“Excellent place”

We stayed in this place with my family in 6 person. The place is in middle of nature and it's also very closed to city center. It takes only 4-5 minutes to go over the Perugia city center. But if you don't have a car, it's not possible to reach at B&B. Owner family lives in same building and they're really cute, helpful and warm. Bedrooms are more than clean and the bathrooms are inside of bedrooms. The breakfast was also wonderful with homemade muffins, cakes and coffee.
Without a satellite navigator system I could arrive up to 2 kilometers of the place. But there was no problem. Because the owner reached immediately to us and we followed him and we arrived to nicest place that we've never been before.

Thanks to this family for giving us possibility of stay in this excellent place.

Let me start by saying that you need a car. No question about it.
Our Garmin GPS bought from US had no issues finding the address, even though it's not that straightforward. The little narrow unpaved road from the main was not easily climbed by our rented Fiat 500 (by the way, stay away from this ridiculous car!)
But when you get there, behind the automatic gates, there are thousands of flowers surrounding a sparkling clean home. Several rooms with bathrooms share the same kitchen/great room at the upper level of the building. Breakfast is decent, but you can probably do better eating in town.
I wish we planned our trip with a few more nights in this place. The hosts work in town, so they are not at home all the time. They pay special attention to kids and they provided everything we needed (from all 9 or 10 places we stayed in Italy in more than 2 weeks, traveling with a 2 year old, this was the most kid-friendly).
And don't be fooled by the majority of reviews being written in Italian. The host speaks perfect English.
Water is hot, beds are comfy, the rooms are small but extremely clean and charming.

I can't praise enough these people for what they are doing.

Compared with what you pay for a room in town, this is great value! If you want a great place to enjoy a coffee in the morning, wake up surrounded in the scent of flowers and be treated like a family member, this is the place. 5 stars in my book.

I hope we can return soon and spend more time, exploring the area more thoroughly.

C'era una volta (which means once apon a time in English) was the best value of our entire trip, but it's not just the value that merits the top rating. The place is gorgeous. Each room is unique and charming (I got a peek into most of them) and even the bathrooms are extremely nice. This was the quietest place we stayed, with excellent beds: a good place to catch a good night's sleep. Also, there is an enormous great room, with fully equipped kitchen just for the guests. There are a couple of supermarkets a few minutes away. The garden is lovely.

The lovely family that runs the place live just below, and are always ready to help. Their English is fine, and they were ready with loads of advice about eating, sightseeing, etc. in Perugia and the surrounding area.

They don't have wifi BUT they let me hook my laptop up to their ethernet, or use their computer, for as long as I needed.

A car is a must, which is why I gave it 4 out of 5 for location, but it is just a few minutes' drive from Perugia's fantastic historical center. It's conveniently located for driving to Asissi and other interesting nearby places of interest.

Strongly recommended.
