As a group of 7 girls (various ages) we really wanted a nice base with a nice pool within walking distance to a couple of bars for the day and close enough to nightlife. This villa ticks all the boxes. When we arrived it was clean and tidy and our taxi driver explained where everything was and even provided some local knowledge on restaurants etc. It has a safe & an alarm, so if you are concerned about the other reviews…. Don’t be they must not have locked up correctly. There is a couple of mini markets nearby for the essential top ups, a couple of cafes for a late breakfast if you don’t want to cook at the villa and if you walk straight down the hill towards the sea there is an amazing bar/restaurant right on the beach. The staff, food, drink and view made our day. The agent was incredibly helpful from booking to return. If you are looking to have a trip away in a lovely area with great accommodation then this is the place for you. Would recommend this highly & would go back.

After all the bad review's that was posted in august was a lot of rubbish the villa was spotless miguel was there on arrival and showed us round it was very comfortable and modern the poolside beds were amazing to sunbath on so comfy
Miguel offered his services with his 8 seater mini van and took us to villamoura marina a lot cheaper than taxis he was very reliable .
The pool was just amazing
Plus very comfortable at night on the 3 sofas around the tv
Its about a 15 to 20 min walk to the albefuria strip where all the resteraunt and bars are best go at night its just amazing .
Plus a 5 min walk to beach
To do a big shop you need to get a taxi to big supermarket its only 4 euro

We as a group of 8 men ranging from 47 to 73 who's known each other for many years decided on a change of destination & living arrangements for our annual long weekend away, which is normally in Benidorm.
We choose Villa Sete in Albufeira from the pictures, reviews & obviously the price for 5 nights.
Then with less than 2 weeks before our holiday we read recent trip advisor reviews that weren't very complimentary to the villa which raised concerns eg old & in-correct photos, transfer failure, tatty condition of internal & external furniture etc. But constant communication via email & phone calls with Jim from Columbia Estates & his reassurances lowered those concerns. But I'll be lying if I said we weren't still apprehensive before arriving at the villa.
So the holiday started (14th Sept) with the threat of flight cancellation with Ryanair due to Air Traffic Controllers strike in France. But it wasn't.
We landed & was meet by the transfer guy with our party sign. Enroute to the villa he took us to a supermarket to stock up on the obvious essentials for a lads villa holiday eg booze, snacks & BBQ food etc. This helped immensely due to the convenience & quantity of items bought. Well worth the extra euros.
Then we got to the villa. Heart in mouth time. But there was no need for any concerns.
We were met by Miguel who gave us a warm welcome. He showed us around the villa & gave precise instructions ref the air con, fridge/freezer, alarm, key safe, security, BBQ, electrics etc. He even came to our rescue before we left when our main suitcase zip had busted by giving us some package tape to wrap the case closed, & it lasted the journey back to Manchester.
All the sofas & external furniture had been replaced with new furniture, even the fridge / freezer....... Superb !!!
The villa had 2 double rooms & 3 twin, ideal for 8 men, but only 4 en-suites. One of the twin rooms as to use the communal bathroom.
The kitchen is an adequate size & was great for us. It as everything required eg oven, hob, dishwasher, washing machine, large fridge / freezer etc.
Reference the security concerns, we had none. We listened to Jim & Miguel's advice & didn't leave anything outside the villa or onview through the windows. We closed & secured all windows, curtains & external doors when in bed plus turned the alarm on when we weren't in the villa.
There was the odd drainage smell but there was also 8 men who have been drinking & eating, so I'll leave that image to your own imagination.
Theres a small step from the villa to the pool which you have to be careful of. It will catch you out !!!
Also the steps into the pool are high so getting out can be tricky & the edges are sharp, so watch out for your shins. We all survived.
The villa's location is excellent. Firstly, its a sun trap & in a quiet cul-de-sac, but its only a 10-15 min stroll to both the old & new town. Approx 2 min walk to the beach, shops, bars & snack bars.
There's tuk-tuk's & taxis galore which you can flag down if needed. There's even a tourist road train you can jump on.
Both towns have various restaurants, bars & clubs. Some bars with live music. They offer something for all ages, sexes & tastes.
We enjoyed every minute of the holiday & that's thanks to Jim, Miguel & the villa.
The weather was hot & in the late 20's to 30's during the day but dropped to approx 16c at night with a cool breeze. So we would recommend you take a cardy, fleece or jumper for the night. Even though we were told it was a freak breeze & direction
Then on our departure day (19th Sept) we heard that Ryanair were cancelling flights due to staff shortage, but again, our flight wasn't.
We arranged a late check out with Jim but he only agreed due to no new party coming in to the villa the day we were leaving. The transfer to the airport arrived 5-10 mins early.
Faro airport was quick, easy & quiet.
Would I / we recommend the villa ? Absolutely !!!!!
Would I / we go back to the villa ? Absolutely !!!!!
