good value for money. The owner Ted makes you feel welcome. Would definitely stay there again. the room was clean and comfortable, Hotel is close to all major attractions, and close to a few nice parks.

Basic B&B hotel situated very close to bridge over the ' moat' river to wander around the old quarter of Utrecht - easy parking therefore. Friendly and helpful English speaking owner - insisted on carrying our bags up 4 flights of stairs. No lift; shared bathrooms/ shower/ toilets, no TV/ radio. Basic boiled egg, bread, jam or cheese slices , coffee/tea for breakfast included in the price- but under 45 Euros. So good value for situation.

The location is perfect, with everything walking distance. The train station is also close. Lots of on street parking nearby, but it's expensive. Best to park in a local park and ride for 5 Euros a day. Hotel very clean and tidy. Owner is very friendly too. We had a great stay.

The owner and landlord of this nice house is a man, always smiling and helpful. Super clean, big bedroom. No tv included, perfect for a couple of days. The only "but" is that entry is allowed until 0.00 h at night only and for the weekend in the bar of utrech, this is not enough.

From arrival to check-out Ted the owner makes you genuinely feel like you have come to stay in his home not just a hotel. So much so that I almost feel bad listing any criticisms of the hotel because it feels like complaining about a stay at a friend's house.

Ted really makes you feel at home. He remembers your name and couldn't have been any more helpful. The location is great.

The room and facilities are not 5 star but one cannot expect that. The room was definitely cosy with a good desk and comfortable sofas. The small touches such as town maps in the room and free wi-fi are much appreciated.

I booked the room that had a shared bathroom. The showers run on a token system. The trouble is you only get one token a day. The sound proofing of the rooms isn't very good so it might be an issue for light sleepers. You can hear the clock on the ground floor chime once every half hour. When people on the same floor go to the bathroom during the night you can also here the opening and closing of doors.

You have to turn in your key when you leave and ring the bell to be let back in the front door. I would rather have a bit more freedom to come and go without troubling anyone.

There aren't any tea and coffee making facilities in the rooms. Coffee at breakfast is very good though. Breakfast consists of 3 slices of bread, one slice of cheese and a boiled egg.

In summary, Ted is exceptionally nice and makes the stay memorable. You might like to consider a few of the little things listed above before making a booking. That said, for the price it is good value.

Very well located, and nice furnishing, quirky vibe but really homely. Breakfast consists of cheese bread and fresh eggs with tea and coffee. Great park just outside. Good as a stepping stone into the heart of Utrecht.
Helpful and friendly staff, not open 24 hours but nice.
