I stayed at this hotel in May this year, It is a little bit awkward to find, but once there, it is a pleasant hotel.
The receptionist was friendly and helpful. Other members of our party had a room with a magnificent view, we however we're looking at the branches of a massive tree, making it dark and un-inspiring. I went and asked to be moved and was immediately allocated the room next door to the others. What a difference it made.
There were no tea and coffee making facilities, which I would have liked. There was a mini bar and fridge. Only one coat hanger in the wardrobe.
Breakfast was not bad, continental, self service style. Cappuccino, etc. was available upon request at no extra cost.
It is probably about a 10 to 15 minute walk into the stunning hilltop centre of Perugia, well worth the walk, lovely restaurants shops and views.
The hotel printed off our boarding cards for us and were extremely helpful.
This hotel is good value for money, and I would definitely stay again.

Room Tip: Make sure to request a room with a view

I visited overseas visitors recently for a couple of hours and I did not stay in the hotel, but I visited the bar and then they showed me the restaurant, the pool area on the roof and also their room (232 I think). They were not so impressed that on Booking it shows the hotel pool open from the 1st of June whereas it was NOT yet open (something about chemicals). Also, the service in the bar was a joke, we had to go and find a guy to serve us drinks (twice). The room seemed quite large but they said that the aircon was very week (day temp was 35 degrees) so the room was not comfortable.
Lovely setting but service very very poor. Shame.

Room Tip: I suggest another hotel.....

The hotel is built very strong with top quality materials. I cannot feel vibrations or outside noise within the hotel. For dinner, there is a restaurant across the entrance of the hotel about 30 meteres walking. The food and wine there is excellent. The breakfast buffet is large and very filling. I usually eat a large breakfast so I can eat less the remainder of the day and save on the food bill. So I appreciate a large and delicious and free breakfast.

Generally hotel was ok, with very friendly staff. But with some remarks.

Good breakfast, not very diverse, but it think it is common in Italy. But excellent Italian coffee (espresso, cappuccino etc.) was available on request with no additional charges. Room was ok, quite clean and comfortable. WiFi was available but required re-login to internal hotel authentication service mostly every couple of minutes. It was the most irritating on smartphone to login in web browser every time just to update weather forecast.

Location is convenient - about 15 minutes walk to reach old town.

During our arrival we were notified by receptionist that "0" button in elevator sometimes does not work and one needs to step out on 1st floor and use stairs. Service is called and should be fixed soon. It didnt work at all and after over one week it wasn't still fixed. Going to breakfast we needed to step out from lift on1st floor and use external fire stairs to get to ground floor. On chilli May mornings it isn't always nice. Also the fire stairs on ground floor looked like industrial back for technical staff, rather than place to show hotel guests.

Positive aspect is that underground parking is available. But entrance to elevator on -1 level from parking is scruffy, dark and dirty. Definitely required renovation long time ago.

Overall my impression of hotel was good due to nice room, good breakfast and friendly staff. Also walking distance to old town, but still in quieter area is advantage. But impressions of dark and dirty places guests need to see when getting back from car on underground parking to the room or going to breakfast using fire staircase a bit scratch that good image.

Room Tip: Rooms on front side side might be a bit louder (close to street) but with nice view for distant hill...

We stayed at Hotel Perusia Exe for 4 days in May for a family holiday. To give the hotel some credit, it was cheap compared to others and was well located, a 15 minute walk from the historic center. However, it was not a nice hotel and I am very surprised by the positive reviews here.

The heating was left on in spite of it being 29 degrees C, which made the room very hot and the stay quite uncomfortable. We asked for the heating to be turned down, but were told that was not possible and to open a window. The bathroom was very small and the shower was very basic. The shower door was difficult to open and tended to fall off when you tried to open it. The hotel itself was generally fairly grim and a bit grubby.

However, the biggest disappointment was the roof top pool. We booked the hotel because it
had a beautiful roof top bar and pool which we thought would be great for relaxing after a day of sightseeing. When we arrived we found that the roof top had been abandoned. The pool was covered and there were cigarette buts everywhere. The bar area had chairs scattered everywhere and overturned tables. It was dirty and unused. When we asked at reception they told us that the pool would open in June or July... which wasn't much use to us. I could understand the pool being closed if the weather was poor - but it was 29 degrees and sunny all week. While the view was amazing, I can't imagine it would ever be pleasant even in season.

In short, it was just very disappointing.

We were on a tour so the fact that this place was outside of town was not an issue for us. The hotel was great. Room was well appointed, clean and was all we could wish for for an overnight stay. Breakfast was very good and too our surprise the buffet was like eating at home with the exception of the Italian interpretation of bacon.

The hotel was not in the centre of Perugia but transportation was not the issue.
Even thought the staff were friendly,there wasnt much to do in the hotel.
No Spa, No pool, and view from the room was unpleasant , with pipes from everywhere and the hotel was empty so space was not an issue but didnt bother moving as i stayed for 1 night.
In my opinion it lacked many things for a 4 star hotel in Perugia.
