This place is great! The stuff is the best!! I must thank Angelica for the excellent service she provide and next time I'm coming back there for sure!! The location is extraordinary because is really near to train station and you can reach every place of interest in a short walk. The rooms are very spacious (I have been in two of them), there is a fridge and if you need something else, you just have to ask for it, they have everything!! Thanks for all!!

Hermoso lugar, el staff es genial, debo agradecer a Angelica por el excelente servicio que nos brindo, la proxima vez vuelvo seguro!! La ubicacion es extraordinaria, muy cerca de la estacion de tren y a minutos de toda atraccion turistica. Las habitaciones son muy espaciosas (estuve en dos), hay una heladera y en caso que necesiten algo solo tienen que pedir. Muchas gracias por todo!

location - 5mins from Firenze SMN station. Terrible: 1) Promised air-conditioned rooms, wasnt informed before or after check-in that they had switched off the air-conditioner (they cut off the plug). After enquiring, Angelica said in a nonchalant manner that "this is italy, everyone switches off the air-conditioning in September cos it's 16 degrees outside". For goodness sake, it was 26 degrees!!! She then advised us to sleep with room doors and windows close (ie. no ventilation/air). We suffered mosquitoes bites and the incessant police/ambulance alarms throughout the nights when we slept with windows opened.
2) Dont ever go for the room with external bathroom as (a) it's not Privato (anyone can go in) (b) the toilet bowl is not clean (black at the bottom), (c) distance from toilet bowl to the huge washing machine in front is like a budget airline space (doesnt work if you're big built) and (d) shower tap shares water with the washing machine so the water stream is tiny since the washing machine for some reason is running periodically.

Room Tip: dont choose the room with external bathroom.

No, I did not mess the title wording and either forget the little English I know. It is just the flow of feelings my wife and me had during the 4 days (3 nights) we've stayed there back in September 2011. It was our first B&B accommodation ever and we did not know what to expect. Soon we found out the location is basic like a big home with 7 or 8 rooms. In the lobby at the entrance there is the reception and also a table with newspapers, water and other few “last minute needs” which guest may find helpful over the day. In the evening there is no one there and each guest has a heavy key chain with the keys from everything: street door, elevator, front door and room door. The rooms are exactly like many other reviewers said here: obsolete and the first impression is that they will smell of oldness and are unclean. Very, very wrong. Everything is well cleaned, they changed our sheets and towels every day, the toilet and shower were absolutely shining. My wife had a real shock in the first day (I told you, was our first B&B after a series of 4 and 5 stars hotel in other holidays) and finally turned very pleased and realised the efforts the owners make to keep you satisfied. More, you’ll find out how easy you can dispense of all kind of facilities a 4/5 star hotel is offering you at a high price and how little you need to feel happy in a holiday. Of course, I am talking here about travellers who leave in the morning and return in the late evening. I mean, this is why you make a holiday in Florence, no? To visit and enjoy the town culture and hospitality. For the business travellers which want to stay at the base during the day, even for a couple of hours it is not the right choice due to lack of facilities.
The inn position is marvellous, allowing fast access to main highlights in Florence and shopping areas (you do not want to see a museum in the afternoon carrying all the shopping bags from morning session). I will recommend it to every one else with all my heart.

The location is perfect, very central. It could be difficult to find as there is no sign outside but the name is only mentioned at the doorbell. It is not an actual hotel building but a big apartment (on the third floor) with different rooms. There is an elevator but it is rather small, two people with backpacks might find it difficult to squeeze in. The place had a quite strange smell, which was particularly strong and unpleasant in the bathroom. The furniture in the room was a bit dated but this can be also considered charming. The room and the external bathroom were generally clean but the toilet needed proper maintenance (it was black at the bottom). There was a washing machine in our bathroom which was on in the morning, so when you had a shower you had to constantly adjust the waterflow to compensate for it.

This place was perfect for our stay in Florence. The room is old fashioned but large and clean. The owner was very helpful, letting us print off our tickets to all the attractions.
Easy walking to train, restaurants and all attractions.

I didn't like that the room smelled like smoke. The bathroom was extremely dirty and the floors were not swept or vacuumed. I was not given the right room to begin with. Carpet is too dirty, Blanket smells terrible, not enough light. So on. And the beds were really hard and the covers had dirt on top of them from the floor. I could tell the room was not cleaned properly at all. I had found trash from whoever was there before like papers and dirt. The door was not secure and did not lock from the inside. It also had holes in it like it was previously a bathroom door instead of a regular door....What happened here?!....

To get there is a bit difficult as the narrow street is not generally open for motor traffic, the entrance to the house is unobtrusive as for a private practice and the lift to the 3rd floor a bit ramshackle and complicated to set in motion. Once you are upstairs, you are cordially greeted as in a private home which in fact the hotel is as it is family-run. The daughter speaks English well and you have no difficulty checking in. My room #1 was quite spacious with a large and comfortable bed, a sofa, a chest of drawers, a wardrobe but no writing table. The adjoining shower bath is also quite spacious. There is hardly any street noise so that you can leave the window open at night and do without the air conditioning except in a hot summer. WLAN ist available free of charge. I didn't try breakfast as I left early. It is close to the SMN railway station as well as the Duomo.
