“Charming and challenging”

Our initial impression was disappointing due to the 42 steps up to the courtyard and reception, but we were met by a pleasant man who took charge of our bags. The courtyard is the heart of the hotel, green and cool and welcoming on a warm Lisbon day. The staff was pleasant and most helpful. Internet was not working when we were there, but they happily shared the office computer at a moment's notice. Our "design" room was light and bright, but could have used a picture or two on the walls. The bathroom was modern. Our friends stayed in a "deluxe" room - it was one of the older, traditional rooms, filled with lovely antiques, and more spacious than ours. We chose not to have breakfast as it was just the "same old stuff" for 15 euros each. But there is a lovely pastry shop a few doors down where we went for coffee and a light bite. The hotel restaurant is expensive and not very good, but there are quite a few lovely local places with walking distance which we discovered and enjoyed. The necessary buses and trolley into the center or to Belem are a few steps away from the entrance (and taxis are inexpensive in Lisbon). This hotel is not for everyone, but its secluded location offered us a relaxing place to return to at the end of a busy day. I would not recommend it for families, but rather for couples or several couples/friends traveling together. It is clean and well staffed, a more traditional European hotel with a sense of history. The trees in the courtyard must have decades of stories, if only they could talk.

The hotel is arranged on three sides of a leafy courtyard, reached via 42 rather daunting steps, which are themselves hidden behind a wall. Our room was on the ground floor at the end of a long vaulted corridor, reflecting the convent this once was. It appeared to be two nun's cells knocked together, also with vaulted ceilings, plain white walls, and minimalist, though stylish furniture. Polished wood floor, marble bathroom slightly shabby in parts. It overlooked a rather derelict courtyard which was not part of the hotel, but was extremely quiet.
Next door we were pleased to find a small study/library with period furniture.
Breakfast was excellent, hot and cold dishes, varieties of bread and cakes.However, the one meal we had in the evening can only be described as poor - a dish which managed to be both overcooked and cold in the middle at the same time. As the hotel is a long walk from Lisbon centre, via a very unsalubrious district, it is important for the restaurant to be good. There is a good bus service but it stops at 10.00pm. This makes going out in the evening a challenge, especially as there are few restaurants in the immediate vicinity

We've recently stayed at the York House Hotel to celebrate a big birthday with all our family in Lisbon and were really quite disappointed.
The hotel is really quite run down and not very tidy at all: The hotel entrance by the road was always smelling of smoke, the stairs that lead to the main building were messy and used to store renovation materials, the downstairs guest bathrooms were so humid that the fabric wallpaper came off and the toilet was loose on the floor.
Despite indicating our special occasion they attributed the least pretty room among the 4 we had booked to me and my husband (no nice view, very noisy, the bathroom door would not close at all and the paint peeled off in many places).
At the restaurant we found big pieces of calc in the water for the tea and rotten tomatoes on the buffet (2 days in a row).
Apart from the bellman who smelled terribly of alcohol and who broke my mother in law's suitcase immediately upon arrival, the staff was fairly friendly.
All in all I can unfortunately not recommend this hotel. The website does not at all reflect the real state of this property. Beware when you travel with small children: There are many steep stairs, so this is really not a baby friendly place.

Room Tip: the less expensive room category was actually nicer but they do not allow baby cots in it

York House, Lisbon

We usually stay at larger hotels but decided to try out this boutique on the recommendation of a friend. Whenour taxi first pulled up at the door, late at night, we wondered where was the hotel as there was a large, locked gate. We pressed the intercom and immediately was greeted and the door was opened. A man came down the many concrete steps and carried our bags up to reception. For us, the stairs were not a problem, but for less mobile travellers, this would not be a good hotel choice as there does not appear to be an elevator. Check-in was efficient and welcoming and in no time we were settled in our “Design Room” which had a really comfortable bed, beautiful embroidered sheets and pillow cases, heating (it was necessary on a winter night) and the all-important wifi. Breakfast was a simple self-serve buffet but had most of the more common hot and cold items. Coffee was excellent. We found the bread a little too predictable and possibly not the best. There is a beautiful courtyard below the rooms and given the tables and chairs etc. We would assume breakfast and dinner are served outside in the summer. This is a very nice small hotel offering excellent value for money.

Unlike some of the other reviewers, I had no problems at all. Staff was very friendly, breakfast was fine, room was in good condition. Very nice garden. Too bad I didn't have more time to enjoy the place; I'd love to spend time in their reading room. Would definitely stay there again.

We had heard great things about this hotel so we booked it for three nights in October 2012. We booked the best room which is a 2 storey suite with a private terrace looking out to the river. This suite is beautiful but has problems. We thought the smell of mould would dissipate after a day with windows open. It did not. There were water blisters in the wall from a leak somewhere. We saw piles of sawdust along the baseboards. Termites! Thankfully they stayed within the walls. This room has no wifi service whereas others do have it. After 2 nights we requested to change rooms to a less expensive room. This was in the main building and it was perfect. Clean, spacious, a better bathroom and shower and wifi. It appears that the hotel is slipping in its level of care and maintenance. The management thought nothing of our concerns about the first suite. This was disappointing. On a positive note the dining room is still excellent though pricey. The courtyard and entry stair is beautiful. The staff were helpful with bags. Location is slightly far from the centre but we enjoyed the 45 minute walks into the core.

Charming photos and it is lovely, but some of the rooms are dingy and the service is variable. One front desk person was bored and inconvenienced by having to give us directions. Many items in the rooms and bathrooms (lights, towel bar, electric outlets) were not functioning. They also padded the bill so watch carefully. Also, they called a taxi at our departure, although we had declined, and the taxi driver charged us 10 euros for waiting time. The breakfast setting is lovely but the food quality is less than expected for a hotel that purports to be luxurious (the only fresh fruit, in a land of fresh fruit everywhere, were less than fresh apples). Overpriced for the actual quality of the hotel.

Room Tip: Insist on the modern rooms, the "classic" ones are dark and a bit dingy.
