Not the fanciest place in the world but in my opinion all the better for it. Rooms are quite small, particularly the bathroom (the professional photo makes it look bigger), but charming and clean. We had the three-bedded, two-bedroom room at the front on the second floor - lovely and sunny in the morning but rather hot at night as while we were there the air conditioning was not working and it was 30 degrees during the day. This made sleeping just about manageable if you had the shutters and windows open but the downside to that was a fair amount of noise from the street below (dogs barking - and there a LOT of dogs in Venice - watch where you walk!), people congregating for a chat, loud church bells starting at 7am. I was concerned we might be troubled by mosquitoes but only saw one the whole time. Oh yes, beds were comfortable, ie not too hard.

As previous reviewers have said Nicola is a really nice guy with a nice sense of humour. He has interesting tales to tell about how he came to be the owner of the house, and also about he came to be friends with the lead singer of Simple Minds! He is a lovely host, always contactable by mobile should you feel the need (he lives elsewhere). The only reason I have not given the accommodation 5 stars is the breakfast which to be honest is not very inspiring and particularly when the food is still being laid out after the stated starting time of 8am by a young man who, bar a rather surly Buon giorno in response to our greeting, then carried on in stony silence which made us feel uncomfortable. The breakfast quarters are cramped, by the very nature of the building, so that we couldn't make our way to the buffet even if we wanted to on account of the said young man being in the way. A few dry biscuits and a small bowl of cornflakes are laid out on the table, presumbably for sharing, but no sign of any empty bowls. I ate the whole bowl of cornflakes, my husband had nothing, and thereafter we had breakfast at a cafe. In theory you can have yoghurt, bread, cheese and fruit but can't comment on that. I would suggest to Nicola that a few fresh croissants and maybe some more exciting exciting rolls than the ones on view might be worth considering. On the plus side you can use the kitchen to make a cup of tea or coffee at any time of the day or night.

Finally, the location was in our opinion excellent for its proximity to the sea front (and hence ease of transfer to and from the airport by vaporetto) as well as to some nice local restaurants in the back alleys.

We stayed here for our honeymoon in October 2013. We wanted to visit Venice but stay away from the crowded areas. This place fits that bill; like others have said, Nicola can pick you up and take you through some wonderful old winding alleys and over canals past the Arsenal to get to the B&B. It's a lovely place and it feels like its a neighborhood where Venetians still live. The room was great: modern enough for us, but still in a beautiful classic building with a view out over Venice. Breakfast was wonderful and simple and a great way to start a day. If you're going to Venice, this is a great place to stay!

Room Tip: Third floor has the best views.

My friend and I stayed for three nights in early October 2013 and we would definitely return. Nicola went out of his way to meet us at Arsenale to escort us to the B&B. It was a bit twisty to find but Nicola's hints about how to find our way back made it easy - we didn't get lost once!:-) The room was very clean and comfortable - we had a "suite" with 2 bedrooms. The shower didn't drain very well but that was only a minor inconvenience. Breakfast is simple but enough to get you going. We tended to turn toward St Mark's when we went exploring but, in hindsight, I wish we had turned right and explored more of the area beyond Arsenale and the B&B. Don't be afraid to wander, whichever way you go, and enjoy this beautiful city. Thank you to Nicola for being a gracious host and we hope to see you again some day.

The experience of staying in "Oceano Mare" exceeded our expectations. It was lovely staying in an area where Venetians live and to be connected to it through Nicola who was able to recommend places to eat and visit. The B and B itself was well equipped, tastefully decorated perfectly comfortable, very clean, with breakfasts offering a good range of food. Nicola himself was extremely helpful and agreeable, with a charming self-deprecating sense of humour . When we faced problems caused by a transport strike he was very active in helping us. It was reassuring to know that with his help we would find a solution----and we did. We will certainly return to "Oceano Mare". We have stayed in Venice many times----often in more expensive places, but this is probably the most appealing of them all.

Nice and calm neighbourhood, ideal when visiting Biennale, but within walking distance from centre as well. Nicola is very friendly and helpfull and meets you at Vaporetto to guide you to the B&B the first time. Rooms are very clean. Breakfast with coffee, tea, bread and cheese or marmelade, cake, fruit and yoghurt. We liked it a lot !!!!
