Our rooms were clean, the bed was comfortable, the bathroom was fine, although it was set up for people with disabilities so there was no tub, just a walk in shower. The air conditioning was not very good so I don't think I'd want to stay there in the height of summer but the garden is a delight with lots of sitting spaces to cool off. Breakfast was OK, a standard buffet. As other reviewers have said, the staff are really helpful. Overall, we were more than happy at the San Sebastiano & in Venice how much time to you actually spend in your hotel?
What made it for us was the location, it's in Dorsoduro, right next to a narrow canal and within 3 or 4 minutes walk of the Basilio vaporetto. But if you take the alley way by the side of the hotel to the very end you come out at Ca' Rezzonico vaporetto on the Grand Canal... beware though there is no way to walk along the grand canal from this vaporetto stand.
There are some brilliant restaurants and bars within a few minutes walk of the hotel - La Bitta and Pane Vino (both great) there's a supermarket a short walk away and the square at Santa Margherita has lots of bars and places to eat and is very lively as it's the square where the students hang out. We are all over 60 & didn't feel at all out of place in the square!
If you have read "Miss Garnet's Angel" many of the places mentioned in the book are just over the other side of the canal from the hotel.

Room Tip: Ask for rooms above the ground floor, then you can open your windows without people passing by looki...

San Sebastaiano "Garden" Hotel is one of the worst hotels I have stayed in. How they managed to get 4 stars is a mystery.

There isnt a single redeeming factor about this hotel.

Rooms: The rooms are ok for European standards. But there are no tea or coffee making facilities inside the rooms. Also, the airconditioners dont work (apparently the Mayor needs to give the go-ahead??! for this to happen). Next, the intercom doesnt work, so if you need to ask for something as small as the wi-fi passoword, you need to go down. Next, in our room, the tv remote didnt work (perhaps the Mayor's permission was needed to change the batteries). Our room didnt even have toilet paper!

Breakfast: This is a joke for a 4 star hotel. There is no hot breakfast. Options are croissants, fruit, cereal and a boiled egg. No Hot breakfast is served at all! Also, coffee was barely edible (the coffee is in fact a JOKE compared to coffees outside the hotel). Also, dont even THINK about using the garden outside, because thats not allowed. The breakfast is served in a tiny hole in the wall of a room with view overlooking garbage! Overall breakfast is substandard and reeks of a 2 star hotel.

The Garden: What Garden? The patch of weeds that they tout as a Garden is terrible. Do all garden hotels have bras, panties, nightwear, jeans hanging from the sides? Also, the tables hadnt been cleaned for over a month and so were covered in bird excretions.

Staff: No THIS IS THE BIGGEST LET DOWN. The staff at the main desk are rude, unfriendly and unhelpful. At the outset, please do not discount what I am about to write as a "cultural difference" or stemming from the fact that they dont speak English as a first language.

When we got to the hotel at 1:45, we were just ignored while the receptionist dealt with other guests. Then at 1:54, we were told to come back at 2 (since check in is at 2!!) So we were told to go sit for 6 minutes! Whatever language you speak, thats beaurocratic and rude!

On our last day, when I asked the same woman receptionist for a printout to be scanned and sent to someone, it was like herding cats. First, she flatly refused to do this, but agreed to help after I pointed out that her colleague had told me it is possible to print and scan. Then, when I asked her to scan and send it to two email addresses, this was obviously too much for her to handle. She flatly told me she would ONLY send to one email address and no more. She kept talking to her colleagues in Italian, obviously about us. This woman needs to be summarily fired. She needs a reality check - which is she is a junior manager in a fifth grade two star hotel.

Also, at the very end they charged us a 24 Euro Hotel Tax, This is unheard of and I believe they are conning people.

Only stayed here one night and to be honest we were out all night so didn't take in the hotel very much. However, we found it very clean and the best hotel we had stayed in for newness in Italy. It was very spacious (except the breakfast area- some people were waiting for tables in the morning) and the staff were very very friendly and helped us with directions and taxis.

Location is in the dorsoduro area in venice and was next to campo margarita (a lovely student area full of nice bars and restaurants). Bit of a trek to everything else though so we were lazy and got water taxis most of the time :)

would stay here again.

Couldn't fault any part of the hotel; the room was perfect, overlooking the canal and the San Sebastiano church. The staff was helpful and the breakfast was just what was needed for hours of walking.
The beds themselves were comfortable, the whole room full of venetian charm. Even the bathroom's were lovely. We had trouble the wifi, but then were didn't come on holiday to be plugged into social media! All in all, I would definitely stay again.

The San Sebastiano is a quaint and friendly hotel located in a superb location near to a water bus stop on the number 2 line.

The atmosphere was very welcoming, the staff extremely helpful and the rooms came complete with Venetian charm. For those adventurous travellers, the hotel is a beautiful 20 minute walk from St Mark's Square (exploring the city by foot is by far the best way to go!)

The breakfast is slightly basic but more than enough to satisfy even the fussiest of eaters.

All in all, a very pleasant trip to Venice was topped off by this charming hotel. I would wholly recommend a stay here to anyone.

My friend and I stayed there for three nights recently and were impressed with the location and hotel as a whole. Its out of the tourist areas so you have chance to take a breathe from the crowds round St Mark's Square, the room was spacious and the service from the staff was great. The room was a bit dusty upon arrival (and that did change throughout), but apart from that everything I have to say is good.

My friend and I stayed for two nights at this hotel and we were very impressed. The room was lovely; it was very clean with a large bed and an excellent shower/bathroom. The hotel was also very clean and quiet, and the staff were really friendly and always willing to help. The buffet breakfast was excellent and we were very pleased with the location. It is a 15-20 minute walk to San Marco, but closer to Piazza Margarita where you can find lots of places to eat and drink. I can imagine the garden would be a big bonus in the summertime. I would definitely recommend this hotel, and I would most certainly book a room here again if/when I go back to Venice!
