Three great plusses from this lovely hotel right on a Dorsoduro canal: the exquisite courtesy of the personnel, the superrich fresh and yummy breakfast, and a awesome quiet and romantic garden inside the premises.
Not easy to find all three in a hotel in Venice, even if you hunt a lot!!

What an amazing time and stay at the San Sebastiano.
A jewel with the heart of old Venezia.
We started our day with a glorious buffet breakfast.
Stefano, a resident Venetian, greeted us at reception. His knowledge of Venezia was inspiring. An honest gentleman true and true. He recommended all the must see spots in Venezia. We lost ourselves in its gardens and canals. We would return in a heartbeat for a spritz!!!

A lovely period building with its own private garden.
We found 4stars hotel is affordable in comparison to other hotels in Venice and the location is convenient being only 15min walk from the train station. There are in the area lovely typical restaurants which are generally not fully booked, unlike in other areas of the city where there is less atmosphere long waits and prices are generally higher.

The staff showed us few of the rooms, the deluxe ones are very large and some are modern designer interiors while others have a period touch to them.

The breakfast was well presented and one could take their coffee or tea out to the pleasant and secluded garden on the back of the hotel.

In the neighborhood (5 min) there is Campo Santa Margerita , a square which is full of small bars and a hotspot for university students aperitif during the week as well as for creatives.The square also has a fruit and fish market and a supermarket and is very picturesque.

other interesting places are the "sguero" di san trovaso, which is one of the only remaining places where they still manufacture gondolas the old way, directly on a canal, in a wooden house.

Peggy Guggenheim museum, La Salute church, the Accademia galleries, are all 10-20min walk.

If you know how to move around, in Venice there is a say: "wherever you want to walk to it'll take max 30 min." And make sure you use the gondola's to cross Canal grande for 2 euro rather then taking the Vaporetto or walking to the closest bridge that crosses it (only 3 Stazione, Rialto and accademia).

The service was prompt even though we were a little late for breakfast, and the staff is well mannered and knows english well.

Overall a very good experience!

We all know Venice is a beautiful place, romantic, historic and astonishing in many ways, but it really matters how you experience the city and hereby where you stay is key.
San Sebastiano Gardens is a dream!!! The rooms are magnificent and opulent in size, especially for Venice! When you walk through the hotel, you really feel the grant history behind the place. The gardens are what elevates the place from being great to just amazing!! They are beautiful and combined with the amazing service you get from everyone that works there, I just felt taken care of all the time. Imagine this, sunshine, cappuccino, fresh san Daniele prosciutto in the most amazing garden in Venice. Welcome to San Sebastiano, I promise you, this is a stay you dream about time and time again!

Room Tip: Either in the front or in the back of the hotel, you have the most amazing view of what venice is al...

Stopped here 14/18 April. This is a well placed hotel handy for everything. Stayed in room 26 as this was a deluxe room but didn't feel deluxe,the room looked fabulous with exposed beams and a view of the canal but the lighting was awful which made it difficult for my wife to apply make up. There are loads of decorative shelves in the room but no drawers which means you can't put anything away the safe is just sat on the floor of the wardrobe but not secured down which made it not very secure. The breakfast was good and plenty of choice, the gardens were disappointing as they obviously hadn't been touched since last year but as we were sightseeing all day we didn't really get chance to use it. The hotel is ok but the price paid for the deluxe room meant that I expected a better experience than I got.

I stayed here for three nights. The hotel is unadorned, nothing fancy. It doesn't pretend to me. The price is a little high for what it is...but compared to other hotels in Venice, it is affordable. The Dorsoduro area is quiet and within walking distance of the San Basilico vaporetto and great restaurants (7-10 minutes away). There is a small neighborhood market and a full supermercato near the Vaporetto stop. Location is good. The bed is comfortable, and the room worked for me. Isn't not fancy... The furniture is authentic. I had to get used to a few things--the door lock is an original and needs getting used to. The light fixture in my room (21) needs to be changed--it flickers and goes out, then goes back on. I made the front desk aware of it. Whether anyone tended to it is anyone's guess, but I think its been this way for awhile. No air-conditioning at this time of year, and thankfully it wasn't hot. I left the windows open...and had fresh air. I was out every day from early on. If I had to stay in the room all day it would not be comfortable to do...as the only place to really sit is the bed. Despite previous reviews...you can have a hot meal (scrambled eggs), but you have to ask for it. The breakfast otherwise is basket...and mostly breads--croissants, toast, and rolls. Yogurt, dry cereal, juices and you can ask for a cappuccino, espresso, or American coffee. There should be hot water makers in the room (I asked for one)...but they said they couldn't do it. Maybe given the age of the electrical system, they are afraid of fires. It is really a glorified 3 star hotel. The front desk people are very good, speak English and are helpful. Its a nice place to stay, but should be about 40-50 euros less per night than it is. Would I stay here again? Probably not, unless of course every other hotel in the area was way more expensive. Its a good hotel for location, and quiet. If you are looking for fancy, plush and high on extras, go somewhere else.

Noise in the room all day round, phone out of order, TV with only 3 programs and reception offering no help. Breakfast with poor coffe or white coffee –I’m Italian …- juices not fresh, etc
