Everything about the hotel was not good; my experience from arrival to departure was extremely frustrating.

1.) The reception is not located near the rooms. Yes, this is listed in the fine print but when traveling many stops not everything is remembered. When i arrived another couple was also waiting at the room location. We pushed the call button for about 30 minutes before someone came and got my wife and I and we walked to reception.

2.) The room was not prepared as a double bed and they wanted to changed 20 Euros to make it this way. Why? They said the staff had left for the day (we arrived 2pm on a friday), but... the man who brought us to reception said he can do it. So they just lied.

3.) The room had little of anything. No coffee, No water. The refrigerator was off and i could not turn it on.

4.) The pictures in bookings.com are not close to the room i received and the front of the building in the pictures is not the same as my rooms building. My rooms building was under construction.

5.) Every time we wanted something... Internet, we had to walk to reception and give them 5 euros... Power adapter, we had to walk to reception and get one. When we got back to the room, we discovered the adapter did not fit our rooms outlets. So we called but they could not bring another one.

6.) The shower is setup poorly and water went all over the floor. 7.) The room had no-internal lock. This is unacceptable in a modern hotel. I wanted to make sure that the room was secure but it is impossible.

8.) The people at reception were not accommodating in anyway, the mode they operate under is to punish people. This came from their actions and their language they used when i brought up these issues to them before checkout. - When i brought up come and getting a power adapter that did not work. They said... "This is italy, we have different adapters." - This is italy, we do not speak english. Ok, so what? During our trip, we stayed at four places.

Room Tip: The reception is a long walk outside that you will need to go any time you want something from them.

The apartment was in an amazing location, literally 2min walk from the Duomo and all of the tourist attractions in central Florence. The square that the apartment building in on (Piazza Repubblica) is stunning and there are lots of lovely bars and restaurants in this area, along with some very lovely shops such as Ferrari and Gucci!
The apartment is very well maintained and the kitchen area is perfect for use!
On check-in (at a different hotel but this is made perfectly clear) a gentleman from reception walked over to the apartment with me, showed me and ensured I knew how to get into the building, use the lifts etc - this was nice and he was lovely and chatty!
We had a mix up with the room as we had requested 2 single beds rather than a double, I called reception and they said it was no problem and they actually called housekeeping back in (out of hours) to come reorganise the beds.
The service on the whole was amazing, stunning location and for the price I was astonished to be in such a nice place! Other members of our conference had paid more, were not in as good a location as us and their rooms were not as nice. 100% would recommend!

Located in the dead center of Florence you can literally walk everywhere. The apartments are very large with fully equipped kitchenette and beautiful comfortable bathroom. Very clean and direct dial to the hotel Lanzi front desk for any questions. Definitely the best deal in the center of Florence.

First of all the residence is in a top location right in the heart of Florence. You walk out in a square surrounded by (expensive) restaurant and bars. All the main tourist attractions are walking distance and Florence is lovely to walk around.
We booked a studio apartment but ended up with two bedroom one. Sadly, it didn't overlook the square which was a little disappointing but being on the interior meant it was quiet.
The room was clean, spacious and everything we needed was there. We didn't use the kitchen as we ate out every night.
Sure, the lift is cramped and check in at the nearby Hotel de Lanzi is a bit of a pain. However, the staff were always very helpful.
All in all, we'd definitely recommend if only for the perfect location and good value for money when compared to a hotel.

The residence with it's perfect location has won brownie points for me. Located close to all the main tourist attractions, shopping streets, restaurants, transportation stops,as well as the tourist information.....what more can a tourist ask for? The residence lies on one side of a square surrounded with restaurants, and a carousel that i could spot right from my window. The place comes alive in the evening with lights, people in the square, the lit up carousel, live music. A supermarket located two blocks away was of much convenience.The train station at a distance of 10-15 mins made it convenient to commute to Pisa, and catch our train to Milan.The bus station near to the train station helped us to get to Siena. The check in is to done at Hotel De Lanzi which is closeby.We had to pay for the entire stay upon check-in itself.The staff is helpful and provided us with directions to the hotel prior to our travel.The rooms have all the ammenities and were clean and spacious. However one drawback was there is no housekeeping!!!! I surely would overlook that and definitely stay at the residence on my next visit.

Room Tip: ask for rooms that overlook the square in front of the residence.

We chose this residence because of the location and we didn't disappoint. Its position is perfect for city tours, shopping, sightseeing etc. Also if you stay in this hotel you don’t really need any means of transportation because you can go everywhere by foot. From the central train station is only about 10-12 minutes walk, from Duomo 1 minute, from Ponte Vecchio bridge 3-5 minutes, from Uffizi 3-4 minutes, from San Lorenzo market 4-5 minutes always depending on your pace. Another strong point of the Studio (323) we stayed was that it was spacious and had a kitchen corner with utensils (if you don't clean the kitchen during chek out they charge you with 40euros). However, some basic tools such as a toaster was missing, and there were some little damages (e.g., window knob was detached, and doorknob of the closet was broken) in the room that reception didn’t care about. Also, the reception of this accommodation is two blocks away, and the small elevator is impractical and difficult to use especially when you have to carry things such as a baby stroller. In general, the room is comfortable enough and so perfectly located in the centre of Florence that any drawback seemed irrelevant.

We stayed here for 2 nights and thought it was great. It took us a while to find the place (we didn't read about the check in at alternate venue) but once that was done all was good. We were over the moon about AC, the room was good, functional and so central to everything in Florence! We were a little surprised to find only single beds in the room but pushed two together and all was ok.

The kitchen seemed functional (stove, sink, cutlery, utensils etc) but we didn't use it as we were not able to find a supermarket near by.

Great value for money, would happily stay here again
