The pictures on the web site looked great, but you never know until you see it in person. We were wonderfully surprised to discover it was even better than expected. Lovely rooms, we had to move because we stayed an extra night, so stayed first in family room - actually 2 big bedrooms (perfect if you have kids with you) and then a great room up at the top, with wonderful views. Perfectly located, 10 to 15 minute walk to everything you want to visit. Great neighborhood. Loved being on the other side of the Arno, out of the heavy tourist crowds. Good restaurants close by. The owners were so helpful about recommendations and happy to make reservations for us. Good breakfast. Lovely logia to have wine before going out to dinner. Lots of sitting rooms. Would always stay there if I'm lucky enough to visit Florence again. Hated to leave.

The location is the best part. Santo Spirito is a wonderful church and worth visiting. The general area is full of wonderful antique stores and artisan shops. We enjoyed walking around the neighborhood. There is a fabulous restaurant "Casalinga" down the street (be sure to get a reservation). The location is also the worst part - as many reviews have mentioned. The square is NOISY and if you leave your window open for air you are assaulted by the noise. The views are grand, though. The entrance to the hotel is a problem, and I would not want to use it as a single woman. The square can be dark and the entry to the stairs or elevator is cavernous. The door to this entry opens and closes very slowly so I felt very vulnerable when I came in alone.

The breakfast was adequate, but not special. The staff was helpful and generally pleasant. The room we had was large though the bathroom was long and very narrow, certainly not a place for two people to easily use at the same time. Everything was spartan and clean. The price was very reasonable for the location

The balcony and the view from it were lovely, though we were not in the hotel at a time convenient to use it.

I would recommend the hotel, but with reservations.

My cousin and stayed here for 3 nights at the beginning of October 2010. The hotel, which used to be a palace, is conveniently located on a pleasant square (which is featured on the city bus tour - that I can also recommend for those new to Florence). All the rooms are very grand, spacious and attractively furnished. Our bedroom was on the top floor and was huge, with a well appointed large bathroom and lovely views of the palace and the Boboli Gardens beyond. Our bedroom was comfortable in every aspect and was quiet and peaceful. Continental breakfast,served in a beautiful dining room, was good and I got the best coffee I'd had in the 4 hotels we stayed at on this holiday. The loggia is nicely furnished with wonderful views of the sunset over the Boboli gardens and is a really pleasant place for drinks before going off for dinner. All the staff were exceptionally helpful, friendly and attentive, nothing being too much trouble (we reported a problem with the lighting on the stairs up to our room and it was rectified in double quick time). There are plenty of good places to eat locally and two of the 3 we dined at were recommended by hotel staff and were excellent. I would definitely stay at the Palazzo Guadagni again.

The Good: Very clean, lot's of towels in bathroom with shower, roomy, nice continental breakfast including coffee service which could be taken on a porch overlooking Piazza San Spirito, reasonable/inexpensive outdoor cafes on the Piazza

The Challenging: Very small elevator which still required some stair climbing to reach some rooms and hospitality level, Pleasant enough staff, but neglected to show us how to use air conditioning upon arrival. After confusion by desk staff and several calls to owner by desk attendant it was finally activated by an unmarked switch bizarrely near the floor that we did not find after 2 days of no air conditioning. Noisy late night gatherings in interior palazzo courtyard. Wireless internet access spotty and only accessible in stairwell and outside porch. Pretty much no frills all around, very basic.

The Bad: Unattractive entrance, questionable neighborhood with constant police presence, homeless occupants throughout day and night, overt drug and alcohol abuse in the piazza, and a tour guide from Florence told us it was considered the worst neighborhood in Florence.

Stayed two nights in October. It was the largest hotel room I have ever seen. Once was a palace, and it shows. But very different. Stone floors, plaster ceiling with many ornate sculptures. Like staying in a museum. Very comfortable. Had room on second floor, overlooking the plaza below. Room came with 2 sets of earplugs, this was a sign! People partying, eating in sidewalk restaurant nearby, and having a good time until at least 3 am each night. Thats the price you pay to be in a city, and to be close to it all.

We stayed at the Palazzo for two nights the second week of Oct as part of our honeymoon trip. It is located at the top floor of a building in a small plazza. Thankfully, there was an elevator to get up to the hotel because we had two large suitcases. We parked our car for a pricey 28 euros a night 2 blocks down (although I understand there is a slightly cheaper place further away from the hotel if you dont mind walking). The hotel itself is wonderful - very clean with stunning views of Florence. We had a wonderful room (Room 15) on the top floor of the hotel. The room was large with gorgeous views of the duomo. The only downfall was that you had to climb up two flights of narrow stairs, which was not easy with our large suitcases, but the staff was wonderful and carried them upstairs and downstairs for us. The breakfast (typical European breakfast of breads, toasties, yogurt, cheeses, coffee, and juice) was served in a lovely dining area and you could eat outside in the patio, weather permitting. There is free internet (they gave you the pass code) that you can only access from the reception floor. There are also a number of fabulous restaurants by the hotel - one was recommended by the hotel and requires reservations. The other place we went to was Gusta Pizza, which was excellent and inexpensive. It was around the corner from the hotel. They also have a sandwich place that was good - Gusta Panini - and it is a few doors down from the hotel. Thanks to a friend we also discovered Golden View Open Bar/Restaurant. They have a fantastic happy hour that runs from 7pm to 9:30 pm every day. With your drink you are entitled to an unlimited buffet of appetizers that were delicious and included salads, pastas, and a mushroom dish (try the mojito). It is located around the corner from the "Gold Bridge" and has gorgeous views of the river and the Uffizi Gallery (I recommend you reserve a time slot for prior to arrival, you can also go the day before and reserve a time for the next day). We went back for dinner the next night and I ordered the seafood risotto - it was delicious and one of the best Ive ever had!

A charming place with a great loggia. We spent our honeymoon there and we really enjoyed it.

My only complain was about a saggy mattress. However, this was fixed within a day - I got a new one.

# Location. The Palazzo is facing Piazza Santo Spirito which is a nice little cosy square with great Osterias where you can sit outside. In comparison to the city centre where there is a mad crowd of tourists it is quiet here. 15 min walking distance to Piazza del Duomo

# Clean rooms with new bathrooms
