“Not a practical/safe apt.”

We booked 6 night's stay through our travel agent. Upon our arrival (at midnight), we were ushered to our apartment, the only one located in the parking lot. Felt very unsafe. Flimsy door with large window and small lock and all windows facing the parking lot. The space was very small, but clean. Unfortunately, the point of renting an apartment was to make good use of the kitchen. The kitchen fell short of our expectations (based on pictures on the website and our experiences renting apartments in Europe - Prague, Paris, Lisbon...). There was only one reasonably sized burner and no oven. How are we expected to cook meals with only one burner??
Only 2 hours after our arrival (2 am), we were startled to hear someone who appeared to be in our apartment. After investigating where the sounds were coming from, we discovered that a mere bookshelf was blocking what used to be a doorway (in order to separate our apartment from our neighbors'). Nothing more. You could see the light emanating from the other apartment under the book shelf. It felt like the other tenants were in our apartment (could hear them brush their teeth and could hear them whispering). We did not feel safe at all (between the door to the apartment and the improvised wall). Needless to say, we didn't sleep a wink and checked out the very next morning.

Not recommended. Website was very misleading.

The hotel is only a ten minute walk from all the main landmarks. Parking was inexpensive compared to other hotels. Staff was very nice.

The Residence San Niccolo was definitely more expensive than some other Florence hotels but you get what you pay for. We rented a triple (easily could have fit 6 though) for two nights and paid about $430 (USD). The bedroom was large and had an armoire to hang your clothes in. We had one of the apartments with beautiful views of the river both during the day and at night. There's also a bus stop right outside the front door.

There were some cons but definitely not deal breakers. Breakfast wasn't great but can't expect too much when they have to leave it for you the day before. They gave us a croissant, the hard toast, jelly and juice. The shower was kind of little but the rest of the bathroom was a decent size. Lastly, we had to ask the on site guy for an extra sheet and he got a little annoyed asking us why we needed it (regardless he still got it for us).

Nice place to stay if you have a family and want some extra space but otherwise I'd save some money and stay at a hotel.

We stayed here for 2 nights and were very happy. It is an apartment, not a hotel, so no breakfast, etc, but we had 4 rooms, including kitchen. It has free, secure parking, there is a laundry on site and it is within a short walking distance to almost everything. Cab fare from train station was aound 14 euro. The internet is via the phone line, but free. The double bed is actually a double bed and not 2 singles pushed together, which we came across a few times while in Italy. We had the separate apartment at the back, so no views of the river, but at least we were very private. A definite gem within the city.

Booked five days away with E*****a and chose this "hotel" on the basis of the description on the website. First problem was actually trying to get in on a hot, sweaty Sunday afternoon, that took ten minutes. First impressions were favourable until I checked out the shower, manky and tired described it best. Tea/coffee making facilities were a pan and a two ring cooker and breakfast was packets of melba toast, preserves and fruit juice left the day before by the cleaning staff. As the Residence is on the junction of two very noisy roads, tranquility was out off the window. Not what I expected and so we moved out after the first night. This hotel may suit some people, without the road network it is great location but I expect more when it's rated as 4 star.

Let’s start from the top. Booked through Expedia because of the price, £700 for 7 nights in Florence seemed pretty good for my wife and I considering it’s a 4 star. But let’s face it, it’s a 3 star at most so don’t go expecting 4. It’s an apartment you’re booking so there’s no bar, concierge, helpdesk 24hr a day like you would expect, your just given a key to a building to live for a week. But it’s a bloody good building. The apartment was kept really clean for the whole week and the air-con was flawless. The noise coming in from the main road which rings around the centre of Florence is bad though, and for 7 mornings without fail we could hear the sirens from the ambulance/police. The location is pretty good however, and it’s only a 15/20min walk to any of the famous sites (Uffizi/Dumo/Ponte Veccio etc) so a car is completely unnecessary. We had a view of the car park but you’ve got about a 1 in 4 shot of getting a room facing the romantic River Arno so good luck. The building custodian was really helpful, provided an iron and board for the whole week. Breakfast basket was refilled every day by the owners while you’re out all day exploring. The cost of eating and drinking out is ridiculous so having a cooker hob, pots, pans, fridge etc is a great relief and you even get a nice little dining area to enjoy. Bathroom was lovely but the shower will not suit the chubsters among us, pretty tight squeeze but powerful and warm all day long. There was a little mould in there though so keep your eyes peeled. Overall it was a really good stay and would recommend this for quite independent people as you don’t get spoon fed like most hotel stays. Enjoy Florence! Oh, check out is 10.00am, bit of a bummer eh?

Just to re-iterate other review, This is an services appartment Not a Hotel. reception is very helpful when they are open 9am-6pm weekdays, which didn't help when i arrived after six on a sunday.

Apartment is reasonable appointed and clean, aircon quiet but needs double glazing as the italian emergency services love there sirons! Fridge and hob ment we could buy and keep some provisions (real fresh milk!) and could boil water for tea!

Good location, not quite central but ok. 20 mins to Duomo and 25 to acedemia (david). Half an your to the train station.

Favourite restaurant was Baldovino up Via Malcontente which was open on a sunday night but not mondays.
