Stayed here for 2 nights at the beginning of June, 2014. We were requested to arrive between 18.00 and 20.00 hrs. However, on arrival at 18.00 hrs, we could not get in, so we telephoned the owner who gave us a code number to enter into the security system which gave us access. Our room / front door key was waiting for us on the hall table, whereafter everything was fine. There is no lift, so be aware of this. We stayed in the Gentle Grape Room on the 2nd floor ( 3rd floor USA equivalent ) which was very clean and comfortable and just like the website photos.. Breakfast was one sitting at 08.00 and was a very good continental breakfast.
The location is excellent, just behind the imposing Cloth Hall, where the Flanders Field Museum is located. As the website says : the accommodation is just a 5 minute walk to the Menin Gate.
There is no car park, however, the main car park is just 20 metres away and is reasonably priced during the day and free from 18.00 to 09.00. We arrived in Ypres at about 17.20 hrs, paid for 1 hour which took us to 09.20 hrs. the next morning. Which, because of the 08.00 breakfast was absolutely fine, as we were off to the battlefield / graveyard sites before then.
Immediately across the road on the corner, opposite the Sabbajon B&B, is a fabulous Belgium Fish and Chip shop where we dined. Not only fish & chips but chicken and burgers etc. All very reasonably priced.
I would recommend this accommodation in Ypres.

We enjoyed bank holiday weekend in Ypres. It is a fabulous place and Sabbajon is ideally situated in the heart of the town. Very clean and tidy with spacious rooms. Beds and showers are very good. We stayed with our 2 young children, they shared the room with us and we had a great time. Parking is available on the road for free but at busy times you will need to park in the nearby square.

This was a lovely B&B located close to the centre of Ypres. The room was not just clean and modern, but was comfortable and well presented with everything you could need. The shower in particular was excellent.
The host was a lovely lady, helpful and able to offer advice.
Breakfast was plenty, with a good choice of cold options. There was also a choice of eggs. As it was Easter my daughter made the most of the eggs and chocolate in the breakfast room.

Would definitely recommend to everyone.
