“Great location, great deal for the price”

We arrived late at night in the pouring rain and the gentleman proprietor (so sorry I've forgotten his name) showed us to their nearby accomodations, Soggiorno Anna Maria. He was very helpful with our bags and gave us a map and pointed out a few things.

Rooms are clean and comfortable with nice bathrooms. The location is quite good - a 5-7 minute walk from the train, perhaps 5 min to the Duomo, maybe 10 to Uffizi Gallery. There is a fun street market nearby that is open every day.

We were also able to store our bags after checkout and come back for them later.

We were a little confused, as I thought we had an option for breakfast, but when we asked about it, we were given directions to a cafe. This was fine though - the cafes are good and plentiful in Florence!

My daughter just retruned from Italy with a 3 night stay in Florence. The Katti House was our favorite! Located close to the market and all attractions it is a great value. The owners, who don't speak English, did their best to make us feel welcome and comfortable. The price was incredible - 165 Euros for 3 nights. Our room came with a large queen bed and our own bathroom. It was spotless and quite comfortable. I would recommend the Katti House for anyone visitng Florence who would like a down to earth place to stay - very homey!

We found this B&B when we got stuck in Florence during a transit strike. Instead of continuing on when the strike was over, we liked it so much, we stayed for 4 days.
Katti House was very centrally located, and right across the street from a laundromat, and internet, and just a few meters from some very good restaurants that were recommended by the owners of the B&B.
The building was at least 400 years old, and the owners were in the process of restoring and renovating the rooms. We stayed in a double room that was spotless, comfortable, and very nicely decorated. It even had a ensuite bathroom - and for 60 euro a night, it was a great value. Breakfast was brought to our room - typical Italian-style with a cappucino, brioche and toasts with jam. Very good.
The owners were enthusiastic and eager to share recommendations and information; you could tell that they enjoyed their place. We were well taken care of, during our stay, and I will be going back the next time we are in Florence.

My husband and I recently spent a week in Italy, with 3 nights in Florence at the Katti House. Overall, it was a good stay in quite a great location, but a few things went differently than what we expected. For the price, it was very much worth it (65 Euros a night), but just be aware of the noise situation...

My husband booked our room via e-mail and specifically requested a quiet room (as we had read about the louder rooms here on Trip Advisor), and they confirmed this request. We figured we were set. The e-mails were all written in good English, so I'm not quite sure what happened there (since the owner and the room-cleaner, possibly her husband? both speak Italian only)... but it seems our request did not actually make it to the woman in charge.

We arrived in the afternoon at Katti House, and were promptly shown down the street (about a block) to another address... apparently they have two properties, the other one named as Soggiorno Annamaria with 4 rooms in one hallway on the 2nd floor. The woman showed us to our room, #2 on the left, and requested that we pay in cash. We did so, and she left.

The room itself was quite nice, high ceiling, decent bathroom (rather dark, though, with a light that timed out automatically after about 20 minutes), working TV, no phone, a large bed (two singles pushed together, European-style), and a large window with wooden shutters outside (no screen) and locking glass panes inside.

On the bed, there was a sheet and a very thin bedcover over it, which would have been fine in high summer... but this was mid-October, and things were getting quite cold at night. There was no heater to speak of (just a radiator in the bathroom), so we were very cold the first night. And I mean, freezing!! We did not sleep well at all. The second night, the weather was better, so we lucked out... and by the third night, the room-cleaner had come by (he was a VERY nice man, extremely friendly and cordial, I really enjoyed meeting him) and put in a heavy down comforter and we were happy. It just would have been nice to have that a few days earlier, or to have it available in the cabinet for us to use on our own initiative.

The other, more important negative was the NOISE. This was not a problem during the day, as we enjoyed having the window open and hearing all the sounds of the street below. (The neighborhood is by no means questionable, by the way... I am not sure where other reviewers got that impression, unless they simply don't like the look of immigrants?... it is definitely an immigrant-dominated area, but I found that this added a LOT of flavor and variety to the street, and we felt quite safe walking around at night with plenty of other tourists in October).

But at nightfall, when the local market vendors started to slowly drag their big wooden carts over the uneven cobblestones outside, and the sound bounced up both sides of the very narrow street and right into our window and ears... yeah, that was not pleasant. Even after we closed the windows completely, the sound was very loud and sleep-disturbing, especially considering we had requested a quiet room.

Eventually we got some earplugs, which helped, but the sound returned in the morning as the vendors dragged their carts back out to the market. There was nothing to be done for it, unfortunately. It's tolerable if you do bring some industrial-strength earplugs, but if you're a light sleeper (or if the windows are left open in the summer heat, for example), I don't recommend it.

So, great price and location for what you get... just bring earplugs, warm nightclothes, and don't expect the owner to fulfill your request for a quiet room.

The Katti House was a great find! My friend and I last minute needed a place to stay in Florence. For 55euros we stayed here. It is located about two minutes from San Lorenzo's market and about 5 minutes from the Duomo and Uffizi. The double room was very spacious and nice. It even included a great bathroom. It was in a fairly quite neighborhood and has air conditioning. The couple who run it are amazing. We needed to find a ride to the airport at 4:30 am and they offered to drive us there for 20euro, instead of us bothering to pay more for a taxi and figure out how to get one. It was the perfect find! I highly recommend staying here.

The Katti House was situated in a great location, near enough from the train station so that we didn't need to drag our luggage for too long a distance and also near enough the main sites such as San Lorenzo and just abt 8 mins walk to the Duomo.

The double room provided was big but there were not enough lightbulbs to luminate the room, so it was basically too dark to read at night. The lady at the reception was very nice and friendly but does not speak English, so it can be a problem for those who do not speak Italian. At night, the place gets a bit complicated with dubious characters who linger around the street but good thing is that you can't hear them from the rooms.

The Star Kebab just opposite serves the most delicious kebabs we tasted during our entire trip in Greece and Italy.

Don't ever book with the Caf Tours for the outlet shopping which is very near Katti House cos they are generally unbelievably rude, irresponsible and extremely arrogant. For the Eur 23 they charge per person, you'd be better off catching the public SITA bus or the taxi to the outlets cos this supposed tour agency's a huge letdown and we had an extremely unhappy experience with them which almost ruined our entire trip in Italy.

In any case, Katti was overall good value for money and i'd stay there again.

Small hotel, VERY well-priced, with a friendly and honest owner who makes it her mission to ensure that you are comfortable throughout your stay. Traditional tuscan style decor, and a very comfortable bed. Surrouding neighborhood is a tad questionable at night, but arguably worth it for the price of the accomodation. Food is not included, but there are plenty of bakeries nearby to pick up breakfast on the go! Close to main train station.
