Great location, took the advice from one of the reviewer and asked for a room facing the piazza and got one. But beware of mosquitoes when the windows are opened. Beds are fine and bathroom is basic and adequate. Very good breakfast

This hotel is a short walk from the central train station. It is located on a lovely plaza beside the Santa Maria Novella Church. We loved returning to this beautiful setting each evening. And, unlike the rest of tourist-driven Florence, in this plaza there were typically only a few handfuls of people enjoying some very good street musicians.

The hotel itself was very good. We had a large and comfortable room. No, the decor is not sparkling new, but it is attractive and fortunately, it did not remind me of the many US chain hotels we have stayed in. Delightful to sit at the roof top bar and enjoy the remarkable view. The staff was friendly and accomdating.

I booked a $500/nt family suite for 5 nights at this hotel. We were first put into a suite with a strange floor plan. You open the door, and there is a flight of stairs going up immediately in front of you (not good for families with young kids). At the top of the stairs there are two single beds side by side. If you walk further in there is the first bathroom, then the bedroom, then another bathroom. I immediately smelled this musty odor. There were only two small windows, both quite a bit above eye level, which made the room quite claustrophobic. I tiptoed to look out and saw about 10 ambulances parked right underneath us! (We were on the third floor). Having read reviews on TA about the noises of these ambulances, I decided to request a room change. We were shown a different room, which had a queen sized bed, a sofa bed (very uncomfortable by the way) and one bathroom. I believe this is a downgrade from Family Suite to Family Room, but I was informed this was was the only other option as they were fully booked. I took the room as this room had simply AMAZING views of the Duomo and the piazza in front of the hotel.
The room itself is lackluster. Having seen so many older buildings beautifully renovated in Italy with style and flair, it puzzles me why this hotel decided to renovate and go for the drab look seen in older motels in the US. The furniture pieces were flimsy and wobbly, the walls whitewashed and devoid of decorations of any sorts, the carpet worn out (but clean). Our room used to have a wall dividing it which they removed to make it more open presumably to accommodate families. However there is a visible 6 inch-wide depression on the floor where the wall used to be, and the carpet sinks when you walk on top of it. It's a beautiful historic building in a amazing location, it just puzzles me why such shoddy work and dreary interiors were permitted in what is supposed to be a nice hotel. Soundproofing was poor. I was woken up by the noises made by a service truck of some sort that parked in front of the hotel at 6am , and we were on the 6th floor with all windows closed. So if you are a light sleeper, probably should take a room on the backside, or go to a different hotel entirely given that there are the ambulances as well.
On the plus side, the hotel has an amazing staff. Everyone I met was friendly, professional and very helpful. The location needless to say was awesome. And despite the noises coming from the piazza, I did enjoy looking out of the window, and seeing Brunelleschi's Dome and the people milling about in the piazza below everyday.

thank you for having booked our hotel and for your detailed review of your stay.
Let me comment on some of the various issues you are pointing out.

Ambulances: they normally do not produce any noise. Sirens, when needed, are switched on when the cars are out of the square and well far away from the hotel. Unfortunately some drivers have done differently and have caused some inconvenience to our guests, but I can assure that this is exceptions.

Family suite v/s Family room: when booking on our website or the majority of other online agencies you have both options. Family Suite is composed of a sleeping room and a living room with a queen sized sofa bed or two roll-away twins. What we call Family Room is two regular classic double or twin rooms with an interconnecting door which is kept closed when the rooms are sold individually.

Family suites available online are sold for having only one bathroom, so you actually received an upgrade when shown Suite 108. I am sorry that you have not been informed about this. By the way, this one was renovated in 2013. As to the stairs: we have a safety gate for kids which we place when requested for family with younger kids.
Suite 511, the one with a Duomo view was renovated in 2001 and it is actually the result of two older separate rooms.

We stayed here for 3 nights with Perillo tours. Our room looked out onto the square. It was beautiful at night seeing people sitting out on the piazza talking, with shops and restaurants in sight. The room was small but clean, and we were within walking distance of most sights. There is a roof-top pool which gives you a beautiful view of the city--but the water is cold, especially at night.

Room Tip: Ask for a room facing the piazza.

We stayed with a family of six in the duplex suite and it was great. Rooftop pool was a great way to relax at the end of the day and the kids loved it. Breakfast was awesome and the staff couldn't be more friendly. Location is a short walk from the train so you don't need a taxi or car. Concierge was great with their restaurant recommendations and reservations. I would definitely stay here again.

We wanted a romantic break on Florence - and we got one!!
The hotel is located in a stunning Piazza filled with roses. The beautiful rooftop pool and terrace are open til midnight, with a bar and super-helpful staff. The view of the city is breathtaking - literally a block from the Duomo, the Uffizi and the river.
We were lucky enough to open the shutters of our double room to find we were directly opposite the Duomo, on the 5th Floor, right next to the Basilica Santa Maria.
The square is buzzing with life, but the windows are great for noise-proofing, so we weren't disturbed.
We booked a standard double, the bed was a also a standard double, which was really not big enough. But we managed.
Air con was good, breakfast was amazing, pool was heated and everything was beautifully stylish, yet traditionally Italian.
Many thanks to all the staff, especially Andrea... We will be back in the Spring!

The place is ideal for people who arrive by train since it is close to the main station. For people arriving with the car the way to the hotel is a bit cumbersome.

The hotel inside is a bit run down and lacks style, although the place is clean.
There are no doubt better value options in Florence.

thank you for having booked our hotel. Driving in Florence may be a somewhat challenging experience, also considering that some navigation systems may not be updated with the current traffic system. On our website anyone can download a map that will drive you safely to our hotel with no inconveniences.
I would hardly describe our hotel as “ a bit run down”: the fully thorough renovation was performed in 1995, we constantly work on our premises to keep them in the best possible shape.
But I’d rather not comment on this and encourage our common readers to read more on this same website. This said, if you are looking for a freshly renovated property with the latest design this might not be your best address in Florence.
