the Duchess is a wonderful hostess and this Palazzo is a great place to stay. The cooking school was so much fun. The location is near water and easily in walking distance of many sites. Easy city to walk. Jenny is wonderful!! English spoken

We loved our short stay here - after staying in hotels during most of our trip it was so nice to have the space - the living room and bedroom are both very large, the kitchen is well equipped, and there are balconies all over. The duchess Nicoletta and Jenny were both incredibly nice and helpful giving us a map of the town and pointing out places to visit/avoid. We walked everywhere from here. It's in a very safe area. Would definitely stay here again if we go back to Palermo.

We had a lovely week's stay at Butera 28. The apartment is in the old part of Palermo, full of atmosphere, and close to all the major sights, the railway station and busses to the superb Monreale. A car is definitely not needed, nor advised. We had apartment 11, which is very large and airy. It has a huge bedroom, huge dining room, bathroom and kitchen. The apartment has no sitting area, but others do, so look on the internet what suits you. We did have 3 balconies on which you could just about sit on (2 people and a small table for drinks) and enjoy watching the street life. Fascinating, but noisy (other apartments face the back and are therefore less noisy, but also, perhaps, less fascinating). I was lucky to be able to participate in a "Cooking with the Duchesse" session, which was really superb. Initially, it seems expensive (130 euros) but was absolutely worth it. Apart from the cooking session we had a great lunch, got to know Nicoletta (the duchesse) and her husband better and had altogether a fantastic day. Highly recommended.

We just returned yesterday from two days in Via Butera (2 adults, 2 children). When our son saw the apartment, he said this was "the best hotel in Sicily". We had only been to 4 other places (all of them very nice), but his comment captured the sense of wonder in seeing the light, big, colourfully tiled apartment we were staying in (apartment 11). The accommodation is spacious, the kitchen fully equipped, the location central (3 min stroll from the sea, or Piazza Marina), and it all feels authentic, the luxury of an old Palermo grand house. As other reviewers have highlighted, the hosts are extremely generous and special, and make you feel at home immediately. Nicoletta (the Duchess) invited our kids to see the turtles in her private garden, and ended giving us all a bonus tour of the palazzo. The accommodation is not flawless -the shower pressure and temperature was irregular, and there was some noise from the street at night- but it still felt perfect.

We were excited to book an apartment in the home of a "real Duke and Duchess" and in the former home of Tomasi Di Lampedusa... and it did not disappoint! The location is fantastic, within easy walk of a number of great trattorias and restaurants as well as patisseries and cultural sights. We stayed in apt 17 (2 adults and 4 kids) which had a great street view, plenty of space and all the amenities you need to enjoy the city, self cater etc. As all the reviews say, Nicoletta is a generous, warm and engaging host. Her assistant Veronica met us and helped us with all our settling in needs- she was fantastic too. We would recommend this beautiful place to anyone. Nicoletta was also very helpful in arranging airport transfers and a hire car.

We stayed here 8 nights in March/April. All the rave reviews you've read about Butera 28 are true! Apartment 6 was bright and spacious with tiled floors, a large dining table, and a comfortable sofa. It is one floor up and faces Via Butera. Nicoletta Polo is a superb host and a highly cultivated woman of great personal charm, in a word "simpaticissima". She has thoughtfully provided each apartment with some basic ingredients: coffee, tea, sugar, cruets of olive oil and vinegar, individual packets of butter and jam, and with cookware and utensils. We didn't use the dishwasher or washing machine but having them available is a real bonus if you plan to stay longer. The location couldn't be better-- the Kalsa neighborhood is very evocative and Via Butera is only one block from the sea. We enjoyed walking by the water nearly every evening. There are restaurants, bakeries, coffee bars, a pharmacy on Via Butera. You'll also find travel books and brochures about attractions in Palermo and nearby. We went to Segesta, Erice and Agrigento, and all were unforgettable.


Veronica, Nicoletta's assistant, was friendly and helpful. Nicoletta gave us a private tour of the palazzo where she and her husband live. This was one of the highlights of our stay in Palermo. Unfortunately we weren't able to take the cooking class with Nicoletta. That will be for the return trip!

You will not be able yo ask for more for a home away from home.
We took up apartment 13. It was spacious and equipped with everything that one needs in the kitchen, bathroom, washing facilities.
One thing to note is, if you do not have full mobility, the stairs going up to the room may pose a problem. Just ask for another apartment.
We had no problems at all and would have lived there much longer.
Roni was wonderful. I encountered the duke and duchess very briefly and nothing is too much.
