This hotel takes up the top two floors of a historic palazzo (dated 1500) plus a little residencia on the first floor. The building is very old and atmospheric - definitely not run of the mill. Our room was in the lower separate part - which wasnt a problem but you definitely felt you were not 'in the hotel'. The room was vast with a beautiful painted ceiling, old furniture, a comfortable bed and reasonable bathroom - not luxurious but atmospheric and charming. The staff are really pleasant - nice glasses given for free for our own wine when using the loggia for drinks and a picnic an example. The hotel location is great. The square of Santa Spirito is a hang out for young people (and old ones but they go to bed earlier), lots of fun with clothes and food markets - but it can be very noise especially on a saturday night. Earplugs by the bed come in useful if you are sensitive to noise and I wouldnt choose this room in this hotel if that is an issue for you. The breakfast was very ordinary. I thought it a bit expensive for Florence but we still had a very nice stay.

The 3-star Palazzo Guadigni Hotel it is on the third floor of an old grand house right on the Santa Spiritu Piazza -- a fabulous location. It is on the 'other side' of the Arno, just one bridge down from the Ponte Vecchio, so everything is an easy walk. The entire place had been completely renovated a couple of years ago. Internet connection was good and included.

We had a huge room off the lobby, with 20’ tall (newly) frescoed ceiling, spectacular 6-foot tall carved marble mantel surrounding a closed-off fireplace and a brand new large bathroom. Huge windows, that opened, overlooks the piazza; and there were so sturdy that closed they completely blocked out all noise. The street level is through huge doors into an inner huge hall way, where they carriages used to enter, you then go up an elevator to the hotel entrance.

They called a garage around the corner to make sure they had room, and they did.

The only issue I had was there was no safe in the room, and the value of what I had was too high for them to keep it in their safe -- So I had to carry my jewelry around town with me.

Room Tip: I'd want to be on the Piazza.

My husband and I just returned from touring in Italy with our friends, and this hotel was the most pleasurable accommodation we had during our two weeks there. It is located on the third floor of a 15th century-building with an astounding view over the rooftops of the city from its lovely patio. The rooms are filled with antique furniture and have beautifully tiled bathrooms. The owners could not have been more gracious, and breakfast in the charming sun-filled room was a great way to start the day. The hotel is on the square of the Spirito Santo church with great restaurants right outside, and within easy walking distance of the major museums and churches. We would return in a heartbeat!

I am so happy to have found this excellent hotel. The rooms are elegant with high ceilings, tall airy windows, and a sense of history that makes you want the walls to talk. The service is friendly, helpful, and prompt. The very best part of my stay at Palazzo Guadagni was the terrace which overlooks the hills of Florence and provides a wonderfully peaceful open-air space for an afternoon fiesta or a late night glass of wine. I couldn’t recommend this hotel more highly.

Room Tip: Light sleeper? Ask for rm away from street.

Great location for walking pretty much anywhere to see the major sights. The Piazza Santo Spirito gives you a taste of the local life. Some really nice outdoor cafes located on the Piazza, so you don't have to walk far to dine. Really enjoyed sitting on the large balcony above the Piazza, sipping wine, listening to the hustle and bustle below, and enjoying the great view of the surrounding city.

A terrific place to stay for a few days - graceful, light, spacious rooms set high above a charming square, within easy reach of the centre, with helpful and friendly staff. The only down side was the noise of the traffic far below but this took very little away from what was a wonderful few days...

Have just come back from a weekend in Florence where we stayed at the Palazzo Guadagni. It is in a prime positiion for visiting all the sites, and when we arrived the lady on reception could not have been more friendly. From our bedroom we could see the Duomo, Campinile and Palazzo Pitti, it was amazing. Our bedroom was very clean with lots of space. The breakfast was delicious, and we had drinks on the loggia in the evening.
This is certainly the best 3 star hotel I have stayed in, and actually better than most 4 stars I have been too.
