I found this hotel after researching many hotels in Florence on Tripadvisor and I am so glad I booked this one! First, if you book a double superior you will get the biggest room you will have in all of Italy! They are huge and so are the bathrooms! This is something very rare in even 5 star hotels throughout Italy. The breakfast was good and included all the typical Italian breakfast fare(cereals, yogurts, fruit, pastries). The from desk staff were all very nice although if you don't speak any Italian it can be a challenge to communicate with some of them. It is located in a wonderful square in Florence near many of the best restaurants in all of Florence! The next time I return to Florence, this is where I am staying!

We stayed at this hotel for five days at the beginning of September 2010. Our group comprised five people including my mother (92yo). In advance of arriving, I had sought clarification on the access to the hotel and the location of the rooms as my mother is not very mobile. All were requests were handled professionally and promptly, giving plenty of information. On arrival, we recognised that the room which my mother was allocated was not really suitable as the access to the shower had a significant step. The hotel responded immediately and without a question to suggest a different room which might suit her better (it did). The staff were exceptionally nice, attentive and facilitating. We were all taken-aback by their responsiveness – including when we arrived for breakfast on the first morning at 955am as they finished serving at 10am. This was not a problem.

The hotel is excellently located on a busy Piazza with a good supply of restaurants in the immediate vicinity. It is a 10-15 minute walk to the city centre. It has a magnificent balcony that overlooks the Piazza and the adjacent street. and on which you can have drinks, breakfast etc. The rooms on the main floor have frescoed ceilings while those on the upper floor are simpler but have classical views across the Florence (rooftop) skyline.

We had a wonderful stay here. The staff were exceptionally good and we would recommend the hotel unreservedly.

We enjoyed the newly renovated rooms at Palazzo Guadagni in July, 2010 (our fourth consecutive year at this hotel). You will experience the best of both worlds between modern conveniences and historical surroundings at this unique establishment. Each room has been lovingly decorated with beautiful antique furniture and gorgeous fabrics, (as well as modern conveniences such as flat-screen tvs and wi-fi) while preserving the Renaissance character of this palazzo. Each bedroom has a private, roomy bathroom containing modern appliances and beautiful hand-painted tile. The hotel features a beautiful loggia with a commanding view of Florence where you may relax and have a drink. Enjoy breakfast in the tastfully decorated, sunlit dining room. The owners and staff are friendly and helpful with museum and restaurant reservations or any information you may need to make your stay a memorable one. Located in Piazza Santo Spirito, you will have many restaurants to choose from, and many sightseeing opportunities are just a short walk from your front door. I hope your experience will be as wonderful as mine have been.

We stayed at Palazzo Guadagni for 2 nights. The owners took great pride in their hotel, their hospitality was excellent and they were available whenever we needed something. Aperitivo in the loggia with views over the rooftops was fabulous. The location is central but Piazza Santo Spirito has a cosy feel to it, with locals hanging out in the (excellent) restaurants all day and night. The daily market was a nice surprise too. Can't fault it.

Service was very gracious, breakfast was excellent, rooms are all different but large by most standards, comfortable and clean, with high ceilings beautiful baths, and old-world charm throughout. Our party had two rooms; one was smaller, but still lovely and with the best, highest view of the city as its special characteristic. I also glimpsed a room with a fireplace, and I suspect others had different, unique features. We were on one of the remaining squares in Florence that has retained its local feel, across the Arno near the Pitti Palace, and could walk or catch transportation easily. The price was reasonable and we were all thrilled with the choice. The loggia offers all a place to relax outside, on top of the city, and enjoy a drink, a coffee, a sunset, or conversation with other guests.

My husband thought street noise was a bit of an issue at night as our room directly overlooked the square, but he was the only one bothered in the slightest.

We really enjoyed our stay here. Although we had to climb a couple flights of stairs to our room, the view definitely made it worth it—a great lookout over many buildings and at some of the nearby churches, plus a gorgeous sunset. It was also really nice to sit out on the "deck" (what they call the rooftop bar, which isn't really on a roof but is still excellent) and have some drinks before dinner. Our room was VERY spacious and clean—our only complaint was that the AC was very weak and our room was therefore a tad hot. But this was truly a minor point. The staff was all incredibly friendly and helpful, and breakfast in the morning was ample. Another drawback was that we had to park the rental car several blocks away and get a special permit to drive up to the hotel to drop off our bags, but I think this is par for the course in Florence. I would definitely recommend this to others and would stay here again.

The Palazzo Guadagni gave us a first class holiday in Florence. All the superior rooms were taken when we booked but nevertheless our more basic room gave us everything we wanted - a comfortable bed with extra pillows/blanket, air conditioning, a TV with channels including CNN and BBC World, a fridge and a bathroom which had plenty of fluffy white towels, washbasin, toilet, bidet, bath and two showers - overhead and handheld -together with a lovely view over the piazza. Piazza Santo Spirito is a wonderful square - not one of those dour squares in semi darkness, nor one which has been turned into a car park or bus terminus - this is a true Italian Piazza with trees, statue, four or so cafes, a number of small shops, a small local market some mornings and a wonderful church whose steps at lunchtime are a gathering point for young folk eating their lunch having arrived on their scooters. It is a few hundred yards from the Pitti Palace, the Ponte Vecchio and various churches among which is Santa Maria Carmine which is a must see. Two of the little city bus routes pass near and connect with the station and Santa Croce. We had wonderful visits to the Pitti/Boboli Gardens and San Croce by going after breakfast after breakfast before the crowds got near. A great location.

Breakfast was designed for English visitors with cereals, rolls, marmalade, yogurt, fruit tea/coffee all served in a lovely gracious breakfast room (ornamented ceiling and a view of the top storey of the Pitti) with lovely china and a clean table cloth for each guest. On two sides of the hotel was a large loggia [web site has a picture of this] which was great to relax in easy chairs round trables for late afternoon drinks or an early morning read. A comfortable long corridor lounge was behind this which was great for cool evenings.

But above all this was the service provided by the staff. We wanted something a little better than the cafes under the awnings and they recommended excellent restaurants - we tried three which had a large majority of local diners which is always a good sign. The Tuscan food and wine at each was delightful. They booked the restaurants for us, suggested we book a day in advance when we wanted Friday evening, and gave us clear directions how to get to them. When we asked obscure questions about local transport - such as would the bus ticket work on the newly opened tram - they knew the answers or rang someone who did. The last day we had to go very early so the night before a more or less full breaklfast was left for us with a kettle to make our hot drink. This friendly service - they always enquired how we had got on at the restaurants and how our days had gone - made for a lovely happy holiday.

Improvements - well a safety mat in the bath would be useful but really that's all. Make sure you know that the hotel is number 9 Piazza Santo Spiritu when you first go - there are no large hotel signs just one of those huge Palazzo doors onto the piazza and an intercom with a small discret sign by it. Mind you it is very satisfying when you have the key and these huge doors swing open driven by hydraulic rams.
