The refurbished hotel is situated in an old building on the 3rd floor and can be entered by an elevator. It is right in the centre of Perugia and can be reached by bus from train station (bus stop: Piazza Italia about 100 mtrs. from the hotel). A taxi costs about 11 euro. All places of interest are within walking distance. We stayed one night in Hotel Eden on our way to Assisi.
We arrived by the last train from Ancona and although the check in time is at 10 p.m. at the latest, we were welcomed warmly at about 11 p.m. Staff is generally very kind and helpful and, although we stayed for one night, we were offered a small bottle of wine when we checked out. Kindness and helpfulness are of 5 star quality.
Near the entrance hall is a cosy breakfast room where, according to Italian standards, a good breakfast is served, even with several kinds of fresh fruit.
Our bedroom was very small with an airconditioner above the top-end of the double bed (from my own earlier experiences I know that airconditioners placed in this way are hardly to be used at night). The bed is large and has a good mattress. The room has a fridge, a TV (only Italian channels), a safe and coffee/tea facilities (which is not common in continental Europe!). The room is rather noisy. There is a small bathroom with a washstand, a bidet and a shower cubicle with a good working shower.
Travel tip: when we decided to go to Assisi the first thing I had to do was to look for the nearest international airport in order to book a budget flight. This is Ancona (Falconare Airport), approachable from Düsseldorf/Weeze by Ryanair (arrival time 5.15 p.m.). From this airport there is a bus to Ancona central station. What we initially did not realize was that when we would not able to catch the 5.45 bus, we had to wait an extra hour in order to get the last train (7.32 p.m.) to Perugia (before our stay in Assisi we decided to stay one night in Perugia). This implied that we had to wait at least 90 minutes at the airport or 90 min. in Ancona central station depending which bus we could catch. The train to Perugia, with a change in Foligno, lasts 2.54 hrs.
Although I learned from the website of the airport that there is a train station (called Castelferretti), in front of the airport terminal, tickets could not be booked on the website of Trenitalia as the station was not recognized as departing station. I got the impression there was no train connection to Ancona at all. So I booked train tickets from Ancona to Perugia and from Assisi to Ancona at a Dutch travel agency. Although our return flight was on May 19th we decided to go to Ancona the day before and to book one night in Hotel City Ancon (see my review on Tripadvisor), otherwise we had to leave Ancona rather early because of the bad bus connections to the airport (the waiting time between two buses can run up to over 1 ½ hrs.). By travelling back in two days we had a better conncetion.
Some days after we received the train tickets, we learned from the travel agency that several times a day there is a railway connection between the airport and Ancona central station which bridges the gap between some of the departing times of the buses.
For instance: when you arrive at the airport at the above mentioned time you can take the 18.48 hrs. train arriving at 19.07 hrs at Ancona central station where you can catch the 19.32 train to Assisi/Perugia. Returning from Assisi you can take the 12.45 train to Ancona central station arriving at 15.35 where you can have the 15.44 train to the airport, arriving there at 16.03 hrs.
There are two other options reaching Assisi:
1st fly to Rome Fiumicino and take the bus to Perugia/Assisi (210 km.);
2nd fly to Milan en take an inland flight to Perugia airport.
Be aware that especially the second option can be attended with much time to change, but an extra advantage of both options is that it is not necessarily to make use of the services of the most client-unfriendly company Ryanair.
