Great location, clean and beautiful apartment, fabulous views. The pictures don't even do it justice! (the Bardini Gardens and its statues are in the distance... go here instead of Bobili even though it is a bit of a walk). The number of steps was challenging, but would not keep us from staying there again (pack light). It was 95 degrees while we were there and while there isn't air conditioning in the whole house, there are very good air conditioners in each bedroom. It was warm inside the rest of the house, but not unbearable. Two of the bedrooms are really, really nice (even better than expected). These are the ones with a double bed and the one with the single bed which leads out to a terrace (again, even more lovely than expected). The other double bedroom is more basic, but not a deal breaker. The one thing that would have made it more comfortable would be new pillows-- the ones we had were fairly hard. The two bathrooms are also nice and spacious although the shower sprayer does need to be fixed so it stays up. Also, It was great having a practically new looking washer and a big drying rack. Consider bringing a sound machine since Florence in general tends to be loud. The check in was a little rushed and if it is important to you, make sure the WiFi works. Do not ever reset or unplug the WiFi or you will be out of luck for a few days. There is a grocery store right around the corner and next door there is a cafe owned by a super nice guy (Guiseppi). The best gelato we found is over the San Trinita bridge on the right hand corner (name begins with an E). Even though it was expensive, we got a Firenze card and it was worth it in that we got in much shorter lines. The line to see David was over an hour wait and we waited about 2 minutes! Apartment is highly recommended as long as you are willing to climb stairs.
Perfect location, just a few minutes walk from anything you could want to visit in Florence, and a warm, welcoming apartment with a real sense of it being a family home, which it is. The only slight drawback is the 81 steps to the 4th floor but we all felt fitter by the end of our stay! So much space, and very comfortable. I can't recommend this highly enough.
Five of us rented the three bedroom, two bath apartment for several days and from the first time meeting with Alina through the end of our stay we had a wonderful time living in a place with classic luxury while at the same time providing things missing at other locations like plenty of hot water at sufficient pressure day or night.
With a full kitchen and a store only two blocks away we prepared some meals at "home" on the Arno or headed out being tourists with the Uffizi only three blocks away.

My wife and I and our three adult children stayed here. It was indeed "Splendido". It was perfect for us. Plenty of space and comfort. And close, walking distance, to everything we wanted to do.
As a family of 4 ,we had great space in this apartment. This apartment had real character and was a joy to stay in . The main bedroom was large and had great views across the river . Location was good in the Sante croce area and was within easy walking distance of the main sites.
The kids were delighted with the wi fi and netflix .
There is a supermarket 1 minute down the road .
Cons; There was a fair bit of noise from the streets at night with vehicles and some music ,but this quietened down at 12.30 am. The 4 flights of stairs were a challange , but that should't be a problem to most families .
All the pluses more than make up for the negative points and would have no hesitation in recommending to a family of 4/5.
The letting agent arrived on time and was very professional.

Loved staying here. There were 4 of us. The bedrooms (esp the master) are big and plenty of room. The only downside is the lack of elevator. It's on the 4th floor. Other than getting luggage up and down it is perfect! Very nice owners too!
The comments made by many other reviewers about the location, accessibility, and beauty of this property were not at all exaggerated. It is simply a lovely, comfortable, spacious, and exceedingly well located apartment. All the major museum attractions are close and walkable as are groceries, markets, high end and tourist shopping, and treks to the gardens across the Arno. The owners were very responsive to questions and Alina, at the management company, was very accommodating. We enjoyed everything about Splendido Lungarno except leaving it!
