“Excellent little hotel close to SMN station”

We spent 3 nights at this hotel. The owners Luciano and Ale were extremely helpful. The room was large, bathroom was very clean. There was a kettle and a small fridge in the room. This has been the best hotel of our long trip to Italy.

Our stay at the Bellevue House was amazing! It all started with an exchange of emails between myself and Luciano, the owner. I knew from the first email that I wanted to stay there. He just seemed to be so honest and accommodating like the kind of person you want to do business with. The B&B was convenient to the S.M.N. train station, and to all the main attractions as well. We walked to everything, without a problem, no taxi's or car rentals needed. We were greeted by Luciano and his son Alessandro, they were simply splendid! They were glad to have us and meant it. We met Susan, his wife, the next morning and she was so lovely, my wife absolutely adored her! They engaged in conversation, recommended places to eat, attractions, and helped with excursions...they couldn't have been any more helpful! Luciano even recommended a place for us to stay at in Rome, which was great as well. The stairs did not bother us one bit, the rooms were spotless and charming. I am sure we will stay again. They went above and beyond to make sure we were comfortable, they took pride in meeting your needs, they even made sure to include our daughter during our stay, she was studying abroad there in Florence, hence our visit, and our stay at the Bellevue House. I do think, my opinion, that any type of negative reviews from the previous owners should be removed, so nothing negative reflects on the Michel Family. Till we meet again...Ciao!

The Bellevue House is very conveniently located near the train station and many sights such as the Duomo, the Central Market (Mercato Centrale) and other sights. The staff is excellent and Alessandro even walked to the train station to greet use, guided us to the hotel, and carried our luggage to our room. We were given excellent restaurant and sight-seeing recommendations. The room (Sofia) was quite roomy if a bit sparse. The only drawback is a walk up 3 flights of stairs (no elevator) but my wife and I did not mind that at all. We had a bit of rain during our visit and they provided umbrellas for our walk about the city. Don't miss Trattoria Da Giorgio (recommended by the staff) for very local flavor (food, atmosphere, and clientele). Overall, very comfortable and a good value.

Only 2 blocks from the Train Station, and easy walk, with attractions just around the corner. The owner led us to two cafes that the local enjoy, which had great food and atmosphere. It's a old fashioned hotel, and dont be dismayed by the walk up the stairs to the "2nd floor"-it's actually the 4th floor. Go on up and you'll feel like your in a 50's Italian movie. The owners son will bring your luggage up-refusing any tips.

Room Tip: One room in front overlooking the street was HUGE. But we took a rear room that appeared quieter...

Our stay at this delightful hotel began after a sleepless nine hours on the night train from Dijon, France. Upon our arrival our hosts, Alessandro (with his father and mother Luciano and Susan) greeted us warmly. Through our semi-conscious state Alessandro and his father helped us make reservations for nearby museums. They told us about good restaurants and let us store our luggage in their kitchen until our room was ready.
Bill and I set off to explore Firenze with the map and directions our hosts provided. After several hours, we returned to Bellevue House. Our travel guide had warned us about the flight of stairs up to the fourth floor where our hotel is located.
The climb was worth it. Our room was spacious. We were delighted by the size of the bed (twin size pushed together). There was air conditioning which we only used at night. We hadn’t brought our phones or any electronics so I was offered a lap top for email contact with our family.
Although I thought I had made all necessary contacts with our charge cards and ATM companies, Bill and I were unable to get the cash we needed from the money machines or the VISA bank in Firenze. Luciano and Alessandro were immensely helpful in solving this problem.
I highly recommend this hotel and hope that one day, in the near future, Bill and I can return. We would definitely stay more than two nights.

I think Rick Steeves said something like that in his notes on Bellevue House. My husband and I found just that during our stay at Bellevue from September 27th- October 1st, 2013. The family/owners are so welcoming, warm and helpful...and with one of them always on the premises we felt very secure. It was a pleasure to come back to our large comfy room after a busy day sightseeing- Luciano gave us lots of advice in this respect along with maps and directions when we arrived. They gave us helpful tips on where to eat, shop and Allesandro was up bright and early to carry our bags down to the taxi which he called for us at 5 am the day of our departure.The only room available for our first 2 nights was the one with the private bathroom across the hall- and that was fine- but when another large suite with ensuite became available we were moved to that. It was just super, lots of room and nice updated bathroom, good bed. The room faced the street but the double glazed windows and shutters made it nice and quiet at night. Susy was a wonderful hardworking hostess as well. Rooms were always nicely made up and included soap, shampoo, hairdryer and an electric kettle with selections of teas and coffees so we had something hot to start the day with. A little fridge for our wine and beer as well.
We would definitely recommend this B&B for it's location as well. No super views, but close to the train and bus station which was ideal for older backpackers like us who used the local transportation system.It is also handy to all the special museums and historic sights.
If we return to Florence this is where we will stay. The family made it a home away from home.

My wife and I stayed at the Bellevue on the 28th of September last month. The room we had was excellent, and the new owners were really wonderful with advice on visiting historic sites which are all reasonable walking distance from the Bellevue. We will stay there again for sure.
