We just spent 3 nights there, and enjoyed it very much! Nicola is great, very friendly, helpful, and funny, and does his best to make people feel comfortable and at home. Location is great: neighbood is quiet and friendly, very close to Biennale and the Gardens, 5 minute walk to a good grocery store and the vaporetti, 10 minute walk to San Marco, but still far away from the crowds.The facilities are small, but well appointed, nicely kept up, and a good breakfast is provided. Great value, and good place to spend some time in a beautiful city!

This B&B is a great find. The location is brilliant, a short walk to Piazza San Marco and yet just back enough from the main streets to get you away from the large tourist groups and tourist prices at restaurants and bars. Rooms are generous for Europe and have all that you could require including a few extras such as fridge, wardrobe and hairdryer.
The closest ferry stop of Arsenale is perfect for access from the train/bus station and is also a stop for the airport ferry and for the Number 1 ferry that travels up the Grand Canal.
Nicola is a wonderful host that will contact you before you arrive to arrange to collect you at the ferry and he is helpful in any way you require during your stay.
Very highly recommended B&B

Room Tip: Walk via the gates of Arsenal to a great coffee spot in the morning and for the evening, walk to Via...

Nicola was a wonderful host. We arrived pretty late at night, and there he was waiting to pick us up at the Arsenale, identifying landmarks to make sure we knew the way back for the next few days. He even insisted on carrying our luggage, was really thankful for that. His recommendations of places and food were good too - he was extremely helpful!
Simple breakfast - and really appreciated his gesture of leaving breakfast earlier than the usual time for us when we notified him that we would be leaving really early in the morning.

Rooms were good enough for us to rest well :) + there was wifi. The area is away from the hustle and bustle but it was easy to travel around, everywhere was quite walkable. Had an enjoyable time in Venice!

Nicola is such a wonderful host, making our four day stay even more enjoyable by being the perfect tour guide with all his knowledge. Even though we were delayed he picked us up at Arsenale, walking us to the B & B showing us helpful landmarks which eased us into our stay. The rooms were so homely, breakfast what a selection! The locality is in a quiet area close to the vaparetto, tourist spots, tasty restaurants. Thank you Nicola. Will certainly recommend this awesome place to all.

Room Tip: Easy access from ferry, light and airy, loved the windows!

Simpatia, modi informali e amichevoli seppur nella migliore professionalità ed efficienza, l'accoglienza fin dalla fermata del vaporetto Arsenale, la sintonia con la Venezia più vera e lontana dai luochi comuni turistici, la tranquillità e la bellezza del luogo, il delizioso piccolo ma splendido palazzetto con una storia avventurosa da conoscere ...
Sono stato tante volte a Venezia prima, fin da giovanissimo, ed è stato sempre bello ... ma questa è stata l'accoglienza migliore di tutte. Un breve ma splendido soggiorno che si ripeterà al più presto, grazie a Nicola e Armida. Per me 5 stelle !!!

Sympathy and informal ways even the best professionalism and efficiency, friendly welcome from the very first time at ferryboat stop Arsenale, the right tune with the real Venice away from the tourists common places, the calm and beauty of the place, the delicious small but beautiful building with such adventurous story to know ...
I have been to Venice many times before, since my very early age, and it was ever good ... but this was the best welcome and stay of all. A short but wonderful stay that will be repeated as soon as possible, thanks to Nicola and Armida. For me 5 stars !!!

We recently just got back from four days at the Oceano Mare B&B and it was easily one of the highlights of our trip! Nicola, who owns the property with his wife, is one of the nicest and most humble people I think we've ever met; he picked us up at the Arsenale and insisted on carrying my extremely heavy luggage while pointing out helpful landmarks on the way to avoid getting lost. He made what can be a stressful experience (getting into Venice from the airport and finding your hotel while towing your luggage) a really easy, welcoming, and pleasant one! Also- the stories and anecdotes he told regarding the hotel itself and the surrounding neighborhood were both interesting and funny.

The room itself was very clean, was refreshed daily while we were out, and the first floor kitchen (also very clean) was set with breakfast (cereals, cakes, breads, juice) every day. Not to mention the coffee machine that is on all day in the kitchen that makes delicious espressos, cappuccinos and americanos. Also- the hotel is on a quiet street, but is super close (6-8 minute walk) from the bustling crowds, and there is a piazza right around the corner (piazza do pozzi i think) that makes a great spritz for only a couple euros.

The best part of our stay had to be when we arrived back at the B&B late after our first night and Nicola had left a bottle of sparkling wine in our room with a Happy Birthday note; I didn't even remember mentioning to him that it was my birthday!

Overall, I would highly recommend this B&B not only because of it's location and cleanliness, but also for Nicola, who was the perfect host and an unbelievably helpful resource for Venice information. It's not often that you are sad to leave the hotel because you'll miss the owner! We will certainly be back next time we are in Venice.

Beautiful B&B, lovely room! We were upgraded to a family room (which was lovely). Nicola is such a wonderful host, so friendly and made us feel at home. Close to St Marks and all other tourist attractions, and short distance from the ferry. Our room was clean and spacious.
We followed the map (found on their website) and got there with no problems!
We would highly recommend this place! Beyond our expectations!
