Rooms are nice and clean, with a nice view on courts. Bed were ok, and overall we had a nice stay. Since we didn't plan to spend much time in room, it's nice. Nice restaurants were hard to find, but thanks to Tripadvisor we found really nice places to eat around, and for breakfeast.

Receptionist was only there when we arrived and didnt speak english, which we dont mind, its even charming, and allowed us to practice our italian.

Pro : Not expensive, simple, and somewhat typical.
Con : Not really a breakfeast (its a basket with some packed bread and croissants)
15 to 20 minutes walk in not so nice streets and surroundings until the train station, which is close to everything. But hey, we're in vacation, we didnt mind taking the time.

Prons: cheap. Air-con. Room is generally clean.

Cons: 15 min walk from the train station under the sun in July weather is a bit too much. The flat is on the 2nd floor - not so convenient if you have heavy suitcases.

You hear noises from other rooms. During peak seasons you may have to queue for using the bathroom.


Overall, fair enough for what you pay for.

Don't be surprised that there is no reception, you have to call the number written on the sign, a very polite lady will come in 10 minutes, the rooms are on the second floor and there is no elevator. The flat is quite clean but we shared the bathroom although we didn't know that until we arrived. The room was quite small, 2 beds, a small table with the "breakfast basket" containing the very basic breakfast stuff. There's a shared espresso coffee machine and a small fridge outside the bathroom. Our room was quite noisy because the window was at the side of the street. The area was a bit weird after 21:00 - 22:00. It's ok to spend a night or two but we wouldn't enjoy the stay if it was longer. A place to spend the night and have a quick shower.

Room Tip: Get a room with its own bathroom and not from the side of the street.

WE had originally booked into the sister hotel Bed & Bed Peterson, and were informed upon arrival that we were in a different place.
I was initially a little upset as we were walked about 5 minutes further out of the city to Cassia, over quite a major main road which took quite some negotiating due to about 4/5 different roads meeting at the intersection.
The hotel itself is a few floors up on 1 of the quieter of these roads so no problem with road noise or anything, just having to negotiate the road to walk into the city was a slight annoyance each morning.
The room itself was clean and airy, with a basic balcony and a few shall we say, interesting pieces of art work.
The WC was large and the shower itself was very good and powerful.
Breakfast was a few packaged croissants with a coffee maker in the hallway.
Overall as a base for exploring the city it was adequate and good value for money.
Added pluses of aircon and wifi which worked well.

This is not actually a hotel but a converted apartment with 6 rooms. It is clean, beds are comfy and it has AC (which is a plus). It is convenient to the Train stations in a quite section of town. The bus stop is near by but you can walk to town with no problem. There are no restaurants near by so you must eat before you return to your room. There is no TV stations in English so you are pretty much on your own. The breakfast is basically some rolls and jam but there is a coffee maker and a hot water kettle in the hall. Great place to stay for little $$$$$. There is one problem and that you have to call the owners to get a key. With my limited knowledge of Italian and the phone system that proved to be a great problem. Took over an hour to get them on the phone and it was pouring rain.

It is located on the second floor so you have to use you muscles for once to take your luggage up.
It is close to the bus stop on Via Monaco (bus 22 will take you directly to santa maria maggiore, close to the duomo or to the santa maria novella station )
Upon arrival we were met by the friendly owner who, admittedly, doesn't have perfect English but we could communicate perfectly well with a bit of pointing and sign language. The Room was a bit worse for wear and was not quite as advertised in the photos. There were mosquitos all over the ceiling and the walls were very thin so we heard a few things we probably shouldn't have. The breakfast and 'kitchen' area isnt much. If you planned to come to florence and stay locked in your room the whole time, then no, don't even think about it but for a place to crash what more do you want.
