“Perfect in every way!”

As we arrived in the taxi at the crossroads of Via Dei Servi the taxi driver said to me, you are in a fantastic location, and I looked down the street to see the Duomo a cool 100 yards or so away.. It has been our first visit to Italy and Florence is an awe inspiring place. First of Florence Residence is first class. We are a family of 5 with granny along for the ride and the suite for 5 was perfect.. A room for grandma, a raised level for mum and dad and a big sofa bed for the girls..the room is tip top quality with plenty of complimentary fruits, bread, juice, tea coffee biscuits.. Fully fitted with w/machine, dish washer, jaccuzi bath ! and very stylish decor and modern fittings , dimmer lights, this place is truly worth the money both for location and for quality and the service pre arrival and during the stay was great. The OK bar across the road where breakfast is enjoyed is great with welcoming staff and enjoyable atmosphere... Perfect to sit and enjoy aperitivo in the evening with the street players playing a tune.. This is a great place to stay right in the heart of Central Florence where everything is happening. We'd definitely stay again. Laura and her team run a great place here. Thank you First of Florence. The Brown Family

We chose this location due to the kitchenette and the central location and it delivered. The apartments are clean, great location, safe and secure. The family suite was big enough fot two adults and two children. The only minor things were the bathroom door had movement so it didnt shut therefore you lost your privacy. The kitchenette had a great welcome pack of food and so nice to get it and the fresh food. Laura was so welcoming and great with information. It was also great to have a dishwasher and clothes washer with a dryer. The breakfast that was offered across the road was varied, good coffee and very friendly service. The rooms were very quiet but the beds a little hard but that was experienced in a number of hotels in Italy.

First of Florence was everything other reviewers have said it is, a very nice, well-equipped, apartment in an excellent location, with a most helpful manager, Laura. The breakfast at the OK Bar across the street was good, and other meals there were also very good.. Overall, this is a good value for Florence.

During my Italy trip, this was e best accomodation for family of 6 with security!
With one bedroom upstairs, there was another one was downstairs. There were 2 sofa beds in e living hall with 3 bathrooms. Located at a convenient place, many sightseeing places were within walking distance.
It came with free breakfast @OK Bar across e street. We love e breakfast and its waiter service was gd!

An excellent choice and excellent value for Florence if you're travelling as a family, or just looking for an apartment for two. The rooms are interesting, clean, well-maintained, and have nice appliances. Kitchen came with some nice snacks for us. Laura was very nice and helpful. Convenient location on a pleasant street. But the noise from the street is above average if you're sensitive to that.

There are a number of good things to be said about First of Florence (see later below), but the story of the initial part of our visit did not fall in the "good" category. Read on:

1) We arrived for a 4 night stay at 2 p.m. on a Sunday afternoon--apparently the day off for Laura, who may be the only person who can operate the hotel.
2) We couldn't turn on the televisions (a mystery of a cable box in a cupboard) and Sunday staff also couldn't figure out how to use it.
3) We couldn't log onto the WiFi and Sunday staff didn't know how to do it. (We very belatedly discovered that the passwords on the card in the room that has been there seemingly forever erroneously showed the passwords in uppercase letters, whereas the correct passwords are lower case [per a sign in the office]. Why has this never been fixed?
4) Adding to our growing sense of isolation: The "apartment" has no telephone.
5) There were no instructions for using the in room safe--or much of anything else except the bad passwords for the WiFi and instructions for the clothes washer. Sunday staff did not know how to use the safe.
6) Sunday staff's best guess for the breakfast hours at the bar accross the street were off by an hour--albeit harmlessly so.
7) Sunday staff gave us only 1 key to the room. We didn't care at the time, but we cared a lot 4 days in the tense moments during checkout when Laura demanded return of the second key we never received.
8) The morning after arrival my 68 year old wife went to the complimentary breakfast at the "bar" across the street with a head of sopping wet hair because she discovered the built-in hair dryer didn't work when she got out of the shower. (By this time Patty had nothing good to say about the hubby who does all of the trip planning using Trip Advisor and was giving me her "We should have used a travel agent." lecture.)

Okay, now that I have that off my chest, here is my more typical review, starting a cautionary comment about properties in the "Specialty Lodging" category which is: Whether a particular property is good or bad can depend a great deal on what your needs are. (Example: If your cell phone permits you to make cheap calls in Italy and you know how to do it, you may not care less whether there is a phone in the room that lets make free local calls to the phone card access number that will let you cheaply call the USA.)

First of Florence--The Good:
1) Location, location, location! Easy walking distance to most of the tourist destinations in Florence, and an inexpensive taxi ride to others. A short walk to a very adequate grocery store. A short walk to restaurants.
2) Attractive (at least in our case) apartment units with good kitchen facilities. (Including--miracle of miracles if you are from the USA--a coffee maker that makes what residents of the USA think of as "real coffee". Happily we were traveling with our own supply of ground coffee and No. 2 filters--No. 4 would work even better.)
3) A good complimentary breakfast at the "Bar" accross the street. (A bar in Italy is not what it is in the USA. Walk in, sit at a table, and choose from the menu--perhaps a ham omelette, toast, and orange juice. Enjoy watching the regular locals who typically stand at the counters.)
4) An in-room washer/clothes dryer. (Plan ahead. The capacity is small and the runtime to both wash and dry can run close to 3 hours. But with a little planning it is a blessing to be able to do the wash in your own apartment rather than in a central laundry room!)
5) When Laura is there, she is indeed a blessing. Whatever you need, ask her.
6) A complimentary bottle of red wine, a fruit bowel, and a couple items of meat and cheese, on arrival. (Not that we used it. We gave the wine to a staff person [we drink white] and didn't use the fruit or the stuff in the frig, despite a 4 day stay, but it's still a nice touch.)

First of Florence--The Not So Good:
1) Lots of street noise. Even with the windows closed we could all-too-easily hear conversations on the street. Worse: We could hear all the buses and motor-cycles that constantly parade past on busy Via Del Servi about 18 hours a day. (At first I assumed the problem was the large windows in an old building that might have been installed before people thought much about sound proofing. And we are used to noise in downtown locations like this. But, no, the windows are contemporary--even double paned--albeit with very thin glass. But whoever selected them gave no thought to sound proofing issues.)
2) Dangerous stairway in our "loft" unit. Steep. Inadequate hand railing. Would never pass code in the USA. You need to get to the loft to sleep or use the bathroom. Getting back down is even harder--particularly if you are carrying anything--such as your suitcase. If you are seniors [as we are] or have any mobility concerns, I assume you can be more appropriately accommodated in a room with a different layout--talk to office staff when making your reservation--preferably not on a Sunday.
3) Tiny bathroom in our loft unit. I've encountered a lot of small bathrooms in Europe, but this one set a record.
4) Daily functioning too dependent on a single person who not always there. (Laura will call a taxi for you when she's there--but what if she isn't? Besides, if I wanted to be dependent on hotel staff, I wouldn't be picking an "apartment" facility in the first place.)
5) Generally weak management--or what is called "management by exception" (we wait until someone complains loud enough.) How hard can it be to avoid the problems discussed at the beginning of this review?
6) Poor television for English speakers. We didn't go to Florence to watch TV--but then the day came when I wasn't feeling well. Without any TV guide we searched and searched for English speaking television stations and found only 2--a news station out of Paris that repeated the same news every 15 minutes and another station that was so forgettable that I forget what it was.

The pictures don't provide enough information about First of Florence. We were expecting an average multi-person suite but were surprised as to how lovely the hotel was appointed. It is clean, well run and in a great location. (sort of - more below) It is a bit confusing when first arriving since the hotel is on the first floor of an apartment building with private residences. Go up one flight of stairs or take the slow, clunky elevator and you will easily find First of Florence. Laura was fantastic at taking care of checking us in and getting things settled.
We had come from a hotel in Venice with problems getting the hot water to work. The pluming problem followed us to Florence. The 2nd floor bath tub leaked to the floor below and the fancy high tech Jacuzzi shower would not drain. However, Laura got right on the task of fixing it.

Our location surprise came on the first night. It seems that a night club called Pink is just around the corner from the hotel and closes at 2:00 am. Trust me, the patrons don't leave quickly or quietly. Bring foam earplugs on your trip if you are not accustomed to noise.

Also, while Laura was great, we were not impressed with her restaurant suggestions. Use Trip Advisor or another guide for finding restaurants. If we had been facing another direction away from the parking area where the night club was located, I would return to this hotel if I stayed again in Florence. It was clean, well decorated and spacious. Note that we did get a suite for 6 people so it had to have adequate room. It was nice to have 3 bathrooms. It has lots of great amenities including wine, fresh fruit, cookies, cheese and ham in the refrigerator. Laura does a great job managing the hotel.

Room Tip: Get a room away from the side of the hotel with the nightclub if noise bothers you at 2:00 am
