other reviewers gave us the impression that it wasn't that easy to walk from the bus station but it was fine, there are bridges that are more sloping than others that you can wheel cases over and the short walk up to the street it is on is pleasant enough, going past the tourist shops and stalls. It took us 15 minutes at the very most, and we weren't hurrying! If you prefer using the waterbus, there is a stop just a few hundred yards up from the hotel and services run to the airport. The breakfast is included but not a great range, it's adequate but very sweet, apart from a plate of ham. Not that this really made any difference to us as we were happy with cereal and the croissants but there were some comments from other guests that more savoury items would have been an improvement.
There are several restaurants and cafes along the canal if you don't want to go far, some of which we tried and were nice, but there are others not too far away and a market only five minutes away which had a lot of fresh fruit, just along the canal and over the Ponte della Guglie.
We found the air con to be perfectly adequate, in fact we had to turn it off first thing in the morning as it was cool in the room. Would definitely stay there again.

We spent 3 nights in in early August and enjoyed our stay. I am giving 4 stars because of the A/C. We had requested the top floor Superior room and because of the heat our room was overly warm. The hotel is very energy conscious so A/C will not operate while the room is empty, so the heat built up during the day and did not cool well in the evening. On days where the heat is not so oppressive you would not have a problem. The hotel is located on a canal (entrance though is down a small walkway), close to a main bridge, with water taxi stops close by on both sides of the canal. Room was clean and basic, and bathroom was roomy with a great shower! There is a great coffee/bar located next door with tables for sitting and watching the world floating by! Reception staff were friendly and helpful, and the morning continental breakfast was satisfactory. We would definitely stay there again.

Room Tip: We paid a little more for a "superior" room and requested an upper floor. There is a bar...
