My mother and my grandmother stayed at Acacia B&B in Ghent during 2 nights in April 2008. I don’t recommend this B&B at all, the owners were unkind with them. There were several inconvenient but the important one was the room was cold during all day long. They complained 2 times about how cold the room was, outside the temperature was 5ºC. The heating was too much low to warm this big room. My grandmother (she is 76 years old) was frozen. They complained to the owners, they didn’t want to raise the temperature, in fact they didn’t. How can be a person so stingy to let a 76 years old women be frozen after complaining? How can be someone so unkind? Being in that room was like being outside with 5ºC.
Besides, there were others inconvenient as:
- Pay upfront, that is the first thing the owner asks, the money…
- The owners don’t give you key to enter the building, you have to buzz each time you want to get in. Seems the owners glare at you each time you want to get in.
- The owners force you to clean the sole of your shoes when you enter the building.
The room was too expensive (85 euros/night) for no hospitality at all.

good location, clean and large room but very noisy due to the heavy traffic and a lack of double glass windows. But most of all what a hastle with the lady of the house?! Feels more like boarding school. You cannot come and go as you please. Not even for a small walk during the day. Everything has to be discussed up front. As she doesn't want to give a key you have to call her on her mobile phone so she come and open the door for you. breakfast was ok but only the basics and it's true that the orange juice is very limited and the choco paste was spoiled. Overall it was the owner that spoiled it for us.

Okay, clean place and a close to some of the nicest spots of the city.
But...the landlady is horor.
We could not enter or leave the house without making appointments with her since she doesn't give her guests the key of her house. She was also way to curious about the our whereabouts.
It was not a pleasent stay at all, we were happy to leave that place.

We are frequent travelers and this place ends up in our top 3 bummerplaces!

Wonderful hosts and beautiful home. Spotless and impeccable care. Breakfast was a delight and the hospitality was warm and friendly. Will definitely visit again!!

Stayed 1 night in August 2011 in the large street-facing front room on the first floor.
This B&B is run by a house-proud lady who has her own rules, but keeps a very clean and tidy house.
Speaks mainly French, her English is a bit of a struggle. We communicated in broken French and English and managed OK.
We paid 100 Euros for the room for 2 people.

Pros:
Very clean
Ensuite bathroom with great shower
Sleeps 4 beds (1 double, 2 singles)
Great breakfast: orange juice, coffee, croissants, buns, sliced bread, joghurt, and boiled egg. More than you could eat.
Free WiFi (ask owner for the password)
Close to town center, we walked around Ghent and walked to and from the B&B.

Cons:
No key, so movements must be coordinated with the owner (was not a problem for us for 1 night, but may concern some who wish for full flexibility)
Very very noisy - the B&B is on the main road heading into Ghent, and the traffic noise is very very loud. No double glazing! This was the major downside for us, and meant we did not sleep well. This is the reason we rated this B&B poorly.
Price was a bit high at 100 Euros for the room per night. We've paid same price for much better B&Bs, also close to town centers.
No parking, but we didn't have a car

Neutral:
Payment up front - but other places do this too
The owner takes your passport - but some places do this too (although I never met a B&B in Belgium that did this)
You must wipe your feet on the white towel just inside the front door - a bit wierd, but I guess it helps keep the place clean.

When arrived we heard that we were 30 minutes earlier than told. She had to hurrie to be in time to expect us, but after this small remark we had nice smalltalk. During the smalltalk she told us that she doesn't give a key but that she was always there to open the door, followed by the question if it was a problem if we were not able to be in the b&b the next morning from 12 till 15.30. Ofcourse not, we said.

The first morning after arrive, during breakfast (jus d'orange, tea, cafe, cold but fresh bread (not warm) cheese and ham, and spoiled haselnut-paste) we asked for a additional glass of jus d'orange. This was defnitely not included in the price, but she gave me (not my girlfriend) an extra glass.

The same morning (after having a bath twice in total), we asked for an additional pair of towels. Her reaction: this is the first time in 4 years someone asks me for extra towels. If i start doing that, i wont be able to make a living anymore, followed by the remark that we were difficult people to please.....

What the [--] We paid €190 for two nights! Fot that price i expect endless orange juice and towels, and definitely no remarks about my usage of towels..

The rooms are wel taken care of and clean. One small minor: we had to cross the hallway to get to our privat bathroom.

Acacia is a beautiful house in the heart of old Ghent. The rooms were extremely clean and comfortable. We had a good continental breakfast with warm bread and fresh croissants with a view on a well kept garden. We were lucky because the weather was good considering the time of the year. The hosts were friendly and generous.
