Great location in beautiful quiet valley behind Assisi. The rooms were clean and comfortable, except sitting on the sofa bed was lumpy. Sadly Gerry was involved in the building although the architect's design was OK. The place lacked "buzz" but was satisfactory dormitory to visit the many attractions of the area.

We have just returned from a week at the Carpediem in Assisi, and I was nervous about going to this RCI timeshare after reading the reviews. However, we found it to be lovely. We had wonderful views, the accomidations were as clean and comfortable as any RCI unit (which means fairly good-not 5 star). The "store" had coffee, milk, jam-all I needed for the mornings. We did not use the pool or shuttle, so we did not have to pay for these services with the "club card". The trick to getting here is to go into Assisi, and follow the signs for Gualdo Tandino. This is the road to the timeshare. I would definitely return for another chance to see the stunning hill towns.

Nice, clean comfortable and quiet. with a picturesque scenery.
You will need car for visiting Assisi (5min) and Umbria.
You can visit Rome and Florence by train (approx.2-2 1/2hours) from Santa Maria degli Angeli (10min)

Unless the Carpediem has really gone down hill in recent years, it's really not a bad property. The problem comes when guests think they are going to be near Assisi. They're not. We went through RCI and, true to form, they weren't very clear on distances. A car is necessary. However, after we got over our disappointment, we did take the time to realize what a beautiful setting the hotel lies in. The Umbrian mountains, forests, and streams are lovely. Our room was clean and well appointed. The staff at the time spoke excellent English and were very helpful. Townspeople are friendly. We walked down the hill to local family restaurants and had excellent meals. One of the owners gave us a bottle of homemade wine and actually drove us back to the hotel. Although I probably won't be back that way -- too many other places to go -- I wouldn't discourage others from going.

RCI Exchange...We found our 1 bedroom apartment very clean, with SKY TV channels in English, daily maid service, and only a 7 minute drive into Assisi. The warned mandatory club expense was NOT applied since we didn't use any of the services. Laundry was exorbitant--$7.50 each for washer and dryer loads, so we continued to handwash and use the provided drying rack and free iron. Midweek bedding and towel exchange was nice. The outside property is under extensive renovation and repair which it needs, but our individual apartment was quite acceptable and at only $200/week for a timeshare exchange and absolute bargain!!! Will return in about 3 years.

We got this place by RCI. I've never had an experience like this, a very filthy appartment, nothing works, no kitchen towels, airco doesn't work, safe don't work, showerhead is not fixed, you can't believe this, you must pay for the pool, for a deskchair, for an umbrella, unbelievable, when you ask for repair, nothing happens, its old, theirs nothing to see, you must pay for the transfer tot assisi. cleaning of the appartment sucks. Never see me again, stay away, this should be closed from RCI.

This is the most terrible resort we have ever been to ! We also got to this place trough an exchange by RCI. Like already mentioned in previous reviews it is an old poorly managed resort. We too got a room with a none functioning airconditioning. The maintenance guy (speaking only italian) nodded his head and just said that is it.
The 'management' consist of some youngsters speaking hardly any English and being very arrogant . Upon arrival you are ask to get a club card (price 30 euros a week per person) otherwise you have to pay 3 euros per day per person to use the pool and an additional 3 euros for a sunbed as no towels are allowed on the ground. One is obliged to wear a bathing cap cause of the -hygiene but the pool is so filthy at the edges, it has not been cleaned in months! Mind you on saturday the pool is closed cause the pool intendant need to sit at the check-in desk. There is nothing to do in the resort, the -fitness room is outdoors being some equipment stalled under a tent which stands in the burning sun ... no need to say nobody uses it. btw the pool/fitness/tennis area closes at 8 pm. The tennis court is a concrete field with numerous holes in it and they will charge you 5 euros per hour for it if you dont have a club card. And a last warning : if you ask in your best English the cost for calling from your room please mention that it is not a number in italy you are calling (cause that is the reason you are speaking English) ... we got as answer 15 eurocent per minute but ended up with a huge bill cause it is only for numbers in Italy that you pay 15 eurocent for any other European country : 60 eurocents !!!
Please stay away from this rip off place ! You are better of in some bed and breakfast places around the beautiful city of Assisi !
