This is a family run bed and breakfast, with three guest rooms on the second floor. It is located in a close-in residential area of Santa Maria degli Angeli, which is the town closest to Assisi (and where the train station is located.) It would be possible to walk to the train station, but the owners graciously offered to pick us up and and drop us off. The central/tourist section of SM Angeli is even closer, and there are three excellent restaurants a short walk away. The owners also recommended a very good restaurant in Assisi. The bus stop for the line that runs to Assisi is about a block away, and we took the bus every day that we went to Assisi, and then walked home (the climb up is really steep.) The other day we walked to the train station and went to Spello for the day.
Our room was extremely comfortable, and very quiet, especially when the french doors were closed. Otherwise there was some noise from the dog down the street and from the neighbors, but we considered that a plus, since we felt we were living with "real" Italians rather than other tourists. We had the room with a balcony in the front, and we had an excellent view of Assisi up on the hill, which is gorgeous at all hours but especially at night when the Basilica and the Rocca Maggiore are lit.
The place was spotlessly clean, and breakfast was ample and varied. The specialty is the cake of the day, and we got to try five different ones in the five days we were there. I think I liked the fig one best, but they were all good.
The business is mostly run by the older generation, and Signore Carloni speaks only Italian. The Signora speaks both Italian and French, and son Fabio is the English speaking member of the family; he handles the e-mail contacts but more or less vanishes once guests are settled. However, language need not be a problem, as the Carlonis keep a laptop set up with a translation program, and if communication fails, you can type your question in English and click the "translate" button, and Signora Carloni will read the result and and answer you. If all else fails, she calls Fabio on the cell phone and hands it to you!
Credit cards are not accepted, but with ATMs easily available, that's not a problem.
