First the Pros - fantastic position and rooms were nicely done.
The cons however were
- there was a 'minibar' advertised on the website we used as well as complimentary toiletries, what they translate to is an empty fridge and some hand wash - not a problem unless you arrive after the shops have closed.
- the air conditioning unit was like trying to sleep underneath a helicopter
- despite several emails concerning breakfast being an extra and agreeing to pay for the said breakfast, when we went to the cafe below ( supposedly an arrangement had been made) they knew nothing so we paid them directly

Having said all that the view from the shower was worth the money

we wanted to stay inside the walls for san gimignano. i found this little hotel on expedia and the location was perfect. it was probably our favorite of the 4 places we stayed on our trip. it's in the main square of the town, so anywhere you want to go is only a couple minutes to walk. some people mentioned the it can get noisy since it's on the square but we didn't have any issue with noise at all.

we stayed in the 4-person suite for just the 2 of us, since the other two rooms were already booked. i didn't mind at all because i liked the canopy bed the most anyway! it was spacious and had a couch which made it feel much more relaxing than a normal cramped hotel room. i loved the look with brick walls and the wooden beams in the ceiling. also loved that the windows had the wooden covers to keep out the light - it gets so bright so early in italy! it was also great to have a fridge, so we could chill the wine we bought and drink it during our stay. we did have to buy our own wine glasses since those are not provided, so we found some for 1 euro each at one of the little stores.

the girl at the front desk was extremely helpful with how to pay our parking ticket from the day before. one thing to be aware of - since they are so small, they don't have a front desk worker there 24 hours a day. a way to contact a hotel rep or the police in case of an emergency would have been nice.

we found out after we booked that you get a pass which allows you to drive to the hotel to drop off & pick up your luggage - this was VERY helpful since the cheapest parking (P1) is of course farthest away. it was a 10 minute walk uphill from the P1 lot, so it was nice that we didn't have to pull our luggage in.

Room Tip: the 4-person suite must have the best view - it looks out over half the town and then over the tusca...

Great view of Tuscany out our room window. Perfect location on Piazza Cisterna. Tastefully updated rooms in keeping with Tuscan feel. It worked out perfectly for a family of 4, kids ages 14 and 11. Just a note, no breakfast was included, but there were multiple cute cafes next door. Recommend is to park outside the city walls and walk to the hotel, unless you are very comfortable driving on steep, narrow, pedestrian alleys.

First off, as helpful as the website is with helping you figure out where to park and how to get to the hotel, it is actually a little challenging to find the hotel once you're in the square. The sign for the hotel is in a door, not above the door on the outside, which makes it difficult to spot.
We were happy to not only find a great hotel inside the city walls but to find one that allowed for four people in one room. We specifically didn't want two separate rooms for four friends traveling together because we didn't want to feel like we were being sent to our rooms each night without being able to continue conversation. That being said, although the room was nicely sized, it was not enough space for four adults to spend more than one or two nights very comfortably. Especially with one bathroom to be shared. Again, not the fault of the hotel, just an observation.
The room was very clean, had a beautiful view of the valley and had a spacious, modern bathroom.

This hotel is in a building built in the 9th century; it's one of the oldest buildings in San Gimignano. You feel it, with the thick walls and the rough stone walls. But they've done it right, putting the showers behind floor-to-ceiling glass against the exterior walls so you have a view of the city's famous towers while you bathe. It's right on the Piazza de la Cisterna, so the location couldn't be better. There are only three rooms, and ours was on the back side. Fortunately, in San Gimignano, all the views are good. Plus, the helpful staffer Geni was an absolute pleasure.

We stayed in this hotel two nights during our trip through Tuscany. The staff was very helpfull about everything- parking, good places to eat, best directions to other towns..The room was very clean and very good featured.I recommend this hotel and I I definitely want to go back there.

would have liked to have a large mirror. good location. clean, new, pretty décor, fantastic view of la Toscana. Friendly and helpful staff. Family of 4 in a spacious room. if we return, we would stay there again.

Room Tip: 3rd floor, facing the countryside.
